Hilton’s new Hampton Inn, Croydon, progresses

A year ago work started on the new Hampton by Hilton, on a cramped site in central Croydon. With an original target opening date of September this year the operators, Croydon Hotels, recently announced the opening date would be in January 2012.

The new opening date reflects the times, as the main contractor has had to be replaced , apparently after cash flow problems caused the previous contractor to cease trading. In June of this year work on the site came to a complete standstill, with the £11.5million build almost ready to be topped out. Work resumed in August when a new contractor, Ardmore, was appointed.
The project is on a 30metres by 30metres site, previously part of the footprint of a carefully demolished office block. On an adjacent part of the site another contractor is creating 56 units of supported housing for the single homeless, both projects making extensive use of offsite construction. I have watched as everything from bathroom pods to prefabricated walls and staircases have been delivered to the cramped site by lorry (the housing units are coming in almost completely prefabricated).
Traffic management and disruption has been kept to a remarkably low level first by the original contractor (Bowens) and then by their replacement Ardmore. Indeed the most difficulty was incurred by the use of a mobile crane to install the key component in the construction, the site crane, and will be matched by road closures for its removal.
The Hampton by Hilton development consists of an 11 storey hotel. The hotel has 120 bedrooms located on the 3rd to 10th floors inclusive. The building foot-print takes up the greater majority of the site area. There is minimal landscaping area proposed at the front of the building, disabled car parking at the front of the building and a small car holding area at the rear of the building. A covered roadway passes under /though the building at ground floor level to allow vehicles gain access to the rear of the hotel directly from Dingwall Road.

• Ground floor – main entrance, public areas, WC, kitchen, breakfast area, reception, and lift
lobbies.
• First floor – kitchen, banqueting, lift lobbies and WC.
• Second floor – Offices, lift lobbies and WC.
• Third floor to Eleventh floor inclusive – 15no bedrooms on each floor and single lift lobby

I think it’s a shame that plant has to occupy the top floor exclusively as from the 12th floor meeting or function rooms would have stunning views (this has been done at the Croydon Holiday Inn Expresspreviously reviewed, with great success). Location is less than 300 metres from East Croydon Station, with 20 trains an hour making the 16minute journey into central London, and easy access to the Tramlink service for Wimbledon as well as buses.

Hilton are accepting reservations for the new hotel from 1st February 2012.

Dernier & Hamlyn stays at luxury hotel

Complementing the luxury Mayfair hotel’s Art Deco styling Dernier & Hamlyn recently created twelve 1930’s design inspired wall lights for the ballroom at Claridge’s. Formed in solid brass and finished in nickel, the fan shaped lights are completed by flash white opal glass panels that spread light onto the mirrors backing them.A spokesperson from Claridge’s commented:

“Our ballroom is used for weddings and other special events so lighting is essential to creating the right ambience for our guests. Dernier & Hamlyn’s work has achieved exactly the results we were hoping to accomplish.”

First Courtyard by Marriott Opens in Siberia

Marriott International has opened its first hotel in Siberia, the 208-room Courtyard by Marriott Irkutsk City Center. Miniview: Crowne Plaza Five Lakes Colchester

Set in 320 acres of rural Essex countryside is the Crowne Plaza Resort Colchester – Five Lakes. It was an extravagant party with a guest appearance from Andy Priaulx, Triple World Touring Car Champion who Crowne Plaza sponsors.

Overall it was a fantastic night and the resort showcased its high quality food, excellent level of service and services – there was even a section offering free massages to demonstrate the spa but it was so popular I missed out!

Crystal Caviar s.r.o. Company Completes Work for Brussels Marriott Hotel

Crystal Caviar s.r.o. company designs and produces bespoke chandeliers, lighting, wall cladding and glass artwork for the hospitality industry. “Hotel lighting is a typical job for us. In this case the client asked us to create a chandelier above the bar that will follow the curved shape. The chandelier was expected to break the large ceiling area into two parts and create a beautifully lit decoration with very a light and airy look. To do this we used twisted glass tubes in two rows hanging on metal wires. Light sources are installed into the ceiling in between the two rows. The light spreads throughout the glass tubes and makes the ends of the tubes glow. The client was so excited and satisfied with the look, that he asked us to double the size of the chandelier during the installation. We had to come for a second installation.”

Rocco Forte Hotel Abu Dhabi is now open

Hotel Opening: Radisson Blu East Midlands Airport

Under construction for the past 18 months, the Radisson Blu East Midlands Airport finally opened on 24 October 2011 and is aimed at the premium end of the leisure and business traveller market. It has 218 stylish guest rooms at four-star standard, a bistro-style restaurant as well as conference, gym and spa facilities.

“There are a lot of business and leisure travellers passing through the East Midlands but we don’t think they are well served at the moment so they move onto other areas. We’re near major road and rail links as well as the airport.” said Daniel Keane, General Manager at the hotel.

Radisson Blu chose Nottingham-based public relations agency Redbrick Communications to handle the launch of its new ‘design hotel’ at East Midlands Airport.

Opening of the Radisson Blu Aqua Hotel, Chicago

With the Radisson Blu Aqua Hotel, Chicago the very first Radisson Blu has opened its doors in the United States of America. The 334 rooms-property is set within the stunning Aqua Tower created by internationally acclaimed architect Jeanne Gang of Studio Gang Architect, and awarded as “Skyscraper of the Year”. Situated near the confluence of Lake Michigan and the Chicago River in the Lakeshore East Development, the Radisson Blu Aqua Hotel is surrounded by Chicago’s biggest tourist attractions, including Millennium Park, Navy Pier and the fabulous shopping of Michigan Avenue’s Magnificent Mile. Cambria Suites Plans Expansion in New York to White Plains

Choice Hotels International, Inc. has recently announced the development of a new Cambria Suites hotel in White Plains, NY. The project comes on the heels of two additional development deals in New York City and marks Choice Hotels first partnership with Meyer Jabara Hotels, an award-winning hospitality company that owns and operates more than 20 hotels in 13 states. This is a joint venture between Choice Hotels and Meyer Jabara Hotels, who also will manage the property. The 130-room Cambria Suites will be part of a $47 million mixed-use development located at 250 Main Street in downtown White Plains. When complete, there will be 30,000 square feet of new retail space and 17,000 square feet of retail and office space in an adjoining building. Construction on the retail portion of the development is already underway, with hotel construction set to commence in March 2012. The property is anticipated to open in September 2013.

The new property features a unique urban design, with the six-story midrise hotel built on top of two stories of retail outlets. Underground onsite parking will be available for guests.

Designed as a lifestyle hotel brand, Cambria Suites offers more than just a place to sleep at night. It features a larger lobby to give guests a more social atmosphere, all-suite rooms that are larger than standard hotel rooms and include separate living, working and sleeping space, providing business and leisure travelers a haven to relax, socialize and network. Comments areas generally don’t get a great deal of attention on HotelDesigns. Occasionally a designer will amplify an article but rarely do we get much feedback or comment. The first article was originally an Editorial sent only to subscribers, added here because of a request from ACID to add it to their evidence to a government enquiry into manufacturing and IP rights.ACID and I don’t see totally eye to eye on IP Rights but the article struck a chord not only with them but with other readers. Although the comments are attached to the article I thought it worth adding them as a News item as the criticism is so corruscating. So here they all are:-

Great article regarding the demise of British manufacturing.

As you rightly point out finding youngsters wishing to enrol and learn the skills in the same way that our existing qualified staff is difficult. In my time here we have always reached out to youngsters to encourage them to learn a trade and take forward skills that can be easily be lost. With the continual loss of manufacturing companies in the UK it does become difficult to remain optimistic, however we need to continue to adapt and change in order to survive.

Also we need to look outwards to people in the trade, those that are responsible for the specification and ask them to support the UK. We are often thought of as being too expensive, however the costs of mass produced products mean British built is an option, and often is a far better quality product.

I am now on the Management Guild Mark Committee of the Worshipful Company of Furniture Makers and we are trying hard to revamp the award, to turn it into almost a “royal warrant” for British furniture makers…then we need help to get that through to UK specifiers as a standard required…should help to overcome the foreign makers and publicise British-made items.

I will keep you informed as to progress…next meeting on 13 December, with a view to having something worth presenting by early spring. Rodney McMahon has been helpful in the process…I just push it onwards and it seems to be working. Both WCFM and MGM needed to be made relevant for 21st Century…

Royal Doulton…my now-deceased uncle was one of their first reps…with a company car! I have an original white jug with a face on it, numbered underneath, but cannot find any way of valuing it, so I hide it!

On the button Paddy. Im currently having difficulty offering work experience to my local school that was supposed to have “technical status”. Post graduate Spanish students have sought me out because of my combination of craft and technical (cad cam) skills. Here I get the “Oh well I suppose some of our less bright pupils might be interested” which is such a bloody insult to me and an expression of ignorance on the part of teacher . When she flies I hope she does it in an aircraft the was designed and constructed by some one who was not one of the less bright.

Patrick, as always, very good points.

I am interested in Jamie Lesinski’s remarks which are financially and intellectually unarguable but reflect the misunderstanding, amongst non manufacturers, that is too prevalent about costs and risks.

The fact is simply that enterprise in the UK does not flourish because of the relentless press of legislation and the enormous costs, risks and barriers that they place on any kind of activity. This ranges from Health & Safety to Employment to generalised insurance requirements and on and on.

Bank lending is the least of our problems.

We are beholden to, and paying for, an idle, incompetent, overpaid and bullying bureaucracy which has no concept of the real world or enthusiasm for achievement but enjoys stopping us from generating proper jobs.

Until the wider community, not just politicians and bankers, grasp these facts little will change.

San Diego’s Cosmopolitan Hotel and Restaurant Receives Three Awards for Historic Preservation

The Cosmopolitan Hotel and Restaurant in historic Old Town San Diego has received three awards this year for its $6.5 million rehabilitation and historic preservation—an effort that brought back this most important historic resource, making it once again a viable part of San Diego culture and society: The SOHO 2011 People in Preservation Award, a 2011 Preservation Design Award, presented by the California Preservation Foundation and a Governor’s Historic Preservation Award.The juries in all three awards were impressed with the level of detail and care that went into the complete restoration of the hotel and restaurant, the intensive research and documentation, and the accuracy of bringing the property back to its original appearance as the 1869 Cosmopolitan Hotel. The restoration was completed by a team of over 60 professionals lead by Heritage Architecture & Planning under the direction of California State Parks.

The Save Our Heritage Organization (SOHO) 2011 People in Preservation Award. The jury noted the extensive preservation and reuse of original historic fabric, together with the use of traditional tools and materials; and the number of people involved, including historians, architects, state employees, contractors, artists, and other specialists.

Also noted was the intensive research and documentation, the below- and above-ground archeology, and the overall forensics that took place for the 185-year-old building.

2011 Preservation Design Award is in the “commercial restoration” category. Juror comments: The Cosmopolitan shows a true commitment to preservation, displays extensive research and a tremendous amount of work and detail. It is a project that accurately depicts the property as it appeared in its time. The California Preservation Foundation is California’s only statewide non-profit organization, promoting historic preservation, founded in 1977.

The Governor’s Historic Preservation Award is the only official preservation award presented by the State of California to worthy recipients in recognition of outstanding achievements in the field of historic preservation.

Background
After a $6.5 million dollar rehabilitation and restoration the Cosmopolitan Hotel and Restaurant—the oldest surviving hotel in San Diego— has been returned to its historic appearance as the 1869 Cosmopolitan Hotel, fulfilling a 50-year goal of historians and many San Diegans to restore the 19th-century landmark and recapture one of San Diego’s most important architectural treasures. The restoration was completed in July 2010.

The Cosmo is one of the most important 19th-century buildings in the state and one of the most important restorations ever done in San Diego because there was so much original fabric still there including trim, doors and windows. State historian Victor Walsh believes that the renovation of the Cosmopolitan is an unprecedented historic restoration; few other buildings in the state rival its scale (over 10,000 sq. ft.), blending 19th-century Mexican adobe and American wood-framing construction techniques.

Originally constructed as the home of San Diego pioneer and early settler Juan Bandini between 1827 and 1829, the building was later adapted and converted into a hotel, apartment building, olive factory, and restaurant. It is not only a rarity because of its long history, but it has also been associated with some of California’s most important people and events, and its distinctive architectural character helps tell the story of the birthplace of California.

New Holiday Inn Express Los Angeles Downtown West Opens following $1.25 Million Conversion

IHG (InterContinental Hotels Group) announces the opening of the new Holiday Inn Express Los Angeles Downtown West, which recently underwent a conversion from a Ramada Limited hotel. The hotel’s extensive $1.25 million renovation includes upgrades to the exterior and updates to its 80 guests rooms and 15 Jacuzzi suites. Having been impressed by the sound, lighting and AV installation at the Marriott Hotel in Swansea, the prestigious brand’s Cardiff-based chain requested Vaughan Sound’s expertise.Approached by Chief Engineer Mike Fodor, the hotel desired multimedia equipment for two of its multi-purpose function rooms, the Bardd Suite and the Henry Morgan Suite.

The event spaces were subsequently supplied with projectors and retractable electric screens, as well as six-button controllers and Laptop/DVD connection points, which were cabled to a matrix system enabling media to be displayed to a combination of screens.

VSI has worked on many hospitality-based projects, with previous clients including The Brooklands Hotel, Surrey and Stradey Park Hotel, Llanelli.

Signbox help transform the Angel Building

Signbox, winner of the coveted ‘Best Sign Company of the Year’ Award for 2011, have helped contribute to the complete transformation of the Angel Building in London’s EC1. A former BT exchange in what was an under-used site at the corner of St John Street and Pentonville Road in Islington, development company Derwent London have created a striking, ultra modern office complex comprising 260,000 square feet of high specification office space with café, specially commissioned works of art and large rooftop terraces affording spectacular views over London.Signbox were nominated early on by AHMM, the appointed architects for the building, to complete all the ‘base’ build signs, including external, floor, wayfinding and emergency.
This contract was quickly followed up with the appointment by Cancer Research UK, one of the earliest tenants to take up residence. This high profile charity relocated to the Angel Building to bring all their London-based staff together in a single, central London building, reducing the charity’s operating costs and increasing efficiency. Now fully implemented, the Cancer Research signage work involved branding displays, wayfinding signage, large format impact walls and extensive manifestation applications. One of the unusual features created by Signbox was a series of projecting LED illuminated light boxes fabricated in acrylic. These formed a timeline highlighting the advances made in cancer research over the past 100 years.

This in turn led to the signage contract for Cancer Research UK. Hyatt Regency Danang Resort and Spa Opens In Vietnam

Hyatt Hotels Corporation has announced the opening of Hyatt Regency Danang Resort and Spa on Vietnam’s central coast. Conveniently located between Hoi An, a UNESCO world heritage site and the bustling city of Danang, Hyatt Regency Danang Resort and Spa is situated on an immaculate stretch of white sandy beach with views of the ocean and the magnificent Marble Mountains. The resort is a 15 minute drive from Danang International Airport. Aloft Announces Plans for First Hotel Conversion Project

Starwood Hotels & Resorts Worldwide, Inc. has recently announced the first conversion of an existing hotel to its “style-at-a-steal” Aloft brand, launching a new phase of growth for one of the world’s most talked-about hotel brands.Aloft San Francisco Airport, a former Clarion property, will undergo a significant renovation before opening as an Aloft in the summer of 2012. The 253-room hotel is owned by Starwood Hotels & Resorts and this significant investment demonstrates Starwood’s strong commitment to the three-year-old Aloft brand.

The property’s strategic location, along with proximity to mass-transit options into San Francisco, made it an ideal choice for a conversion for Starwood. “We see two types of opportunities as ideal candidates for an Aloft conversion: older hotels in need of a major renovation, and unique independent boutique hotels seeking a stronger brand point of view and the ability to utilize Starwood systems,” Turner said.

The Aloft hotel will become the third Starwood property adjacent to San Francisco International Airport, joining The Westin San Francisco Airport and Four Points by Sheraton Hotel & Suites San Francisco Airport.

Dernier & Hamlyn Helps Leeds City Varieties to Take Shape Again

As part of a £9.2m project to bring the Grade II Listed Leeds City Varieties Music Hall back to its former glory, heritage lighting specialist Dernier & Hamlyn has both renovated original light fittings and manufactured new fittings in keeping with late 19th century style.Dernier & Hamlyn’s work, in partnership with Theatresearch, included refurbishing four original sunburners and manufacturing a new one in the same style as well as producing new chandeliers, wall lights and ceiling fittings that have been installed throughout Leeds City Varieties’ auditorium, lobbies and bar areas.

HBA London has recently won and been shortlisted in three awards programmes for hospitality projects created by The Gallery, the salon within the interior design practice which focuses exclusively on high-concept, bespoke schemes for clients seeking to achieve one-of-a-kind guest experiences. SBID International Design Awards 2011

HBA London’s design of the restaurant and cocktail bar Améthyste at the InterContinental Phoenicia in Beirut was honoured with the top prize as Overall Winner in the SBID Awards (Society of British Interior Design). Once known as the “Paris of the Middle East”, Beirut’s resurgence as a glitzy and vibrant destination is epitomised by The Gallery’s transformation of this once-famous hot-spot into a brilliant new destination. Nostalgic aspects, such as the poolside projection of vintage black and white films depicting Beirut’s legendary panache, have been layered with a “story” derived from the 1001 Arabian Nights folk tales and the amethyst stone. “We were instantly captivated with the jewel-toned purple colour that seemed prevalent throughout various illustrations and interpretations of the tales,” says Inge Moore, Principal of HBA London. “Thus, purple became our signature colour and everything started to work around this element”.

In addition, the team’s design of the ESPA at the Istanbul Edition was shortlisted in the Best Interior Design, Best Commercial Design and Overall Winner categories. The first SBID International Awards 2011 ceremony was held at design exhibition Maison & Objet in Paris last month.

Life is good in a Shepherd’s Hut powered by Focus SB plates

Phil Jones and his team at the Whitbourne-based Goodlife Company has brought the shepherd’s huts into the 21st Century by adding optional extras: “The trend for Glamping, or glamour camping, has really taken off so we are seeing a marked increase in demand from bed and breakfasts requesting our shepherd’s huts,” he says.

Farmers used to construct shepherd’s huts for the shepherd to sleep in while away from the farm tending his flock.

“Our customers are finding a number of different uses for the huts,” says Phil. “Some are using it as an artist studio, for music practice, a children’s play den. The possibilities are endless!”

The opening marks the first newly constructed full sevice hotel to be built in Baton Rouge in more than 40 years. The Irish Hospitality Industry illustrates the law of unintended consequences Pt 2

With 10% of the hotels in Ireland under the administration of the Irish National Asset Management Agency, and the remainder struggling in a market place that shrank by some 30% through 2009 and 2010, the approach to operating hotels has come under severe monetary pressure. Meeting loan repayments agreed in better times places extraordinary pressures on hotel managements.

Ireland is not unique in experiencing difficulties but the way in which investment has been directed at a national level has had unintended consequences for many hotels. The EU has a policy of funding infrastructure improvements in countries joining the European Union (mind you I didn’t see any evidence of it when the UK joined). Like Poland, Ireland has benefitted with a new motorway system. This has had a mixture of effects on business hotels in particular.
Whilst luxury hotels such as the Cliff House Hotel in Ardmore have seen a very profitable lift in bookings as business people can now drive to the coast from Dublin so easily, many business hotels have suffered. Prior to the motorway system being built driving around Ireland was purgatory. Roads were narrow and potholed, keeping speeds well down, so going anywhere by car was a time consuming process.

Now not only has the new motorway system cut journey times, in many cases by half, but improvements to many rural roads have also increased speeds throughout the road system. It is now possible to drive from Dublin for a business meeting in, say, Wexford, and back, in a day. Previously it needed an overnight stay. Many internal air routes, always short within Ireland, have now been closed down and are only being reopened with major subsidies.

Business traffic is much reduced anyway, but now business hotels are finding themselves with reduced use by those businesses that are still busy (note that the Irish economy is growing rapidly again, much more so than the UK generally) as the improved roads system reduces the need for overnight stays. This ‘double whammy’ has led to increasingly desperate measures being taken to keep hotels solvent, and the policies of NAMA, which says quite clearly that it has no interest in operating hotels, broadens the areas in which this desperation becomes evident to the guest.

Hotel Le Bristol unveils the results of the final phase of its €100million restoration programme

Hotel le Bristol, the first hotel to be rated as a Palace in France, has unveiled the completion of Spa Le Bristol by La Prairie, two new signature suites and Epicure, the newly decorated 3 star Michelin restaurant, formerly the ‘Gastronomique’. The two new suites – the ‘Imperial’ and the ‘Honeymoon’ will be two of Paris’s most dramatic. The launch heralds the completion of a €100million three year restoration programme which included the launch of a new wing in 2009 and addition of restaurant Le 114 Faubourg. The entire restoration programme has been designed by hotel owner Mrs Maja Oetker in close collaboration with famous architect Pierre-Yves Rochon.

Spa Le Bristol by La Prairie includes eight beauty treatment cabins, a Russian Wet Room with the first affusion shower in Paris, a Turkish Bath for women only, a double VIP suite, a fitness centre, children’s area and a hairdressing salon. The spa is also working with five other famous brands including Organic Pharmacy, Russie Blanche, Maison D’Largon, Les Thermes Marins de Saint Malo and By Terry.

Louvre Hotels Group brands are known to generations of UK travellers through France. My first visit to a Campanile in the 1980’s amused me. I watched travel-experienced Brits taking their own pillows to their rooms to use instead of the traditional French bolster. Thirty years on and the Louvre Hotels Group has undergone major change.

In 2005 Barry Sternlicht, the brain behind the revamp of Starwood and the introduction of the ‘W’ bought Louvre Hotels through his Starwood Capital investment arm and set about modernising and growing the Group. Sternlicht has enlarged Louvre Hotels acquiring Golden Tulip hotels as well as a number of luxury five star hotels, making Louvre Hotels Group the tenth largest hotel group globally with 1,000 hotels in 40 countries.
Kyriad is the two/three star brand within the group. Established in 2000 there are now 220 hotels with 12,700+ rooms in the brand and as with Campanile they have been redefined and over 30% have now been brought up to the new standard. Kyriad claims to be a guarantee of quality. In the past many British tourists would avoided an hotel at this level in France as they have been very poor. Kyriad challenges this perception, intending the brand to stand for quality with the “charm of variety” (as Camille Sassi, the brand manager describes it). Certainly, the quality achieved in approximately the 14 square metre rooms of the Kyriad Epinal I stayed in indicates that this challenge is being met.

Centara Opens New Hotel in Manila

Centara Hotels & Resorts has announced that Centara Hotel Manila, a four-star property located in the culturally rich district of Malate, in Manila, will open on October 18 this year.The hotel will be operated by Centara under a management contract.

A newly-built 15-storey property, the hotel features 96 rooms and suites, the minimum size being a spacious 43sqm, with all rooms having views overlooking the city or Manila Bay.

Centara Hotel Manila’s 96 rooms comprise 30 Superior rooms, 34 Deluxe rooms, 26 Premium rooms, five Junior Suites and one Executive Suite. Each of the rooms and suites offers a choice of king bed or two double queen beds, accommodating up to two adults and two children in comfort.

The hotel’s all-day-dining restaurant, The World, offers local flavours and international cuisines, with a combination of set menus of Filipino, Thai, Chinese and Mediterranean influences served for lunch and dinner.

The rooftop restaurant and lounge, Ginger & Lime, reinvents Thai cuisine with an extensive selection of fusion dishes and international classics to be savoured al fresco or indoors.

Premier Inn celebrates with City of Culture win

Premier Inn has secured planning permission for a new 60 bed hotel and 200 cover Table Table restaurant as part of a mixed use development at Crescent Link, Derry-Londonderry.The new hotel represents a £6m investment by Premier Inn into the local economy, creating up to 60 new jobs in the Waterside area and boosting the local building trades during the construction phase.

Fairmont Scottsdale Princess Breaks Ground on New Conference Centre

Passionate about providing guests with a distinctive Southwest meeting destination, the Fairmont Scottsdale Princess has broken ground on a new conference centre, which will add 52,331 square feet of indoor meeting space anchored by the new 23,000-square-foot Palomino Ballroom. Debuting 10/11/12, the new $20 million conference centre gives the resort a total of 150,000 square feet of event space, making it the largest meetings resort in the Fairmont Hotels & Resorts portfolio worldwide. Based on feedback from meeting planners, the resort recognized the need for more meeting space, larger break-out areas and more move-in/move-out time for production. The new conference centre, designed by Kollin Altomare Architects of Long Beach, Calif., will be adjacent to the existing ballroom near the resort’s main entrance. With a modern Southwest design inspired by the spirited Spanish horses that roamed the desert, the new event spaces will feature “nano” walls that open up to the outdoors for a refreshing open-air meeting or evening banquet. All meeting rooms will be wired to offer the latest in technology capability, supporting the most advanced audio-visual presentations.

Existing meeting rooms will be updated to ensure seamless transitions between spaces and private walkways will be added between the two, 23,000 square foot ballrooms to ensure group privacy. The entire 106,000 square feet of indoor space includes 47 meeting rooms, several with their own patios. The new porte cochere and outside veranda will have an artistic water feature and seating to relax between sessions.

The conference center is part of a five-year, $75 million master renovation plan by the resort’s owner, Strategic Hotels & Resorts, since it acquired the Princess in 2006. The first $55 million of enhancements took place resort-wide, adding more modern decor to the guest rooms and lobby; new fire and water features throughout the resort, as well as the addition of Michael Mina’s BOURBON STEAK, Stone Rose Lounge by nightlife entrepreneurs Rande and Scott Gerber and re-opening La Hacienda with celebrity chef Richard Sandoval. The $20 million conference center caps off the multi-phase plan and is being built by Howard S. Wright Construction, creating 350 jobs in Scottsdale over the next year.

The Demise of British manufacturing

I started in Art College in 1967. I quickly discovered, as my school woodwork master had told me, that I was inept in the craft skills. Ever since, I have had a strong admiration for those who demonstrate a command of a craft. Where that skill appears on site I enjoy it and the way in which it is reflected in high quality finishes and detailing. When missing, it often highlights the lack of knowledge many designers show of the processes involved in creating not just great interiors, but also the items they use to create those interiors.
It is not self-indulgent of me to visit manufacturers such as Andy Thornton or Dernier & Hamlyn as designers should never underestimate the intellectual and practical skills it needs to keep these companies profitably afloat through the boom and bust scenarios created by our so-called ‘leaders’ in the political classes. That we have any manufacturing left at all is a measure of the resilience, creativity and sheer dogged determination of the leaders of these companies.

In many ways the skills of designers such as Katerina Zacharides at Morgan Furniture, artisans such as Frank Triggs at Woodforms who carved the magnificent dragons at the Celtic Manor, or Adam Aaronson at Aaronson Noon are the true inheritors of the William Morris arts and crafts movement. Their involvement in the process from inception to completion is part of a great English tradition (not forgetting where you hale from, Katerina). Visiting them is not just a part of the job but in many ways a privilege. The reason for showing them is to help designers to a deeper understanding of process, so that they can design new products or commission individual pieces with a real comprehension of what is involved in production.

Many years ago I wrote of the importance of vocational education. I wrote the Chartered Society’s submission to the enquiry that set up the new Higher Education system, arguing against the expansion of degrees (driven, I believe, by academic snobbery). I have consistently warned that exporting manufacturing abroad would lead to loss of design as that followed the manufacturing. I also stated that the new degree structure would kill vocational education, warning that an all degree system would destroy much of our skill base. I am saddened that in both I have been proved right and the decline of our country has continued.

In 1976, I made my first visit to the USA with the dollar at $2.74 to a pound. Now the dollar is at $1.51 to the pound. This is both a reduction in the real wealth of Britain (now being reflected in falling real incomes here) and an increase in the cost of manufacturing overseas. We continue to see great names in British manufacturing becoming bankrupt, Brintons Carpets and Pedley Furniture becoming the latest of these to make the headlines.

Why does manufacturing struggle in the UK?

Our problem is that for years our education and political systems have been dominated by products of public schools and the Oxbridge academics. For a century, it has been considered inappropriate for the graduates of these systems to demean themselves by getting involved with manufacturing and ‘getting their hands dirty’. The result is a continual decline in a country that more than any other was responsible for the creation of the modern industrial nation. It has been argued that this decline has been inevitable, and that we should become the first ‘post industrial’ society. What rubbish this is.

I have just returned from Switzerland where I spoke to trade journalists from across the globe about developments in hotel bathrooms. The hosts, Laufen (Company Profile coming soon), have been manufacturing on the same site since the 19th Century – and if anything, Switzerland is a higher cost base manufacturing centre than anywhere in the UK. Ideal-Standard are the larger UK equivalent manufacturing from their base in Hull, both as Ideal-Standard and as Armitage Shanks. Their latest manufacturing unit is in Bulgaria.

Do you remember Royal Doulton? Their royal warrant was for sanitary ware. Their first blow came in 1956 when the Clean Air Acts forced the closure of the Lambeth factory. They went bust in 2009 when producing ‘collectables’ and tableware in (no pun intended) China, and are now a part of the struggling Waterford Crystal group. So why does manufacturing struggle in the UK?

In part, it is as I have indicated above, a terrible snob prejudice against manufacturing by our ruling classes. Now many children across society think the path to success is celebrity. They would rather we were flogged by bankers than support manufacturing. You would think that with George Osborne – son of the Osborne in Osborne and Little Fabrics and Wallpapers – now Chancellor of the Exchequer, we would be seeing a change. However, instead of looking methods of fostering manufacturing, Osborne witters on inanely about cutting the top rate of tax from 50%.

Where do we go from here?

If we are to recover, we need to look at industry in the way Germany did in the middle of the last century. We need a national focus on restoring the industrial engines of the North of England. More importantly we need new entrepreneurial investment in the supply chain. We need renewal of our infrastructure including railways. To achieve this we need to change the situation in which for every couple of employees a company pays so much tax and national insurance that it is employing a third person in the state system. We need to reduce the burden of regulation that makes it a crime for a company in Wales (for example) not to advertise a job vacancy in 2 languages.

In the mid 1980’s my practise started discussions with another leading interior designer with a view to creating a joint company to manufacture our designs. Futile efforts that died in the face of the determined effort by our political leaders to maintain the value of our currency by raising interest rates, reaching the giddy heights of 15%, which led to mortgage and borrowing rates of 19%+. Can you imagine what it is like to have a commercial mortgage at near 20%? (The idiot behind this, Norman Lamont, is still rolled out by the BBC as an establishment ‘guru’ on the bank and financial systems.)

Only by releasing the creative energies for which Britain has been famous and which led to the development of so many now global industries can we recreate our industrial base. We will know when we are achieving this by the steady appreciation of sterling as the mark appreciated for Germany.

This may bring a second set of problems as German and Swiss industry found in coming to terms with a high value currency. Surely though it is better to have the problems of success, than our current round of problems stemming from failure.

“I broadly agree with Patrick where he touches on entrepeneurialism in the supply chain; but more importantly, the British consumer represents a diabolical dichotomy. British consumers do not wish to buy British. This may be because we feel we can source more competitively from abroad, but is also because there is relatively little private and internal investment coming from the UK itself. This is so much so the case that certain British brands no longer represent the people that spawned them. British banks won’t lend to British companies in the same way that German banks will, largely because they are not confident that there is a sufficiently hungry domestic market to support sales at the bottom line.

German manufacturing has just risen for the month of September, and the pound has dropped to a six month low as a result (1.1401), but more importantly, contrary to the inferred correlation between the GBP/EUR exchange rate and growth in European manufacturing, British firms are being pinched at home in the credit markets. We can compete internationally with the likes of Germany, France, Switzerland and even Japan, but our banks are not being allowed to speculate on long term lending plans, and this is suffocating domestic production. Ironically companies are sourcing materials and manufacture from abroad because it is cheaper and ‘safer’ to export the design concept and suffer at the hands of a weak pound, than it is to risk developing products in the UK which may not sell internally.

Adding further insult to injury and compounding the struggle of the UK manufacturer, the exchange rate is no longer being determined by the economics of the global situation, but rather by the political PR machines of the large western sovereigns. A solvent Britain attracts less investment and export sales than its debt ridden neighbors in the euro zone largely because the domestic flow of capital and almost impossible lending policies are smothering our ability to capitalize on our potential advantage.”

Days Inn Liverpool

Wyndham Group have struggled for a number of years to grow their budget brand Days Inn in the UK market, despite the strong growth in the budget hotel sector demonstrated by Travelodge and Premier Inn. The new Days Inn Liverpool, another budget hotel in a converted office block, demonstrates their new brand standards.Large rooms are designed to appeal to the business market, but with settees that turn into additional beds, many rooms are also optimised for the family visitors. The rooms are simply done, but the bathrooms are a good size with plenty of layout space and the bedrooms have a large desk, and throughout there is free wifi.

Contemporary Design and Lasting Quality from Morgan at the London Bridge Hotel

Morgan Furniture, the design-led British manufacturer of contract furniture, has supplied chairs and tables for the newly opened Quarter Bar and Lounge within the boutique independent 4-star London Bridge Hotel. The new facility provides a Southwark central destination for social gatherings and informal business meetings for up to 70 people. Deep, warm colours, enduring designs and high levels of comfort ensure a relaxed atmosphere amid chic and contemporary surroundings. Opera, Seville and Verona are the three featured collections from Morgan created by Design Director Katerina Zachariades-McMahon. The Opera lounge chair has been designed with a deep seat and gently curved back for inviting comfort. Upholstered in vibrant red velvet, it contrasts wonderfully in seating groups with the higher backed Seville wing chair which is a contemporary interpretation of a traditional design. Generous and distinctive, the Seville chair features a long sweeping curve on the arm which is reminiscent of vintage style. Dining chairs with and without arms have also been used throughout the lounge from the same collection and continued at the bar, where the luxurious, curved back of the armchair is echoed in more compact form with the sumptuous Seville bar stool. Circular wooden tables from the Verona collection were also provided by Morgan.

Morgan previously supplied bedroom furniture to the London Bridge Hotel and its sister property, the Kensington House Hotel, around 10 years ago. This furniture is still in use today – a testimony to its timeless design and high manufacturing quality, and key reasons why the client chose to return to Morgan to have the existing furniture re-upholstered and also supply a range of new soft seating designs for its latest destination bar.

The Hope Light designed by Francisco Gomez Paz and Paolo Rizzatto for Luceplan has been awarded the highest accolade in the design world – XXII Compasso d’Oro ADI 2011

This fabulously original light was recognised as a triumph in design in terms of modernity, intelligence, experimentation, flexibility and wonder.Launched in 2009 with just a few models, the range has grown to include suspension models in four sizes, with diameters ranging from 61cm to a huge two metre diameter – these suspension models can also be put together with a special kit to create impressive large scale configurations to enhance the biggest of spaces with feature lighting suitably in proportion and with added advantage of being a light weight hanging installation.

The Hope family also includes wall, ceiling and floor standing lamps. The ceiling fit light is particularly useful to create the glamorous effect of a chandelier in spaces with lower ceilings, too low to house a fully suspended chandelier anyway. The polycarbonate lenses achieve a dioptric effect similar to glass refracting rays of light without any limitations in terms of space, thickness and weight usually associated with a traditional glass or crystal chandelier.

Hope is the fruit of a brilliant project and manufacturing expertise. It has been designed for use with various light sources including the latest generation of energy saving halogens and fluorescent light bulbs. An interesting feature is that although the lenses are spaced apart, giving a captivating effect almost like an explosion – from all angles the light source is not visible.

Autograph Collection has announced that Hotel ICON will join its unique collection of independent hotels from around the world. The 12-story, neo-classical property first debuted as a luxury hotel in 2004 following a $35-million investment in the renovation and rehabilitation of the 1912 Union National Bank building.Located in the heart of Houston’s downtown historic district, the landmark now boasts 135 guestrooms and suites. Since opening, the hotel has played an integral role in the revival of the area, winning numerous awards and accolades in the process. The addition of Hotel ICON – managed by Sage Hospitality – will round out Autograph Collection’s presence in the southwestern United States, which currently includes hotels in New Mexico, Colorado and Nevada.

Carlson has recently announced the U.S. debut for the Radisson Blu upper-upscale brand. Aqua Tower: the Right Home for a New U.S. Flagship – Carlson selected the Aqua Tower, a new landmark on the Chicago skyline designed by internationally acclaimed architect Jeanne Gang of Studio Gang, as the home for the nation’s flagship Radisson Blu hotel. The hotel itself is designed by U.K.-based designer Jim Hamilton of Graven Images.

Public Spaces: a Celebration of Chicago – For the interiors, Hamilton pays homage to the city of Chicago with such elements as an eye-catching lobby wall that features backlit glass bricks symbolic of the Chicago skyline witnessed from a distance; steelwork that recalls the city’s reputation as the birthplace of the modern skyscraper; reclaimed bricks, wood and steelwork – supporting Carlson’s commitment to responsible business; and in the Filini bistro, mosaic flooring that echoes the design of grates used by the city to protect young trees. Meanwhile, polished concrete; reclaimed brick; Corten steel, featuring a weathered “rust” patina; Krion-brand surfaces; weathered oak; Cadisch-brand woven wire mesh screens; ornate hand-cut brass screens; and back-painted glass are among myriad materials in the design palette used to create a visual and tactile experience that is both compelling and contemporary.

In keeping with Carlson’s commitment to responsible business practices and environmental stewardship, the hotel will also be pursuing LEED Silver certification by the U.S. Green Building Council once it opens its doors this fall.

Guest Rooms and Suites – Accommodations include 334 guest rooms, 15 king suites, two “Lakeshore” and “Millennium Park” suites, as well as the two-bedroom Aqua Presidential Suite. Hyatt Hotels Corporation Announces Andaz Shanghai Opening

Hyatt Hotels Corporation is delighted to announce the opening of Andaz Shanghai, introducing its vibrant lifestyle brand Andaz to Asia. The newly constructed 28-story hotel is located in Xintiandi, a landmark entertainment area in the heart of downtown Shanghai and a short walk to the Metro and Huai Hai Zong Road, one of the city’s main shopping areas. The Xintiandi neighborhood, on the edge of the former French Concession, retains the antique walls, tiles and façades of the traditional shikumen (stone-gate) houses of old Shanghai, while the interiors showcase prestigious modern brands, fashion boutiques, stylish restaurants and bars, creating a landmark destination that combines the historical and cultural identities of the city.

 

Guestrooms, Facilities and Architecture
Andaz Shanghai features 307 spacious guestrooms, including 47 premier rooms and suites, ranging in size from 850 to 2,000 square feet (80 to 193 square metres), all enjoying vibrant views over Xintiandi or the city. In an effort to make a stay as uncomplicated as possible, all non-alcoholic mini bar drinks and all-day light snacks in the Andaz Lounge are complimentary, as are local telephone calls and wireless Internet access.

Mood lighting has been used to impressive effect: LED lighting on the ceiling allows guests to choose the colour and mood of their room, while, in the bathroom, where the walls resemble a roughly hewn rock face, the transparent sink and translucent bath can also be programmed to glow in different colours.

Restaurants and Bars
Restaurants and bars at Andaz Shanghai showcase the vibrant local neighbourhood and adhere to the “market-to-table” philosophy of offering fresh, seasonal local produce. The accompanying wine lists offer the best of boutique vintners and include international selections.

The Andaz Lounge is the heartbeat of the hotel, a casual, all-day space where guests and visitors can congregate for a convivial drink or snack. The signature drink in the Andaz Lounge is the Kir Royale, made with original crème de cassis liqueur from France.

Adjacent to Andaz Lounge is Éclair, a patisserie which, as the name suggests, specializes in the classic French pastry, as well as freshly baked breads, cakes, homemade ice cream and refreshing drinks.

The main dining and wining outlet in the hotel is Hai Pai (a local phrase meaning “modern Shanghainese spirit”), which is a four-level hub positioned to become Shanghai’s premier dining and entertaining destination housing two restaurants, a bar and private dining rooms, which cast a beckoning, welcoming light across the surrounding streets.

With terrace views overlooking Xintiandi, the restaurant aspires to be a friendly, neighbourhood eatery offering unpretentious Shanghainese and French comfort food. Four private dining rooms with seating for six to 16 people, are available for guests who prefer privacy, and in these rooms, tailor-made menus can be offered for special occasions.

The dramatic transformation to new standards of luxury will be divided into several phases, with the lobby scheduled to be the last area to close for renovation in late summer 2012. The new design will be sleek yet welcoming, understated and intimate, reflecting the vast experience and creativity of Mr. Chi and his associates. New architectural fixtures and finishes, custom designed contemporary lighting and new furniture will be amongst the highlights of the new look.

Of the hotel’s 204 rooms, 32 are suites, 6 of which have terraces overlooking the glittering gilded domes of Moscow’s famous landmarks including Red Square and Bolshoi Theatre. Starting at 35 square metres, the guestrooms have up to 3-metre ceilings, and double glazed windows, making them blissfully quiet. Each newly renovated room will feature incredibly soft linens, glittering mirror glass and rich oak wood panels surrounding the generous bathrooms, which will offer rainfall shower heads, and oversized sinks. Each bathtub will have a turned leg terri-cloth ottoman at its side – perfect for relaxing with the poetry of Pushkin while drawing the bathwater. The new design features a sumptuous palette of silvered glass, smoked oakwood, leather, and limestone, which play to the sophisticated and international flair of Moscow. Rooms will be designed as a series of chambers, and decorated like beautiful apartments. Residential style furniture will add a home-like feeling to the space; floor to ceiling timber panels and lush drapery frame views of iconic Moscow. Life Resorts Junks Launch with Overnight License

Steering toward a more personalized cruise experience, the first of Life Resorts’ fleet of 22 heritage junks took to the waters of Ha Long Bay on overnight trips starting Oct. 5.

After a month of introductory single-night cruises during the resort’s soft opening, Life Heritage Resort Ha Long Bay plans to make multiple-night voyages available in time for its grand opening Nov. 4.

During the grand opening celebrations, a group of top travel and tour operators, government officials and local media will dine at the marina, and then experience the Life Resorts fleet during a Ha Long Bay cruise the following day.

Each 13-meter heritage junk is up to date with the most modern maritime safety and emergency features. Every boat maintains direct contact with on-shore emergency services 24 hours a day, and is manned by a dedicated, three-person crew.

The floating, four-star resort also runs six and four-hour day cruises, as well as wedding photo cruises for couples. Day cruises depart at 11 a.m., while overnight cruises sail at noon and return at 10 a.m. the following day.

Whether cruising by the hour or the day, passenger preference guides the itinerary aboard the upscale vessels. Upon departure, guests are given the freedom to set their own course by selecting from a ‘menu’ of attractions in the bay.

“With Life, guests custom-design their trip, choosing where they want to go,” said Chris Duffy, group general director of Life Resorts. “Your crew lets you do what you wish, when you wish, for the most bespoke experience on the bay.”

Day cruises begin with a leisurely check in at Life Resorts’ private land-based hub at Tuan Chau Island. Crews consist of a captain, engineer and cruise host, who acts as butler to the passengers.

Inside, each junk boasts a fully-furnished 32-square-metre cabin featuring local Vietnamese touches, carved hardwood detailing and wide panoramic windows opening onto the limestone karst formations of Ha Long Bay. Each vessel is 13 metres in length with a 4.5 metre beam and powered by a WEICHAI engine with maximum speed of 10 knots.

Life’s private vessels include a separate lounging area, and the cabin features an en suite bathroom, air conditioning and heating, and is outfitted with an LCD television, CD/DVD player and an assortment of board games.

Sun beds for two await on the upper deck, while below, guests can unwind in their own private, timber-style cabin. For the more energetic, the boat’s kayaks, snorkeling equipment and fishing gear are all complimentary with the cruise.

Anytime throughout the trip, guests can dine on freshly-prepared cuisine while taking in the sights from the covered dining terrace. A wide spectrum of international wines and chilled beverages are available on board. Guests can also select favorite dishes and drinks from Life Resort’s international menu and wine list prior to sailing.

Once out on the water, sailing through the maze of islands, the boats cruise past floating fish markets, call on hidden grottos, anchor off secluded beaches and simply sail gently beneath the sleeping dragons of a UNESCO World Natural Heritage Site.

General Director Chris Duffy said that besides offering first-rate amenities on a historic Vietnamese craft, it is the customizable aspect of the cruises, set against a backdrop of one of the most stunning locations on the planet, which makes the Life cruise a once in a lifetime experience.

“We don’t ‘rush’ guests around. Some may opt to visit the famous caves or beaches, but if the guests want to avoid the tourist crowd, we sail past and away,” said Duffy. “And when guests wish to be alone, the whole boat is theirs to do so.”

A collaborative venture between Life Resorts Vietnam and the Dutch Ministry of Foreign Affairs under its Cooperation for Emerging Markets Program, Life Heritage Resort Ha Long Bay is the first project of its kind to be partly financed by the Dutch Government with the goal of stimulating growth and sustainable development in the country.

The Life Resorts’ fleet has been designed and maintained according to the highest international safety standards. In addition to its recently approved overnight license, the resort has earned compliance with strict new Vietnamese marine regulations.

The St. Regis Tianjin Unveils Design Details that will Redefine Tianjin’s Skyline

The St. Regis Tianjin, set to open in October 2011, has unveiled design details of what will be Tianjin’s newest landmark. The St. Regis Tianjin is located in the prestigious Heping District, the financial heart of the city considered the “Jin Men” – or “gateway” – to Northern China. Showcasing architecture by the world-renowned architecture firm of Skidmore Owings and Merrill (SOM) and interior design by KCA International, the iconic newcomer to the rapidly evolving Tianjin skyline is destined to become an architectural landmark while setting new standards for luxury and bespoke service.Constructed of steel and glass, the iconic 18-floor building rises from the river in the shape of a hollowed cube, further enhancing the concept of Jin Men. The building’s distinct design is modern, cosmopolitan and glamorous, reflecting the marriage of past and present that is indigenous to both the St. Regis brand and Tianjin, historically one of China’s most international cities. The bold shape redefines the city’s skyline and reconfirms Tianjin as China’s gateway. Taking their cues from the glamorous days of the early 20th century, when the flagship St. Regis in New York was in its early heyday and the city of Tianjin was a bustling center of shipping and finance, the interiors feature strong influences of Art Deco and Art Nouveau. Step into the hotel’s enormous grand lobby and the opulence of the era is on display both in the premium quality of the materials used and the meticulous craftsmanship. The lobby floor is made from hand-selected pieces of rare Calacatta marble that have been painstakingly bookmatched to form continuous patterns. The lobby also features “The Golden Times” by Zhu Legeng, one of the most famous ceramicists in China who created the world famous “Rhapsody of Time and Space” found in the Miral Concert Hall in Seoul. The centerpiece of the St. Regis Tianjin lobby, “The Golden Times,” is comprised of 230 hand-made ceramic pieces vividly depicting waves, ripples and cobblestones – unique features found throughout Tianjin and the Heping District. The nautical theme of Tianjin’s history is echoed in many of the hotel’s public spaces. The elevator lobby features a custom bronze etching depicting historic Tianjin maps, historical interests and modern Tianjin. The Irish Hospitality Industry illustrates the law of unintended consequences (Pt 1)

For over two weeks I have roamed Ireland staying in a range of hotels ranging from eccentric B&B’s such as Druid Lodge to one of the country’s top 5* hotels. Along the way I have experienced a range of offerings from very good pub/hotels to disastrous and inhospitable four stars.That the Irish industry is in crisis is common knowledge, with criminally negligent banking regime lending combined with generous tax allowances funding a boom of high quality, generally well designed, new build hotels across the country. Unfortunately many of these properties have been hit by the collapse in property values and a similar collapse in tourist numbers due largely to the same banker created recession. It is estimated that 83 of these properties are now running under the auspices of Irelands National Asset Management Agency, having taken from the banks in return for the loans that the public purse has bailed them out with. Of course taking these failing assets onto the public books only compounds the issue for taxpayers who ultimately must pick up the bill.

The amount of money that can be recouped by the NAMA depends on the health of the tourism industry as this will generate the room nights that will give trading returns for the hotels. Compounding their problems are the additional 60 or so hotels now in receivership. To the accountants at NAMA this is a simple equation – if you minimise costs you can lower prices and attract more guests, the achieved occupancy rates being a marker in the sale brochure. Here is where the law of unintended consequences comes in.

Most of the hotels in the NAMA book are 4* or 5*. A room in a 4* for €37.50 per head including a full Irish breakfast may put people in rooms but the price has unintended consequences elsewhere in the market place. The sector most adversely affected is one already struggling in the face of the fall off in tourist numbers – that of the B&B owner. Many of these are now struggling to attract custom as the reduced 4* rates are undercutting their own rates. The Druid Lodge referred to above has seen its only competitor B&B in Dalkey, South Dublin go under, and the Travelodge type operator is noticeably missing from the Irish market, with an Ibis recently being converted into a school by its owner, for example.

Even in the London market assets can be severely depressed in value by the lack of loan availability (those same now over cautious lenders) as the price placed on the Hotel Verta (ex-Von Essen ) shows, at a price approximately 50% of the build cost. Trophy 5* hotels in the capital were changing hands at over a million a room – the new ’W’ Leicester Square recently sold for £200 million for example, to an overseas state asset fund not dependant on bank borrowings. The level of discount of price to value is more marked in Ireland where property prices have fallen by 45% and are predicted to fall another 15% in the next year.

In part 2 I will look at the operational implications for an hotel market where business traffic has virtually disappeared and where operational practices are damaging further the resale value of properties. To contextualise all this I append below the policy statement on the Hospitality Industry from NAMA, made in March 2011

PUBLIC Chicago Opens Its Doors

As of the 11th October, Chicago will undoubtedly be in the PUBLIC eye. The renowned American hotelier, Ian Schrager, takes the big city by storm with an even bigger bang. But this time, his new phenomenon, PUBLIC Chicago, has a twist. This hotel accommodates all guests and at an accommodating price. It’s out with the old and in with the new with PUBLIC. Schrager has taken Chicago’s iconic Ambassador East Hotel, built in 1926, and its legendary Pump Room and turned it into another worldwide wakeup call that welcomes businessmen and leisure seekers alike.

PUBLIC Chicago is a new breed of hotel and is all about ‘essential’ service. Inclusive, rather than exclusive, the hotel promises a unique experience above business or price point. As Schrager explains: “the idea behind the boutique [hotel] as I saw it was meant to touch people emotionally and viscerally and offer guests a truly unique experience. These travellers now expect truly unique experiences and not merely a place to sleep. PUBLIC will punctuate this with great value and service.”

This hotel resonates sophistication and authenticity. Along with interior designer Anda Andrei, Schrager has stripped the building of pretence and filled it with a warm feel to comfort every one of its guests – “we are trying not to be hip, we are in fact anti-hip, and therefore by definition, we are.”

Schrager continues to lobby for ‘chat rooms,’ with the plush Living Room and Library at the heart of the hotel’s social activity. In addition, PUBLIC Chicago will be the first property to offer PUBLIC EXPRESS, a gourmet takeaway offering an on-the-go dining experience in which worldwide acclaimed chef Jean-Georges Vongerichten prepares sumptuous packaged meals for guests.

First St. Regis Hotel in Florence

Starwood Hotels & Resorts, Inc. has recently announced the debut of the first St. Regis hotel in Florence with the opening of The St. Regis Florence. The hotel, formerly the Grand Hotel Florence under Starwood’s The Luxury Collection(R) brand, underwent a meticulous 10-month restoration to bring the property back to its historical grandeur and artistic heritage.Originally designed in 1432 by Filippo Brunelleschi, the architect of the Duomo Santa Maria del Fiore, the Grand Hotel was the first luxury hotel in Florence and is considered to be one of the most significant buildings in the city for its artistic and historical value.

The St. Regis Florence features 81 luxuriously appointed guest rooms and 19 suites, including a spectacular designer suite by Bottega Veneta. Roman Standing Out at Sleep

Leading UK shower manufacturer and designer, Roman limited, are preparing to exhibit at the Sleep Exhibition in November. This year the company is set to draw on the many designer hotel specifications they’ve been involved with over the last 18 months and will be showcasing their capabilities and products that really make them stand out in the sector.The Company have been involved in some major hotel contracts in the UK, as well as overseas – most notably in the Middle East. This has seen them develop products such as Integrated Toilet Cubicles with Shower Cubicles. This will be highlighted on their stand, with the addition of a glass toilet cubicle that features a two-way fully self-closing swing door.

Roman will also highlight their extensive bespoke capabilities showing a shower enclosure with the side panel that is linked and fitted onto the top of the bath. This helps to make the most of the available space, whilst also giving a minimalist and streamlined finish.

Roman has developed a hinged door in their 10mm thick Sculptures Range of enclosures, which features hinges that can be installed straight-to-wall eliminating the profile. Likewise their Sculptures Wetroom Panel with Concealed Profile will also be on display – this features a profile that is channelled into the wall and hidden, so the glass panel appears to ‘float’ out of the wall. Both these products have been designed to eliminate as much bracing as possible so only the glass is visible.

Roman are also set to showcase their newly designed specialist folding bath screen – this is designed for integration with sinks and other bathroom furniture, so it folds easily out of the way when not in use, whilst avoiding other fixtures and fittings. It also allows easy access for cleaning staff.

The focus of the Roman stand will be the Sculptures Range of luxury 10mm thick glass enclosures and the way this range can be shaped and designed to suit individual designs and specifications. The range has become increasingly popular for top end hotels all around the world due to it’s flexibility to suit any design needs.

Newly-Installed Picasso Adorns Transformed Westin Portland

Bashar Wali, President of Aspen Lodging Group, has recently announced the completion of a $6.5 million transformation of The Westin Portland. The project introduced a welcoming, design-forward lobby and included the installation of nearly 50 works of fine art, among them a signed etching by Picasso, to create a gallery-like ambiance uncommon among hotels and uniquely suited to Portland. “This is more than a hotel renovation, it represents a fresh new take on the guest experience at The Westin Portland,” said Wali. “Opening up the space, developing an integrated approach to curated art and design, creating a mood that’s chic and fun – these personalize the brand for the Portland market and our eclectic mix of sophisticated customers.”

The Westin Portland reinvented its public space experience by removing walls that once separated the lounge from the lobby and creating a new great room with an integrated, social atmosphere. Swathed in luxurious finishes and a warm palette that provides a welcoming counterpoint to the often-brisk Pacific Northwest climate, the room functions as a place guests can connect, relax and enjoy the works on display such as Gregory Grenon’s So Distracted and an untitled 1989 work by Sam Francis. Along one wall, new iPad technology stations provide the perfect perch for guests to surf through area dining options or check flight information.

The Westin Portland has curated another fine art experience on the main floor with Trois Femmes Nues Près d’une Fenêtre, a signed etching by Pablo Picasso, hung against an iridescent mosaic background above Let Them Eat TastyKakes, a surrealist collage of silver nitrate-coated glass barware by Matt Eskuche. The works are accented by glamorous touches that evoke the style of 1940’s France with lamps in polished nickel and a peek-a-boo wine cabinet offering a glimpse into the adjacent bar and restaurant.

Giclée prints of Three Images by René Rickabaugh adorn the elevator interiors and the nod to the 1940’s reappears in the penthouse suite where teak floors, an espresso machine and wine bar give an inviting, upscale pied-a-terre feel. On the first floor, the Daily Grill restaurant’s new persimmon walls and dove gray trim provide the perfect backdrop for the collection and give the impression of dining in an art collector’s study.

The Westin Portland transformation was designed by DH Design of Los Angeles and Hennebery Eddy Architects and executed by Western Construction.

A Refurbishment for Rockwell Bar and Restaurant

The contemporary Trafalgar Hotel is celebrating its tenth birthday with a facelift of its bar and restaurant, Rockwell.

Anthony Worrall, general manager at The Trafalgar, was personally involved in the re-design of Rockwell and the interior has been refurbished to a high standard with a sleek and understated design, including dark woods set off by a combination of light grey, brushed metal and vibrant lime coloured leather armchairs. Black velvet chairs create a luxurious feel and the soft, low-profile lighting gives warmth to this contemporary backdrop and large light reflecting mirrors enhance the space, adding to the ambience. The bar and restaurant offerings have also been refreshed. Bar Manager, Antonio Vigorito, has included the calorie content of each item on the menu, making it much easier to make an informed decision when ordering.

HVS Executive Search Invites London Hotels to Take Part in Annual Salary Survey

Global executive search company HVS Executive Search has this week issued an invitation to London hotel management to take part in its annual London Hotel Salary Survey. The survey, now in its eighth year, benchmarks the annual base salaries, bonuses and benefits such as pension, transport and health insurance of over 30 executive committee and department head positions.

The results of the survey, which is the only one of its kind focussing on the London market, are presented by hotel category, room count and hotel turnover and include a year-on-year salary comparison for key positions.

Participation is completely confidential and free of charge and data will only be presented in percentile form. All participants will receive a complimentary copy of the final report, which is due to be published at the end of November 2011.

“This year we want the survey to be the biggest we have undertaken,” said HVS Executive Search managing director Chris Mumford. “The data obtained will give us a valuable insight into salary trends in London’s hotels which will be useful to hotel owners and operators in the UK as well as those in capital cities across the globe.”

Sofitel Legend Old Cataract Aswan Opens

In the Nubian Desert on the banks of the Nile River across from Elephantine Island the Sofitel Legend Old Cataract Aswan has risen from its ashes after a 3 year closure. The venerable Old Cataracts story began in 1899 in the heart of sparkling Aswan, its very name taken from the marriage of the river and the granite wall that forms the first cataract of the Nile. Sofitel entrusted French interior designer Sybille de Margerie with the task of bringing the luxury of the myth to life once again while conserving the original beauty of the Victorian building; a true challenge, given the weight of history that every wall bears and the rich memories of the legendary visitors who once crossed its threshold.

IP New Guidelines Launched to Avoid Workplace Infringement

ACID (Anti Copying in Design) welcomes the latest Government initiative with their announcement to raise business awareness to avoid falling foul of current IP laws.There are now clear guidelines to provide companies with up to date employee information to ensure that they are not breaking the law. Baroness Wilcox, Minister of Intellectual Property, who launched the new initiative said, “The new guidance was an example of Government, enforcement agencies and industry working together and raising awareness of managing IP in the workplace. Intellectual Property rights are essential to the success and growth of any business. However, many companies can leave themselves open to prosecution if they or their staff infringe the IP rights belonging to other companies or individuals.”

To avoid criminal offences (and potential fines of up to £50,000 and/or a possible prison sentence) taking place in the workplace employers should take a simple IP Health Check. If the answer is “NO” to the questions below, immediate, free and simple guidance is available on the IPO website.

• Do your employees know that they cannot sell copies of protected works?
• Company IT equipment and servers – Are your staff aware that it should not be used to produce infringing content?
• Are employees aware that they should not use the company equipment to sell infringing products to colleagues?
• Do you have a company policy for staff on IPR infringement, procurement?

Louvre Hotels Group brands are known to generations of UK travellers through France. My first visit to a Campanile in the 1980’s amused me. I watched travel-experienced Brits taking their own pillows to their rooms to use instead of the traditional French bolster. Thirty years on and the Louvre Hotels Group has undergone major change.

In 2005 Barry Sternlicht, the brain behind the revamp of Starwood and the introduction of the ‘W’ bought Louvre Hotels through his Starwood Capital investment arm and set about modernising and growing the Group. Sternlicht has enlarged Louvre Hotels acquiring Golden Tulip hotels as well as a number of luxury five star hotels, making Louvre Hotels Group the tenth largest hotel group globally with 1,000 hotels in 40 countries.

Kyriad is the two/three star brand within the group. Established in 2000 there are now 220 hotels with 12,700+ rooms in the brand and as with Campanile they have been redefined and over 30% have now been brought up to the new standard.

Kyriad claims to be a guarantee of quality. In the past many British tourists would avoided an hotel at this level in France as they have been very poor. Kyriad challenges this perception, intending the brand to stand for quality with the “charm of variety” (as Camille Sassi, the brand manager describes it). Certainly, the quality achieved in approximately the 14 square metre rooms of the Kyriad Epinal I stayed in indicates that this challenge is being met.

To many UK tourists the idea of a French hotel with a TCMF will be a novelty, especially at the budget level. To have free Wifi only enhances the experience. Prices are comparable with Travelodge and garage parking is also available. At the Epinal Kyriad, in a tiny space the designer has managed to create a compact but comfortable room. The toilet is separate from the shower-room and the and the shower itself contains a powerful handset as well as a rainhead delivering good pressure and a very acceptable showering experience – far superior to that at some four star brands.

Also superior to some four star brands is the thinking in the creation of the room. It is a tiny space but the designer has managed to create a good work desk, a luggage rack and a wardrobe. The robe provides two separate hanging spaces the longer allowing wet outer garments to be separated from items such as shirts.

Lighting is energy saving but ample, with good sized reading lamps at the bedhead. Lighting and extraction in the bathroom is also good, and the bathroom has ample shelf space for toiletries, again unlike some more prestigious hotels. Corridor lighting is on motion sensors and maximum use is made of daylight without losing the sparkle that artificial lighting can bring to public areas.

A new lift shaft added to the rear of the building with the connection points with the corridors and staircase used to increase areas for housekeeping stores. Public areas include a bistro, unfortunately closed at weekends in Epinal (except for breakfast) but well priced and attractive. There is a small bar in the public areas where local and French national newspapers are also provided.

This hotel was a shock, but a good one. I booked it as a stop on the drive back specifically because I wanted to see the impact on the brand that the acquisition by Starwood Capital may have had. As with Campanile, the change is a revelation. Brand standards are high, and as the ambitious growth plans are rolled out (an additional 70 hotels are being opened in 2011 across the group, a dozen in India alone) then the new standards will make hotels further up in the ratings system look to their own standards.

Skillful design added to clear standards works even in a small space. I look forward to having the opportunity to look at the bigger brother, Kyriad Prestige, as well as other Louvre Hotels branded properties in the future.

Legal & General Kick Starts Development at Coliseum Leisure Park with Pre-Let Secured To Travelodge

Legal & General Property (“LGP”) has recently announced, on behalf of its Leisure Fund (“the Fund”), that it has secured a pre-let to Travelodge on its development site at Coliseum Leisure Park, Cheshire Oaks, enabling it to kick start its plans to build a 77-bed hotel based above two restaurant units.The development, which is scheduled to start onsite in September 2011 and complete at the beginning of the summer 2012, will comprise a four-storey hotel, arranged above an 800 sq ft hotel lobby and 7,000 sq ft of ground floor restaurant space. The hotel has been pre-let to Travelodge on a 25 year lease. The restaurant space will be divided into two A3 units, comprising 3,000 sq ft and 4,000 sq ft, respectively and will be marketed once work starts on site.

In line with the Company’s ongoing efforts to reduce the environmental impact of the built environment, LGP is targeting a BREEAM “Excellent” Rating for the development, which, if achieved, would make it the first Travelodge in the UK to receive such an accolade. Furthermore, 10% of the predicted energy requirements of the scheme will be utilising renewable energy sources.

The new development is located adjacent to the Prezzo restaurant unit on a cleared ¼ acre site within Coliseum Leisure Park. Existing operators at the scheme include a 16-screen Vue Cinema, which is one of the most successful cinemas in the country, and a recently opened Miller & Carter Steakhouse, which is owned by leading restaurant and pub operator, Mitchells and Butlers, and was the first of its kind to be placed on an out-of-town scheme.

LGP is also in talks with a number of other exciting restaurant operators who are looking to secure representation on the scheme. Located in Cheshire Oaks, the park benefits from excellent transport links, which include easy access to the M53 and close proximity to Ellesmere Port railway station.

The deal signifies further growth of LGP’s Leisure Fund, which already has circa £230 million of assets under management (as at March 2011). Currently rated the fifth highest performing fund within the IPD specialist pooled property funds index, the Fund has consistently delivered top quartile performance over one, three and five years since launch against the IPD Pooled Property Fund Index and outperformed the IPD Leisure Fund benchmark to December 2010 by 1.6% pa over three years and 1.2% pa over five years (ungeared).

Commenting on the letting, Andrew Ferguson, Fund Manager to LGP’s Leisure Fund, said: “This letting demonstrates LGP’s ability to source and attract high quality tenants and also reflects our ongoing belief that there is significant value to be found in the leisure sector, which continues to offer long leases off sensible base rents, providing an attractive alternative to some of the more traditional investment sectors.

“We are extremely pleased to have secured Travelodge as a tenant at Coliseum Leisure Park and believe that its presence will not only complement the existing tenant line-up, but significantly enhance the diversity of the offering at the park.”

Tony O’Brien, UK Development Director for Travelodge Hotels, said: “We trade very well at other major shopping centres throughout the country, such as The Trafford Centre and Sheffield Meadowhall, and have long identified Cheshire Oaks as a destination where we would like a hotel. The adjacent Coliseum Leisure Park is a perfect location for our customers, with its great leisure offering, so we are naturally delighted to have agreed terms with Legal & General Property. It will be an ideal base for visitors to the North West and the facilities at the Park and Cheshire Oaks will mean our customers have a wide choice of places to relax, eat, drink and shop.

“This is one of several Travelodge developments currently being undertaken by the major UK pension funds and again demonstrates the attractiveness of Travelodge’s covenant and lease structure.“

Enhancing the guest experience

Located in the heart of Llanelli, the Stradey Park Hotel is renowned for its first-class, warm and welcoming service. Lighting Technology Projects (LTP) and Vaughan Sound Installations (part of the PAI Group of companies) were invited to provide modern, effective and efficient lighting and sound systems within the hotel’s restaurant, various bars, reception area and function suites.

Technical Solutions
To accentuate the 12 cut-glass chandeliers within the main function room, The Alexander Suite, LTP designed and installed an energy-efficient LED-based colour changing facility. Housing a dance floor and a stage, with the capability of holding up to 400 guests, the digitally dimmable lighting and special effects, as well as the state-of-the-art sound system enhanced the space, enabling visitors to change the settings to suit their event’s needs.
Vaughan Sound also equipped the suite with an audio video system including screens, projectors and WiFi, to ensure it was multi-functional and suitable for conferences and corporate occasions.

The hotel’s Bryn-Y-Mor Suite, Samphires Restaurant, and Rooftop Lounge all benefitted from mood lighting, with the first obtaining a video projector and the latter two receiving brand new sound systems too.

Additionally, to allow in-house advertising and the promotion of upcoming events, a media system was established within the reception area.

Outcome
Together, Lighting Technology Projects and Vaughan Sound Installations successfully provided the Stradey Park Hotel with the contemporary and modern atmosphere they desired. The impressive LED mood lighting, along with the AV system have enabled the venue to become adaptable and appropriate for a range of occasions.

Hilton Hotels & Resorts Opens Second Hotel in New Delhi – Hilton New Delhi-Noida-Mayur Vihar

Hilton Hotels & Resorts has announced the opening of its full-service, upscale Hilton New Delhi-Noida-Mayur Vihar under a management agreement with Eros Resorts & Hotels Ltd. Located just off the DND Flyway, Hilton New Delhi-Noida-Mayur Vihar is a 20-minute drive from the commercial hub in NOIDA, a prime destination for information and software technology and IT-enabled services. The 168-room newly-built hotel is equipped with up-to-date technology and a complete array of amenities and guest services. It features two restaurants and a lobby lounge and bar. The hotel market in Cardiff has boomed. Most of the major chains are now present, and the City has bloomed under devolved government, tourism developing as the waterfront and other developments have increased its attractiveness. The city always had an impressive city centre. The civic government offices are amongst the most beautiful in Europe. The location of the Hilton makes it almost a part of the Civic Centre area and it is a natural choice for guests linked to Welsh national events, as we saw on this second visit. The Argentinean rugby team was headquartered in the Hotel, making full use of its health club and spa (as OH observed though, looking too small physically to be a threat to the Welsh team).

Some of the effects of developments in the town have been negative for hotels – for example, the arrival of restaurant chains such as Jamie Oliver’s ‘Jamie’s Italian’. This has raised the level of competition for the food spend, and numerous bars and restaurants provide guests with an alternative eating and drinking experience wider than that which was available in the early years of this century. Combined with an economic downturn, as marked here as anywhere else, competition is intensifying.

On my last visit, I commented on the excellence of the maintenance programme. The owners have completed a soft refurbishment and the entrance areas have been redesigned and refurbished. I met with the hotel and heard about their forthcoming major refurbishment plans.

There are wrinkled brows as to how the hotel is to compete within the food and drink market in Cardiff. As the doorman pointed out to me, the rate of new openings was such that the same market was being pulled from one new venue to another. I have seen this phenomenon before, strangely, in Carlisle in Cumbria. There a pub refurbishment could guarantee the pub an enthusiastic crowd until a competitor refurbished, at which point the crowd would move to the renewed venue. This seems to be beginning to happen in Cardiff, with the followers of fashion providing the audience. Whilst the main restaurant food offering in the hotel is of a high standard, and the superb location opposite Cardiff Castle and adjacent to the Civic Centre makes competing for evening and lunchtime business easier, attracting the lunch time and passing tourist trade into an hotel to eat is difficult.
The opening up of the bar to the reception area has provided a much more welcoming entrance area for the hotel. It appears to be successful as a social area in the hotel, and as a meeting zone, but the secondary restaurant is now restricted in its opening times. Whilst the bar and main restaurant have high visibility, the secondary restaurant, the Steam Bar, suffers from a low street presence along with a low visibility within the hotel.

Hilton’s policy on Wi-Fi access allows free access through BT Hotspots in the public areas, but this is a poor service as the free bit is largely limited to BT customers. When competing coffee shops offer a fast free service this again puts the hotel at a competitive disadvantage unless the guest is in a business room, where the Wi-Fi is free and use of the business lounge allows access to the same free Wi-Fi system.

The use of hotel lobby and dining services for informal business meetings is increasingly determined by the diner being able to use the tablet or laptop computer to access the web whilst in a luncheon meeting. Equally, the use of hotel public areas for informal business meetings requires a similar open access system for success. BT’s system falls short for people who are not already BT subscribers.

The hotel is well maintained and housekeeping is of a high standard. A soft refurb of fabrics and carpet has kept the bedroom areas looking contemporary, and they are competitive with other hotels. The rooms are large and the original design by KCA has been long lived. The bathrooms, which in my initial Review I considered a little less than luxurious despite their size are now the focus for the next upgrade programme, complicated by the fact that the large showers are not on the main service duct. Having the main plumbing services coming through the service duct to the bedroom makes not only maintenance easier but simplifies upgrades. Here the large curved shower walls contain the plumbing for the showers, making upgrade that bit more difficult without major works.

Hilton’s approach to design management appears strange to me, as they do not maintain relationships with their design practices. The original designer was Khuan Chew of KCA, a leading interior design practitioner, famous for her work on the Burj Al Arab, Dubai’s famous ‘sail’ hotel. Hilton have not maintained a relationship with the practice apparently (I was told) because Khuan Chew did not do all the presentations herself. Expecting the head of a practice to do all the presentations seems to be a common client perception and I wonder whether Mr Foster, Mr Gehry or Mr Piano are expected to do all their presentations themselves?

It is not surprising that there is inconsistency, indeed incoherence, in design management at the major brands. At Marriott, for example, the bathrooms in the Renaissance Paddington are no match for those in the Marriott West Quay – why the variation? Why the apparent lack of trust Hilton place in their design list, epitomised by their failure to develop superb concepts such as that of the Hilton Diagonal Mar or Chicago’s Doubletree, the Wit into lifestyle brands instead of poaching ideas from other companies. At least at Hilton one cannot question the operational standards, and Cardiff demonstrates why they are such a consistent performer in the business market. The food is good, the interiors work well and the staff is well trained and efficient. As a first stage in bedroom refurbishment a major ‘presidential’ suite has been created (see the video).

The hotel does not attempt to be a boutique, and those looking for a boutique sense of funky style may be better staying at the Big Sleep down the road, but there is undoubted high quality here. There is an excellent small spa along with a Living Well gym operation and a swimming pool. It may be that the future for the Steam Bar is to become a part of the hotels pampering operation rather than trying to compete with the other food operations, or maybe it could become an adjunct to the already popular business services, oriented around serving the informal meeting market more formally. Perhaps a relationship over years with a designer who grew to know Cardiff and its market might have helped the hotel to judge how to balance its offering in the local market better, although with very high occupancy rates the marketing team and the owner have obviously positioned their hotel standards in the right place.

In difficult economic conditions Hilton seem to me to be getting their offerings pitched at the right level. As I will show further with the forthcoming Review of Hilton Liverpool, the chain is pitching as a very good four star, with business rooms offering enough to be almost five star in scale and nature of the offering to the guest. The group may be regarded by many designers as very ‘middle of the road’ but their operational standards and criteria seem to me to be right on the ball. If their design managers were equally able to exploit the quality many of their designers demonstrate, then the brand could not just be a leading business brand, but also lead the way in the lifestyle market.

Cardiff, with its upcoming refurbishment programme, could potentially become a test-bed. The rooms are large. The franchisee cares enough to be that rare owner who refurbishes and maintains the property in an exemplary manner. The operational team is experienced and eager. Perhaps, drawing on the Wit experience, the new design management team at Hilton will be bold enough to step once more towards creating a leading lifestyle brand experience.

Dernier & Hamlyn’s work recreates history at Theatre Royal Newcastle

Using archive photography to develop accurate recreations of the light fittings that were installed at the Theatre Royal in Newcastle in the early 20th Century, Dernier & Hamlyn recently recreated a sunburner for the auditorium of the Theatre Royal in Newcastle. Retaining all the beauty of the original fitting, whilst taking advantage of the latest lighting technology, the sunburner was manufactured at Dernier & Hamlyn’s South London factory alongside a further 150 fittings for the theatre. Dernier & Hamlyn’s work included ceiling lights in the main auditorium made in cast brass and featuring leaf patterns as well as fifty wall lights for the main foyer and staircase and chandeliers that have been fitted throughout the building formed using cast brass and handblown glass.The original sunburner was installed in 1901 at the Theatre Royal as part of celebrated theatre architect Frank Matcham’s classic Edwardian design, and used gas lighting. The magnificent new light uses a combination of fibre optics and colour-changeable LED’s that can be altered to suit the required mood. In addition, the ceramic bowls that sat above the gaslights have been replaced by white sprayed metal castings to reduce the weight of the fitting and its cost, both important factors for public buildings today.
