Cross the Line: W Hotels Worldwide Unveils Innovative Design Concept at W Verbier

W Hotels Worldwide, part of Starwood Hotels & Resorts, Inc., will make its debut in Switzerland on 1st December 2013 with the opening of W Verbier and The Residences at W Verbier. Owned by Les Trois Rocs, the W brand’s first alpine and ski retreat is ideally situated at the foot of the slopes beside the Médran gondola. Featuring four traditional wooden chalet-style buildings, each connected by a contemporary glass atrium, the retreat will offer global jetsetters and Verbier enthusiasts immediate ski-in, ski-out access to all of the exciting alpine action. Dutch design agency, Concrete Architectural Associates, has created a design ethos for W Verbier inspired by the dynamic carve of the ski through the snow. Introducing a completely new concept to Switzerland and Verbier – one of the world’s hottest ski destinations – W Verbier’s innovative interiors will juxtapose New York’s urban cool against traditional Swiss design and the stunning mountainscape. The design also brings to life the energy of the alpine sporting world, whose presence is so strongly felt in Verbier, with the interiors allowing guests to carve their own trail of experiences through the hotel.

“For the first W alpine retreat, we wanted to provide guests with an unforgettable experience using interiors that complement the breathtaking scenery surrounding the hotel”, said Rob Wagemans, founder and creative director, Concrete Architectural Associates. “Our design introduces smooth lines that carve through the spaces with contrasting materials reflecting the simplicity, beauty and energy of Verbier and the contemporary cool of New York”.

In the public spaces and guest rooms, natural materials will be juxtaposed against sporty synthetics and contemporary fabrics. Seating areas will be carved out of solid wood blocks; climbing ropes will be used to hang lamps; local stone will clad walls and Welcome desks; upholstery and soft furnishings will be covered in leather, nylon, fur and lycra. Cosy fireplaces will appear throughout the public spaces and will be a key feature in each of the hotel’s 123 stylish guest rooms and suites, including one Extreme WOW Suite (W’s interpretation of the Presidential Suite). In the guest rooms, rustic wooden, chalet-style features will provide a warm contrast to sleek furnishings and contemporary lighting with mischievous animal footprints in the corridor carpets leading a pathway to the rooms. All guest rooms and suites will boast balconies, many offering spectacular views of the surrounding mountainscape.

The Ritz-Carlton Hotel Company, L.L.C. is expanding its collection of Reserve hotels with plans to open a luxury sanctuary on Pearl Island, a private island situated 45 miles south of Panama City. An exclusive leisure experience that blends intuitive individual service, exquisite indigenous design, and luxuriously relaxed ambiance, the resort is the sixth planned Reserve property, joining current locations in Phulay Bay in Thailand and Dorado Beach in Puerto Rico, and upcoming locations including Molasses Reef in Turks and Caicos, Tamuda Bay, Morocco and Cabos San Lucas, Mexico, among several projects slated for the near future.Surrounded by pristine beaches, one of the most bio-diverse marine environments on the planet, sublime azure waters and virgin tropical forests, and enlivened by hundreds of species of indigenous flora and fauna, the centrepiece of the Reserve will feature an open-air resort offering 80 intimate rooms, and a range of select luxury amenities and exceptional services to include a lavish spa, private beach club, three swimming pools and three restaurants, as well as access to a world-class marina, dive and fishing village and equestrian centre. Q3 2013: Rezidor Hotel Group with 8 signings and a strong focus on key development countries

The Rezidor Hotel Group has signed 8 agreements for new hotels with a total of 1,400 rooms in the third quarter of 2013. 5 of these signings represent projects in Saudi Arabia, a key focus country for Rezidor. “Saudi Arabia has experienced continuous economic growth and offers considerable potential for our core brands Radisson Blu and Park Inn by Radisson. In line with our development strategy targeting a profitable, sustainable and asset-light growth in Emerging Markets and selected focus countries, we aim to further strengthen our presence in Saudi Arabia together with powerful regional partners”, commented Wolfgang M. Neumann, President & CEO at Rezidor. Besides Saudi Arabia, the group’s focus country list includes Russia, Nigeria and Turkey. Rezidor has also added a new country to its portfolio and signed the first Radisson Blu Hotel in Algiers, Algeria. The upper upscale property with 137 rooms in scheduled to open in Q1 2015. “We are delighted to arrive in Algeria where we are actively seeking further projects. This signing underlines the importance Africa has for us; across the continent we have 51 hotels with more than 11,300 rooms in operation or under development; in Northern Africa alone (Algeria, Morocco, Tunisia, Egypt, Libya) we have14 hotels with more than 4,500 rooms”, said Elie Younes, Senior Vice President & Head of Group Development at Rezidor. In Northern Africa, Rezidor also opened the Radisson Blu Resort & Thalasso Hammamet in Tunisia in Q3 2013 with 274 rooms and a 1,400sqm spa.

The impact of Rezidor’s Asset Management focus is evident in mature European markets; especially in the Nordics where the group secured 20 years extensions for two of its most strategic and profitable hotels: The Radisson Blu Scandinavia Hotel Copenhagen and the Radisson Blu Royal Copenhagen which was Rezidor’s very first hotel and designed by Arne Jacobsen. The properties are currently under management agreements, but will be converted to lease agreements (from the beginning of 2014) which are prevalent in Copenhagen and the Nordics. The Radisson Blu SkyCity Hotel at Stockholm’s Arlanda Airport has added 30 guest rooms and 36 state-of-the-art meeting rooms, which were negotiated as part of the 2012 lease extension. In addition, the MEUR 13 renovation of the Radisson Blu Royal Garden Hotel, Trondheim is proceeding and scheduled to be completed in mid 2014. The renovation, which is jointly funded by Rezidor and the property owner, is designed to reposition the hotel at the top of the local market, and is in line with Rezidor’s focus of renovating profitable assets in conjunction with contract extensions.

“Such results show our continued success in constantly upgrading our leased hotels and improving the financial performance – a core element of our Route 2015 turnaround programme”, added Wolfgang M. Neumann. Through Route 2015, Rezidor aims to reach an EBITDA margin increase of 6-8% by the year 2015. In 2012, the programme already led to an EBITDA margin impact of 2.1%. Besides accelerated Asset Management projects, Route 2015 comprises Revenue Generation activities, a focus on fee based growth, cost savings, and cap utilization.

JW Marriott Brand Debuts Two New India Properties Weeks Apart

Marriott International, Inc.’s global luxury brand JW Marriott Hotels & Resorts is continuing to grow its India portfolio with the opening of two new hotels – in Bengaluru and New Delhi – within weeks of each other. These will be JW Marriott brand’s fourth and fifth hotels in India, and 61st and 62nd properties worldwide.JW Marriott Bengaluru opened its doors on September 12, redefining luxury for the modern business and leisure traveller. Woven axminster carpets from Wilton Carpets Commercial now create a homely feel for patrons, cleverly breaking up the large open floorplan of The Old Ball pizza kitchen and bar in Horsforth, Leeds for The Orchid Pub Group.Selected by Rob Matthews of design practice Matthews Mee Ltd for its track record of delivering beautiful traditionally-influenced carpets, Wilton Carpets Commercial has provided some 200 square metres of bespoke eight-row axminster broadloom carpet throughout the bar and restaurant area. Utilising the company’s Optimum colour palette, which includes vibrant jewel tones mixed with inviting neutrals, the carpets provide the destination with a floor that evokes a feeling of warmth and familiarity.

“When considering the design of open-plan interiors, we take a ‘rooms within a room’ approach to combat an institutional or overtly cold atmosphere that is an inherent problem in large interiors such as The Old Ball, explains Rob Matthews of Matthews Mee Ltd. “It is a trick that many of us will be unknowingly familiar with, because if you’ve ever sat in a ‘snug’, this is the exact same concept used by traditional public houses for many years.

“There are several methods we use to achieve this, but we always start with the flooring as it has a huge impact on the feel of a particular space. Working closely with Wilton’s design team, we created two designs; an oversize paisley style and a fleur-de-lys inspired pattern, using the Optimum palette to give a contemporary edge. At first the designs appear traditional, giving the floor that all-important feeling of warmth, but they are also perfectly coordinated with other elements in each space. The result is one of individuality in each area or ‘room’, but with an aesthetic that remains balanced throughout the entire open-plan layout. The finished interior has met our client’s brief of an inviting, familiar and homely place to dine and relax for its patrons.”

Manufactured at Wilton’s Wiltshire facility, the bespoke broadloom carpet was produced in a high performance eight-row 80% wool, 20% nylon construction for wear resistance and appearance retention, helping the carpet to perform in a modern and busy hospitality environment. Using Wilton Carpets Commercial’s Optimum colour palette, Matthews Mee Design was able to facilitate a 28-day turnaround bespoke carpet, while retaining the creative flexibility of 12 individual colours.

Grand Scale Renovation at the Hôtel Royal, Evian

The Evian Resort continues its major renovation project on the Hôtel Royal in Evian. This 5-star hotel will undergo extensive work to enhance both its heritage and modernity, scheduled to open in July 2014. A makeover that will provide both the very best of modern-day comfort with the Belle Epoque spirit of this legendary place visited by famous personalities*. The creation at garden level of a new conference centre will leave the 6th floor free to create private suites that will offer exceptional panoramic views of Lake Geneva and will delight the most demanding of clients.

The soul and identity of this palace dating back to the early 20th century will remain intact via the restoration of its frescoes and collection of period furniture. Sleep sets out to attract fresh content each year to ensure it represents the newest perspectives in the world of hotel design. A late night opening, until 8pm on 20th November, will give visitors the chance to take in the show and enjoy a complimentary drink or two while Michaelangelo L’Acqua, CEO and Chief Creative Officer, Soniq, and Global Music Director at W Hotels Group, performs a live DJ set from 6-8pm on the slickly designed Evoni DJ table in the main exhibition hall.

On the same evening, the winner of Sleep Hotel will be announced at 7pm. The competition to create concept room sets has now been joined by a sixth contestant in the stellar line-up: Infinite Architecture, a young practice based in the UAE, and their partners Cullinan Interior. A much-anticipated highlight of the Sleep Hotel rooms will be the opportunity to see how Purpose Design is exploring 3-D printing in its room set.

Also on display will be a gallery of the winners of the European Hotel Design Awards, revealed at the awards dinner on Tuesday 19th November, at the Park Plaza, Westminster Bridge, London.

The Ritz-Carlton Follows the Footsteps of Marco Polo and Opens in Almaty, on the Old Silk Road

Timeless luxury arrived in Almaty, Kazakhstan when The Ritz-Carlton opened its first hotel in the country. The most highly anticipated hotel in Central Asia was unveiled by The Ritz-Carlton Hotel Company, L.L.C. and international real estate developer Capital Partners. The new 145-room luxury hotel offers unsurpassed levels of elegance and is the latest collaboration between Capital Partners and The Ritz-Carlton, following their successful partnership with The Ritz-Carlton, Moscow.

The hotel sits atop the 37 storey Esentai Tower, one of the tallest buildings in Central Asia. With Club and Suite accommodations and more than 10,000 square feet of meeting facilities, it is part of the Capital Partners’ Esentai Park development, which also includes an extensive shopping mall and residential complexes.

Design Strategy and a Return on Investment

A Design Strategy is concerned with how the interior design of an Hotel can meet the hoteliers’ objectives of marketing, business, branding and organisation. The ways in which it can do this are many, and range from the clever use of space planning that may require less staff on duty through the careful use of colour to re-enforce branding to developing an easily recognisable scheme that promotes customer loyalty, as with the Park Inn brand. It seems to the writers that the ROI on design could be as much as 30% a year from bedroom refurbishment alone, as our ROI calculator shows. It is obvious that the ROI on all aspects of the operation are looked at and the necessity of refurbishment and keeping a property looking good can often conceal the fact that this also generates a good ROI. That this is a necessity is unquestioned as this recent statement from Barclays Corporate illustrates. Meanwhile design groups promote to hoteliers the contribution of design to profitability and the necessity of it is relayed from hoteliers to shareholders. Is this done by faith, hope, experience or is it just habit?

The high level of finance and procurement organised for many projects would certainly indicate that both the investors and the design consultants involved in the project must have a keen belief in the financial return gained from the project. In projects run in the 1980’s by the Forte project office, designers would find attached to their brief a formula for them to work out the percentage return from an increased room rate earned through the refurbishment.

This was a salutary reminder to the designer of the need to stay within budget as well as a clear indicator that the Forte family were well aware of the need to calculate an ROI on design costs. Interestingly the Forte family are currently developing hotels at the higher end of the market, promoting the Rocco Forte chain as the most luxurious chain in Europe. Obviously there is no doubt here of the ROI from a high design product.

Generally, however, there seems to be an absence of facts, and the subject appears rather woolly. There is often only the simplest acknowledgement toward it in design terms. There are many articles and reports on ROI that report and track the overall profit of a brand or property, but how much of this is able to be pinpointed as coming from design and not, say, from a media advertising campaign, or the introduction of new technology to meeting rooms?

Whilst hotels do leave out comments cards, one wonders how much guests actually use these. Are they used to make complaints that guests don’t feel able to level face to face in reception? Are they left in cardboard boxes in the general office without analysis? Very few hoteliers survey customers about specifics concerning the design of the hotel, so is the only feedback related to the design of the hotel gleaned from Tripadvisor reviews or trade magazines like HotelDesigns?

The future is green for Birmingham conference venue

One of Birmingham’s greenest venues is celebrating today after maintaining a British Standard accolade for their environmental credentials.Conference Aston, Birmingham city centre’s premier conference, hotel and event venue, has had its ISO14001 accreditation reaffirmed following the refurbishment of 53 bedrooms as part of a £5.4m redevelopment of the Aston University site.

The bedrooms, which are now all of 4* equivalent quality as a minimum, were the final phase of the 163 rooms on site to be refurbished. As part of the renovation, the remaining rooms have been fitted with a wide range of environmentally-friendly appliances, including the use of thermostatic mixing valves to control water temperature, LED and energy saving lighting, split flushing toilets and facilities for easier recycling.

All paper, plastic and battery waste is to be recycled once rooms are cleaned, whilst the donation of old furniture to a variety of organisations in the region is an initiative that will continue. So far, beneficiaries have included Hillcrest school; Age Concern, 1st Sheldon Scout Group; Inter-Action MK; Child Education Development and Empowerment (CEDE) trust fund and the EFA Foundation.

Lucy Talbot, director at Conference Aston, said: “Conference Aston was the first academic venue in the UK to be given this rating and our green credentials are something that we take very seriously, so we are very proud to have retained our British Standard rating for our environmental management systems.

“When we were looking at the refurbishment of the bedrooms, it was imperative that whilst we raised the quality of the rooms, we didn’t forget that they needed to be energy efficient too. It’s been a tough balancing act, but one we feel is very worthwhile.

“For example, we have reduced the amount of water that our showers use per minute by five litres, but have not compromised the quality of the shower which is a key requirement for any hotel user.

“Things such as the removal of bottled water from bedrooms to decrease plastic waste have been offset by the installation of water coolers on bedroom landings. These steps may not seem like big deals, but when factored in to the grand scheme of things, it can make a real difference.”

IHG signs sixth multiple development agreement in Germany

InterContinental Hotels Group (IHG®) has concluded a multi-development franchise agreement with Bierwirth & Kluth Hotelmanagement GmbH to develop five hotels across Germany. The first hotel under the agreement – Holiday Inn Hamburg – City Nord – has already been signed. This is IHG’s sixth multiple development agreement (MDA) with a partner in Germany, continuing the momentum of the growth of its brands in Europe. The hotels signed under this agreement will include up to four of IHG’s hotel brands – Hotel Indigo®, Crowne Plaza®, Holiday Inn® and Holiday Inn Express®, giving the franchisee the flexibility to match the right brand with the right location.

The first hotel in the portfolio will be Holiday Inn Hamburg – City Nord, a newly constructed 297-room hotel featuring IHG’s Open Lobby Concept which is scheduled to open in quarter three of 2016. As the first IHG hotel to serve Hamburg Airport, Holiday Inn Hamburg – City Nord is set to attract a mix of leisure and business guests due to its prime location in one of Hamburg’s best-known business parks.

Breathing new life into an historical building with Roca

Bringing a Grade II* listed building into public use for the first time in more than 200 years, the Serpentine Sackler Gallery in central London is now open to the public, with Roca bathroom solutions being a feature of its washrooms.Giving new life to The Magazine, a former gunpowder store built in 1805, the Serpentine Sackler Gallery is situated just five minutes’ walk from the Serpentine Gallery. Featuring 900 square metres of gallery space, shop, restaurant and social space, the Serpentine’s second space in Kensington Gardens is designed by the multi award-winning Zaha Hadid Architects.

Restored to an extremely high standard in partnership with The Royal Parks, the Serpentine Sackler Gallery continues the relationship between the Gallery and Zaha Hadid Architects,
which began with the inaugural Serpentine Gallery Pavilion Commission in 2000.

This is also not the first time that the Roca Group has been involved with a Zaha Hadid project, with its Chelsea Design Quarter-based, and much-acclaimed, Roca London Gallery also bearing her design. For the Serpentine Sackler Gallery, Roca products were donated as part of the manufacturer’s long-held commitment to supporting cultural and community projects.

Roca’s Meridian-N sanitaryware was chosen to fulfill this most demanding of briefs. Inspired by functionality and geometry, Meridian-N is a fusion of classic and modern design cues, in much the same way as the Serpentine Sackler Gallery itself, being a contemporary renovation and extension of a building that is steeped in British history. The new washrooms feature Meridian-N back-to-wall WCs with soft-close seats, along with co-ordinating compact washbasins.

Overcoming issues of space with its compact design, Roca’s Meridian-N also responds to the demands of modern-day living. The range’s WC cisterns feature an efficient 4.5/3-litre water capacity, helping the Gallery minimise its negative impact on the environment and reduce its running costs.

Roman Shortlisted For Two Awards

UK shower manufacturer and designer, Roman Limited, have been shortlisted for two prestigious products awards over the last few weeks, with the winners of both to be announced later this month.The manufacturer’s newly launched Decem Collection of luxury 10mm thick glass Shower Enclosures has been shortlisted as Product of the Year at the Northern Design Awards, which take place in Manchester on the 22nd November.

Also shortlisted for Plumbing Product of the year, at the Build It awards, is their Roman Shield Complete Tanking Kit, which offers a quick and easy way to install a water-tight wetroom. The Kit has been shortlisted alongside two other products and the winner will be revealed on the 21st November.

Roman’s Complete Tanking Kit is no strange to awards and has previously been the recipient of two other product awards, including the Homebuilding and Renovating Bathroom Product of the Year and the Kitchen’s, Bedrooms and Bathrooms Reader’s Choice Award for Best Bathroom Product.

The Decem Collection, which is manufactured at Roman’s UK headquarters in County Durham, was launched in August this year and so far the feedback from Roman’s customers has been fantastic, with displays quickly being established UK-wide. The bespoke-ability of the range has also stimulated much interest from the contract market, with products being created over-height up to 2700mm now being a possibility.

The Decem Range incorporates a selection of Hinged Door Enclosures, Wetroom Panels and a power shower approved designer Bath Screen. Uniquely the range offers a series of design options, allowing end users to pick between curved or square hardware, there is optional bracing supplied as standard and the Wetroom Panels offer a choice of concealed or standard profiles, with an optional return panel.

The Company has also previously won a Northern Design Award for their Sculptures Range of enclosures.

Refurbishment News: Ibis Styles Belvedere Hotel, London

The Belvedere Hotel in Clapham, London, is set to sign a franchise agreement with Accor to be branded as an Ibis Styles after securing a £4.45 million finance package with Santander Corporate & Commercial. The Belvedere Hotel will undergo a significant refurbishment programme to meet the Accor brand standards, including renovating the bedrooms and public areas and the installation of two lifts. The work starts in November and is set for completion by February.

Gauhar Nawab founded the Eurohotel Group, the operator of The Belvedere Hotel. He established the business in 1970, and today owns and operates nine budget tourist hotels in Greater London. The day to day running of the business is now managed by Gauhar’s son, Meher Nawab. Meher is driving the group’s franchise strategy with Accor, with two of the group’s portfolio already operating under the Ibis Styles brand, and a further four in the pipeline.

Meher Nawab, Managing Director of the Eurohotel Group, said: “We are really pleased that we have been able to gain the funding to be able to move the business forward. By refurbishing the hotel we have the opportunity to raise its rating to three stars and bring in a wider clientele.”

The Tobaco Hotel; Łódź, Poland

The Tobaco Hotel is located in the centre of Łódź among historic tenement houses and old factory buildings. Karol Kretschmer had operated a wool textile factory there since 1895 and in 1932, the National Cigarette Factory opened on the former textile factory premises. Nowadays, the whole building complex has been modernised and adapted to housing and hotel purposes.The hotel’s interior has been designed by the “EC-5” studio and reflects the spirit of the 50s and 60s. The dominant colours, both in hotel rooms and communal areas, are steel grey and vivid blue, violet and green. The yellow colour constitutes the leitmotiv of the whole complex, appearing in the corporate identity and in the decoration. Many interior furnishings, as well as most furniture, have been made of walnut veneer, the finishing of which is high gloss and matt. Dark and vivid colours have been confronted with white walls, floor and window decoration. Thanks to this technique, the effect of bright and spacious interiors has been achieved.

Budget hotels have flourished in recession. Not only will business people trade down, but the ‘bang per buck’ element has become exaggerated as new budget hotels continue to come on stream whilst established hotels postpone refurbishment, waiting to see revenues grow again. Indeed many poor four stars, used to competing with similar establishments through price and the service they offer have become victims of this policy on both fronts. As an hotelier said, “when you drop your price it is akin to dropping your knickers to be popular – once down it is very difficult to get them up again”. Not only is raising prices again difficult but the level of service provided by budget chains like Premier inn, Campanile or Ibis has improved, in part due to ‘facilities creep’ and in part in response to their growing popularity and changing customer profile.

The Ibis Brighton City Centre is a prime example of this change. The new hotel has, says manager Dominic Sauls, been the subject of intense scrutiny by Brighton’s 4 star hotels and has already resulted in at least one bringing forward a refurbishment programme by two years. Brighton hotels are notorious for being shabby, and their financial management has been poor. After the previous recession one chain put 14 hotels on the market, including Brighton hotels, as too far gone to be refurbished (see the transformation on one wrought by new owners in Basingstoke’s Apollo) and after this latest collapse by the economy it is the Grand on Brighton’s seafront, badly served over the years by its owners, that has been put on the sale block.

The replacement of a somewhat seedy casino by the station with the new build Ibis was an opportunity that has been seized with vigour. Whilst the bedroom format (of which more later) is Ibis standard the ground floor public areas are not only proving a successful functioning design, but the operational management is also infusing them with some touches of the eccentricity that has characterised bawdy Brighton since the Prince Regent’s day.

The location is a fifteen minute walk from the sea front but only a few strides from the magnificent glass roofed terminus that is Brighton station. Behind the hotel is the thriving arts and crafts driven area that the North Laines has become, its workers terraced houses and small shops creating a different kind of community to that of the older original Lanes and Georgian terraces and squares of the Brighton along the sea front. Brighton is a University town with a very large student population (the editor did his postgraduate studies here in the old art college) and the colleges drive occupancy along with the business community, as parents come to check up on or bail out their offspring studying here.

The major innovation for the Ibis branding is the introduction of an all-day bistro. Starting with the presentation of the full ‘English’ at breakfast as well as offering food and coffee all day alongside a bar service. This follows other of the budget brands in growing a food offering in addition to their previously bed only offer. This ‘facilities creep’ is the traditional slide up market and other hotels such as Yotel, Tune or Bloc hotels will slide in underneath by offering just a bedroom without any trimmings. Travelodge started a budget revolution in the UK by tacking bedrooms on to a chain of roadside eateries, the Happy Eaters, and Premier Inn separately grew out of Whitbread’s beer and food enterprises so it is not surprising to see other chains developing food services too.

The Ibis in Brighton uses technology to enhance both the service and the guest experience. Electronic keys guard lift access, and electronic signage at reception allows management to tune and alter, for example, rate information almost at will. Thus if there is plenty of space rooms can be discounted but once break even has been reached prices can be altered, much as airlines make discount seat sales of a few seats on the plane and sell the rest at an increased and full fare mark-up.

The bistro area is simple and functional and despite its higher rate over surrounding ‘greasy spoon’ restaurants, it is also popular. In part this is due to the endless coffee supply and decnet food. The bar too was busy during my stay. Design of both areas enables service and cleaning to be done simply and easily by few staff, and the colour is bright and cheerful, using the ibis ‘house red’ colouring. Roller shutters conceal coffee machines etc, whilst the bar is a simple extension of the reception counter.

Individual style touches relieve the strict functionality and the use of colour breaks up the space. There are small idiosyncratically designed stool at the bar tables for example, whilst large candle holders light the entrance door lobby. Local art is also being introduced in this area to further help both links with the surrounding community and the individuality of the unit.

Bedrooms are always the most important area of an hotel, unless you are a party spot, where guests don’t so much sleep as collapse unconscious. The Ibis chain has recognised the competition for a good bed and has invested in new ‘Sweet Bed’ beds with thick comfort enhancing mattress toppers on each. The rooms are effectively soundproofed (except when some muppet doesn’t quite shut the window properly) so a good nights sleep is part of the experience although the chain stops short of the guarantee offered by Premier Inn. Premier Inn boasts it has the best beds (by Directory company Hypnos, the Queens bed makers) but the new beds at Ibis seem to be a match for them.

Room design amongst budget hotels has always been pared down to offer all the facilities needed by a guest for as small an installation cost as possible. Preformed units including podded bathrooms, take advantage of offsite manufacture and are just dropped into place. However here the chain has a number of rooms with a bathroom that is a site build, and they are larger than the standard podded unit. So much so that a four star chain providing shower rooms only will find itself with a cheaper competitor at a lower star rating offering a bathroom as good as theirs. In my view the bathroom is an area where competitive edge is being thrown away by hotel developers seeking ever cheaper installations.

If the top luxury hotels are increasingly moving to his and her bathrooms in their offering why do mid-range operators think they can get away with shower only? It is this blindness to the preference of families and the 30% of guest surveyed who state categorically a preference for a bath that should enable four star hotels to differentiate themselves from the budget competition. When even in the budget market hotel groups offer baths as well as showers then the mid -range hotels in competing not just on service but on price too. The star rating authorities (an increasing irrelevance to hotels) are also ensnared in this web by approving five star hotels with shower only offerings.

It is not surprising in this scenario that the manager here has seen executives from his local competition checking out the offer. With a good location and a product that is markedly improved, as HotelDesigns saw in the Accor Blackfriars new builds, this Ibis poses a significant challenge as a new entrant into the Brighton hotel scene.

Morgan, the British designer and manufacturer of original contract furniture, is investing in design, improving production facilities and exploring new media in order to grow the business and take its success story to the next level.Led by Design Director, Katerina Zachariades, the Morgan Design Team has been growing in number and in stature, with four Design Guild Marks to its name in the past four years. The latest appointment of new designer, Ruth Phillips, increases the team to six and serves to both enhance and increase its output. More frequent product launches, more bespoke solutions and designs that are thoroughly resolved as part of the integrated lean manufacturing process at the Hampshire factory are all benefits of this continuous investment. Senior Designer, Alys Bryan, comments, “Expanding the team enables us to work more closely with our customers to truly understand their projects and assist them through the design process. It also enables us to develop bespoke solutions, where needed, in order to meet their brief. It is extremely rewarding for us and means our customers get good service and come back to us with their next project.”

Lean manufacturing is more than a certification; it is a passion at Morgan. A commitment to continuous improvement delivers efficiencies and quality improvements that are of mutual benefit to the company and customer. The latest investment in pursuit of this aim is a new polishing facility in the factory. Aloft Durham Downtown is slated to Open in 2015

Starwood Hotels & Resorts Worldwide, Inc.® has recently announced it will introduce its fast growing Aloft brand to Durham, North Carolina. Aloft Durham Downtown will break ground later this year with an opening scheduled for May 2015 in the revitalized American Tobacco Historic District, which celebrates its 10th anniversary next year. Topping Off Celebration for the Marriott Marquis Washington DC

Marking a major milestone for Washington, D.C., J.W. Marriott, Jr., executive chairman of Marriott International, Mayor Vincent C. Gray, District of Columbia, and dignitaries celebrated the topping off of the Marriott Marquis Washington DC on September 25th, signifying that the 15-story property has reached its final construction height. Located across the street from Walter E. Washington Convention Center, the 1,175-room property will help the city attract additional convention business by giving the facility an anchor hotel. The company will operate the hotel under its flagship Marriott Hotels brand with 500 properties in 60 countries.

Unveiling its new name and logo for the first time officially, the Marriott Marquis Washington DC will be one of only five Marriott Marquis properties in the country. After the ceremony, Mr. Marriott hosted invited guests for a sneak peek of the hotel’s lobby atrium area where the soon-to-be iconic centerpiece of the hotel – a 56-foot sculpture named “The Birth of the America Flag” created by Baltimore-based artist Rodney Carroll is located. When completed, the sculpture will reach the fifth floor of the 15-floor building, viewable from the ground-floor lobby, mezzanine, and the interior-facing guestrooms. Carroll’s sculpture will be the largest piece of art in any Marriott hotel.

When it opens on May 1, 2014 the $520-million, four-star hotel will have 1,175 rooms including 49 suites, and over 105,000 square feet of function space, as well as five separate restaurant spaces. Connected directly via underground concourse to the Walter E. Washington Convention Center, an anchor of the District’s hospitality and tourism economy, the convention center hotel is poised to become the dynamic epicenter and social hub of DC’s downtown neighborhood introducing new venues for meetings, conventions, social gatherings and business travelers.

Meeting space will include a 30,000-square-foot Marquis Ballroom, two 10,800-square-foot ballrooms, more than 53,000 square feet of superior meeting rooms, an 18,800-square-foot indoor event terrace and a 5,200-square-foot rooftop terrace. Unique to this hotel, the below-grade meeting space has been thoughtfully designed to incorporate natural light that will filter into the meeting space from the open spaces above.

The Marriott Marquis Washington DC was also designed to earn LEED ® Silver (Leadership in Energy and Environmental Design) certification, registered by the U.S. Green Building Council (USGBC). The hotel will be one of the largest hotels in the country to earn Silver certification, verifying that a building or community was designed and built using strategies aimed at improving performance across all the metrics that matter most: energy savings, water efficiency, CO2 emissions reduction, improved indoor environmental quality, and stewardship of resources and sensitivity to their impacts.

The hotel is being developed by Quadrangle Development Corporation and Capstone Development and will be operated by Marriott International. Designed by Cooper Carry Architects, Atlanta, and TVS Architects, Atlanta, in a joint-venture collaboration, the building features an innovative top-down construction method, with 15 stories above ground and 94 feet below – nearly as deep as the hotel will be tall.

New family of taps are full of plus points

With brassware a crucial element of any bathroom design, Laufen has introduced a new family of taps, designed by Andreas Dimitriadis (Platinumdesign), each with its own distinctive style.With their graceful design, the new cityplus taps are sleek and contemporary, with a pure, flat design and horizontal proportions that make them perfect for urban living.

The range includes washbasin mixers with heights of 115mm and 140mm, and a high version at 190mm for free-standing washbasins. These blend particularly well with cubic countertop washbasins and purist single or double washbasins, while the sleek design of the lever is set off to particular advantage on the bathtub and shower mixers. The range also includes cityplus zero, a rotary control version with an exchangeable cap, available in a choice of Chrome, Matt Chrome, Night Black, Glacier White and Pure Orange, and with the Swiss cross motif. The caps can be quickly and easily swapped to provide an instant update.

Elegantly slim and tall, Laufen’s twinplus taps exude sophistication and iconic style. The twinplus collection consists of three washbasin mixers in heights of 165mm, 181mm and 246mm, offering a solution for all basin types. The range also includes a shower and bath mixer.

Completing Laufen’s new tap family, the curveplus range combines ergonomics with modern styling, all in a compact design. curveplus includes two washbasin mixers with a fixed outlet. Both the 110mm and 140mm projection height taps are suitable for mounting on countertop washbasins or as solutions for single or double washbasins. Thanks to its height, the 350mm pedestal mixer is a perfect counterpart for freestanding washbasin bowls. As with twinplus, the shower and bathtub mixers offer a high degree of user-friendliness. With the lever positioned on the right of the tap body on the surface-mounted versions, users are given ample freedom of movement. A bidet solution for each of the ranges rounds off the extensive collection.

Combining aesthetic appeal with functionality, cityplus, twinplus and curveplus from Laufen boast many technical benefits too. The washbasin and bidet mixers are equipped with a cartridge for restricting both the volume of water and the temperature. The outlets also feature a ‛coin slot’ flow regulator, which can be effortlessly unscrewed with a coin, cleaned and replaced to prevent lime scale build up.

Each plus mixer is also fitted with Laufen’s Ecototal cartridge, offering a level of resistance on leaving the energy-saving zone. This can be easily clicked past should the maximum temperature and maximum flow of water be required and can reduce water and energy consumption by up to 30 per cent.

Ireland’s Leading Event Hotel Re-launched as DoubleTree by Hilton

DoubleTree by Hilton has recently announced the rebranding of one of Dublin’s most renowned hotels, formerly The Burlington, to become DoubleTree by Hilton Dublin – Burlington Road. A phased programme of investment is underway to renovate the hotel, expected to complete by spring 2014, rejuvenating it with all the hallmarks of the upscale DoubleTree by Hilton brand. DoubleTree by Hilton Dublin – Burlington Road is the largest hotel in the M50 belt, with 2,100 square metres of banqueting, ballroom space and conference facilities for up to 1,400 delegates. The introduction of a dedicated floor comprising of 18 state-of-the-art conference suites and meeting rooms, each facilitating up to 100 delegates, underlines its credentials as the city’s best in class provider of meetings and events.

All 501 guestrooms are being upgraded with the addition of 42” flat screen TVs, with DoubleTree by Hilton amenities including an assortment of in-room coffee and tea, collection of CITRON Honey & Coriander Crabtree & Evelyn Bath Products and the Sweet Dreams by DoubleTree sleep experience.

The hotel’s restaurant options have undergone a complete overhaul with the new Sussex restaurant forming an open, spacious dining area created for the service of the brand’s Wake up DoubleTree Breakfast. Executive chef, Tony O’Donnell, is devising a new culinary vision that will be modern, with a strong emphasis on the use of local produce. Future conversion plans for the Mespil Bar will see it transformed into an executive lounge and the famous Bellini’s Bar will be renamed the B Bar, in homage to the hotel’s history.

IHG Expands the Holiday Inn Express® Brand in Brazil

InterContinental Hotels Group (IHG) has recently announced that the Holiday Inn Express® brand is expanding in Brazil with the openings of the Holiday Inn Express® Belem-Ananindeua hotel, the Holiday Inn Express® Porto Velho hotel and the Holiday Inn Express® Marilia hotel expected to open later this year. IHG also has plans for a new-build Holiday Inn Express® Manaus hotel, scheduled to open in 2014. The 156-room new build Holiday Inn Express Belem-Ananindeua hotel is located in the industrial district of Ananindeua and within close proximity to the Hangar Convention and Fair Centre, one of the region’s most well-equipped meetings and convention spaces. The hotel is seven miles from Belem’s international airport, and will also serve the region’s thriving port industry, one of the largest and busiest in Brazil. Belem has long been renowned as the gateway to the Amazon River basin, in the country’s northeastern corridor. Guests staying at the hotel can choose between well-appointed spacious guest rooms and suites, all boasting a fresh contemporary design throughout. Additional amenities include a 24-hour business center and fitness center. The modern property offers flat screen TVs, mini bar access and complimentary high-speed Internet.

The 174-room Holiday Inn Express Porto Velho hotel is located less than two miles from the city’s airport, and just minutes from the city center, accessible to numerous shopping and entertainment options. The hotel will feature complementary high-speed Internet, a business center, a fitness center and three meeting rooms. The city of Porto Velho is located in the western part of Brazil, and is an important mining town, as well as a strategic transportation and communications center.

Scheduled to open toward the end of this year, the 102-room Holiday Inn Express Marilia hotel will be among the first global hotel brands in the city of Marilia. The hotel will be located in the state of São Paulo, and its location offers easy access to major thoroughfares, industrial district and airport. The new build hotel will boast a modern design, with a strong focus on sustainability, including energy-efficient systems, effluent wastewater treatment plans, solar panels and LED lighting.

Opening in early 2014, the 110-room Holiday Inn Express Rio Branco will be located downtown, in the city’s business center. Rio Branco has seen incredible growth in recent years due to its strategic location – it is in close and proximity to the Peru and Bolivia borders, accessible to the Transoceanica Highway and two key Peruvian ports, thus providing Brazil with its connection to the Pacific Ocean.

Slated to open in 2015, the 180-room Holiday Inn Express Manaus hotel will be located adjacent to the city’s expansive convention center. With more than two million residents, Manaus is Brazil’s second largest metropolitan area in northern Brazil and is recognized for its duty-free zone as well as a thriving eco-tourism industry. The Holiday Inn Express Manaus hotel will include a business center, fitness center and meeting rooms.

Monolith gets straight to the point of bathroom redesign in Milan

When it came to modernising the 1960s-built Four Points by Sheraton hotel in the centre of Milan, updating the guest bathrooms was crucial to maintaining its luxury four-star status. However, with any downtime being a costly business, getting the 254 rooms back into service as quickly as possible was also vital for the hotel’s owner and manager Maurizio Naro. The savvy hotelier, who has been at the helm of the 12-storey complex for 25 years, overcame this issue in two ways; by carrying out the refurbishment work in stages and by choosing Geberit Monolith sanitary modules for the guest bathrooms, thereby keeping installation time to a minimum.

In order to ensure that the everyday running of the hotel was not overly affected by construction noise and dust, careful planning was a vital part of the refurbishment process at the Four Points in Milan. For Maurizio, this included a visit to the annual International Furniture Fair, where he identified the Geberit Monolith as the solution to his renovation dilemma.

”The thin brick walls in the bathrooms did not allow for an integration of cisterns, which is why I had been on the lookout for a particularly space-saving exposed cistern for some time,” explained Maurizio. “In addition to their streamlined construction, I was immediately won over by the design and colour scheme of the Geberit Monolith modules.”

The Geberit Monolith sanitary module makes light work of upgrading sanitaryware as part of a refurbishment project and is available for washbasins, WCs and bidets. It can be connected to existing water and drainage connections without any major structural changes, which eradicates the need for retiling or redecorating the bathroom once fitted. The Geberit Monolith has an elegant glass surface, which can be specified in a choice of Black, White, Umber or Mint Green, which neatly conceals all of the fittings, leaving a minimalist finish, whilst its slim profile means it doesn‘t impinge on space, even in compact bathrooms.

By choosing the Geberit Monolith sanitary module for WCs and bidets, the renovation work on the Four Points by Sheraton Hotel was sped up significantly, with the first batch of 66 bathrooms complete and being enjoyed by guests in a matter of days.

“At first, I thought that installing the sanitary modules would be tricky,” said Michele Tozzi, a member of the hotel’s maintenance staff. “However, the plumber assigned to the work had been well trained by Geberit. Once the first Monolith module was in, each subsequent module only took around two hours to install.”

With installation time kept to a minimum, housekeeping staff happy with the ease of cleaning and guests full of praise regarding the stylish new bathrooms, Maurizio Naro is pleased that he chose the Geberit Monolith sanitary modules for his renovation project. He said: “We receive a lot of praise from our guests on the tasteful design of the renovated rooms and bathrooms,” he comments enthusiastically.

New Resort in El Gouna to Offer Opulence by the Red Sea

Ancient Sands, a brand new luxury resort and residential project based in the Red Sea town of El Gouna, will begin welcoming guests to its first five-star apartment hotel in April 2014. Offering an oasis of luxury, Ancient Sands Golf Resort will combine the best of Egyptian tradition with western style comfort.Located in the Hilltop Village, Ancient Sands Golf Resort will consist of five individual buildings, each with its own garden and swimming pool and will comprise a range of one, two and three bedroom apartments. The hotel complex, which will open in two phases, will initially offer 114 apartments in April 2014, 91 of which will be reserved for holidaymakers visiting El Gouna. The second phase is set for operation in 2016 and will bring the total number of units to 261.

Each apartment will feature a living room, a fully-equipped kitchen and modern bathroom facilities and provide either lagoon, Red Sea or mountain views. Guests will also enjoy full concierge, house-keeping and room service amenities in addition to communal areas including a large main pool, a children’s pool, a piazza of bars, restaurants, cafes, boutique and convenience shops and a souk market nestled among the buildings.

Kempinski Hotels focuses portfolio expansion on Africa

Kempinski Hotels, Europe’s oldest luxury hotel group, has announced plans to expand its portfolio of luxury hotels in Africa. With two new properties opened in Kenya in 2013, Kempinski looks to add five more hotels to its African portfolio in the next year. Upcoming openings in Africa in 2014 include the Kempinski Hotel Gold Coast City in Accra, Ghana and the Royal Maxim Palace Kempinski in Cairo, Egypt set to open early in the year, as well as a newly signed hotel and golf resort in the future capital of Equatorial Guinea, Oyala. Additional plans are moving forward to open hotels in Rwanda and the Democratic Republic of Congo by the end of the year.

At a press conference at the new Villa Rosa Kempinski in Nairobi this week, President and CEO of Kempinski Hotels, Mr. Reto Wittwer told reporters that following the company’s success expanding into the Middle East and China over the past twenty years, Kempinski expects its growing portfolio in key destinations across the African continent to become a major source of revenue for the company, as well as provide new sources for talent and talent development across the company.

Recent and upcoming openings in Africa:
The five-star Villa Rosa Kempinski is located on Chiromo road, within the Westlands area in the heart of Nairobi. It is only a half-hour drive from Jomo Kenyatta International Airport and five minute drive to the Nairobi Central Business District. The new luxury hotel will consist of 200 spacious rooms and suites distributed over ten floors, including two Presidential Suites on the top floor. Roca presents innovative hotel design solutions at Sleep

Showcasing its range of innovative and design-led bathroom solutions to designers and architects involved in the hotel industry, Roca will make its first appearance at the Sleep event 2013.Responding to the challenges of hotel bathroom design, Roca will present many of its key products at the show, not least among them being its revolutionary new In-Tank Meridian WC. Offering a compact sanitary solution to enable flexibility of design, Roca’s In-Tank Meridian back-to-wall and wall-hung WCs are the first to have an innovative concealed cistern integrated within the pan.

The integrated cistern removes the need for often costly installation systems incorporating a separate concealed cistern, frame and flush plate. The wall-hung option is supplied complete with either a straight or an L-shaped support, enabling it to be fitted to solid or cavity walls.

Langham Hospitality Group Officially Opens New Langham Place Hotel in Guangzhou, China

In the pool area, the 4×5 metre wall has been hand painted and can be seen from the sea or the air. Beach towels are provided to guests so they can relax and take a sun bath.

Centara’s Value Brand Centra Announces Its Latest Bangkok Hotel Is Now Fully Open

Centra Central Station Hotel Bangkok, which soft-opened in July this year, is fully operational as of 24 October 2013.The newly-built hotel, the star of the Centra value brand of Centara Hotels & Resorts, is located within a few minutes’ walking distance of the Hua Lamphong mainline railway terminus, and is at the beginning of Chinatown’s main thoroughfare of Yaowaraj.

“Our Centra value brand, which we launched in 2010, is proving to be very successful and we are proud to be opening the star property in this brand at such a prominent location in Bangkok,” says Thirayuth Chirathivat, Chief Executive Officer of Centara Hotels & Resorts.

“The hotel is ideally located for anyone travelling by rail to anywhere in Thailand, or who is using the MRT Metro, or who is exploring and shopping in the historic Chinatown district.

Tune Hotels Open Sixth Hotel in the Philippines

Spurred on by faster than expected economic growth in the Philippines, international hotel brand Tune Hotels has continued its investment in the country by opening its sixth hotel there this month. The 140-bedroom Tune Hotel Quezon City opened its doors for business on the 8th October 2013. The property is located at Timog Avenue and is the hotel group’s third hotel in Metro Manila.

Mark Lankester, Group CEO, Tune Hotels, said “This is a great market for us to do business in. In less than two years we already have six hotels in operation in the Philippines, including the newly opened Tune Hotel Quezon City in Manila. Not to mention four more to come in Ortigas, Davao, Aseana City and Ayala Avenue in Metro Manila within the next nine months.”

The first Tune Hotel in the Philippines opened at Angeles City in Pampanga in February 2012, followed by Ermita and Makati in Metro Manila, Cebu City and Cagayan De Oro.

Tune Hotels’ decision to continue investing in the Philippines is due to its strengthening economy. Tourism to the Philippines is expanding massively, backed by a successful government marketing campaigns. The recent lifting of European flights is likely to contribute further to the tourism economy.

IHG’s New Holiday Inn® Hotel in Monclova, Mexico

This is the first Holiday Inn hotel in Coahuila and is the fifth IHG®-branded hotel for the state. Brintons supplies the Eventim Apollo

Eventim Apollo, one of the UK’s most celebrated entertainment venues, has re-opened in full Art Deco glory after a £5 million pound refurbishment.The Grade II* listed building located in Hammersmith, London was designed by renowned theatre architect Robert Cromie in the art deco style and opened on the 28th of March, 1932 as the Gaumont Palace cinema.

The refurbishment, which has been overseen by Foster Wilson Architects, includes the restoration of ornate plasterwork and two marble staircases that were hidden beneath the extended stage.

Brintons were commissioned by Foster Wilson to create bespoke carpets for the Balcony Bar and Circle. Apollo’s redecoration was developed with historical sensitivity to the property and Brintons archive was utilised to identify carpet designs, which were authentic to the art deco period. A hand painted design created in the 1930’s was selected and served as inspiration for the final carpet design.

**Hotel Market Update** Festive season in London

With just under three months until the holiday season begins, excitement is building in the capital with more than one in five of London’s hotel rooms already booked (20.7 per cent on average between 24 December 2013 – 2 January 2014).Forward-looking data from TravelClick, the leading hotel market intelligence provider, shows an increase in bookings at this point in the booking window of 7.7 per cent on the same dates last year. Hoteliers are seeing the benefits of the festive season with average daily rates up 7.2 per cent year on year.

The annual New Year’s Eve festivities of the capital, watching the fireworks over the iconic skyline, continues to prove a draw, with one third of hotels rooms booked for the night of 31 December (33.9 per cent). Group bookings to London for celebrating seeing in 2014 are also looking healthy with committed occupancy for New Year’s Eve in particular up 21.4 per cent on last year (increase of 2.1 per cent year over year).

IHG Announces Two New Holiday Inn Resort Locations

InterContinental Hotels Group (IHG) has recently announced plans for two new properties, one located in Nashville, and the other in Deadwood, S.D., adding to the growing global Holiday Inn Resort® brand portfolio, currently at 36 properties worldwide.Currently the Fontanel Mansion is a 27,000 sq. ft. log home previously owned by Country Music Hall of Fame member Barbara Mandrell. This will be the future site of the 140-room hotel set to open as Fontanel, a Holiday Inn Resort® by mid-2015. Accor strengthens its UK network

Marriott International and Prince Hotels, Inc, of Japan announced that The Prince Sakura Tower Tokyo will become Japan’s first Autograph Collection hotel – a portfolio of independent hotels, with the re-opening of the newly renovated hotel on September 14, 2013. Tourism Society welcomes new visa process for Chinese visitors

The Tourism Society welcomes the announcement by the Chancellor of the Exchequer George Osborne yesterday morning regarding the simplification of Visa applications for Chinese visitors to the UK. The new application process should go a long way to encouraging a large number of the one million Chinese tourists who currently visit other European destinations while avoiding Britain to now include us on their itineraries. Tourism Society Chairman David Curtis-Brignell commented: “France alone receives in excess of 25% more Chinese visitors than we do. This announcement is a significant step towards increasing the number of visitors to Britain from this important market and although it has been a long-time coming the industry must say a collective \”thank you\” to DCMS, the Home Office and the Chancellor for making it a reality.”

Grant Hearn, Travelodge CEO said: “It is great news for both the UK economy and our tourism industry that the Government has finally taken steps to streamline the visa application process for Chinese tourists.

We can now clearly showcase to the Chinese market that the UK is open for business, and we have a great chance of reaching the $100 billion bilateral trade target by 2015, which was agreed between the UK and Chinese Government last year.

This announcement will also certainly boost the job market, which is much needed to help get the economy back on track.

However to really unleash the true potential of this growing tourist market, the Government needs to extend its policy to all Chinese tourists and not the selected few.

GHM Wades into Maldivian Waters

GHM dropped anchor in the Indian Ocean last month when the luxury hotel group inked a deal to operate its first resort in the Maldives, scheduled to open in 2016.The agreement with the developers was signed six weeks after GHM announced it would launch three hotels in Taiwan, and less than five months after the company expanded its hospitality interests in the U.A.E.

Located on a 55-hectare, crescent-shaped atoll — the largest habitable island in the Maldives — and 20 minutes by speedboat from Hanimadhoo International Airport, The Chedi Dhapparu will include 90 hotel-managed residential villas and 40 hotel suites, half of which will hover over crystal-clear waters the republic is known for.

Every unit will offer unrestricted views of either a coral-reef lagoon or the open ocean and will feature lush, tropical landscaping.

“The setting is absolutely spectacular, and lends itself perfectly to our brand philosophy – that each GHM hotel should, in its own way, be a style to remember,” said GHM President Hans R. Jenni. “We couldn’t have asked for a better opportunity.”

To ensure the area’s ecosystem remains in proper balance, GHM plans to institute a program for maintaining the ideal levels of coral in the lagoon, which is popular among dolphins and other marine species.

And to ensure the resort possesses characteristics consistent with all GHM properties, the group will work with Reda Amalou of AW2, the Paris-based architecture firm responsible for the design of the award-winning Nam Hai in Hoi An, Vietnam.

Twenty of the hotel suites – the 90-square-metre Chedi Club Suites – will have private pools. All 130 units will offer direct access to the beach.

“The concept will be contemporary living with an Asian touch,” said Jenni. “Instead of thatched, Maldivian roofs, we’ll have flat roofs, and interiors with clean lines and high ceilings.”

The Chedi Dhapparu is the first project in the Maldives with a license to sell real estate titles to villa buyers. The villas will have from one to four bedrooms, with the largest covering 565 square metres. Sales will begin early next year.

Other features of the master plan include a sea-facing, new-age spa with 10 double treatment rooms; a health club with a tai chi terrace; a club lounge catering to guests lodged in the over-water suites; and a beach club with a dive centre and chic bar.

Blueprints also call for a library, cigar lounge and four food-and-beverage outlets, including a dinner-only venue serving specialties from the Maldives, India and Sri Lanka, and a Japanese restaurant that takes advantage of the resort’s access to fresh seafood.

Arne Jacobsen and Room 606

There are not many hotels where the furniture and lighting features in the national design museum. The Kunstindustriemuseet (Museum of Decorative Arts) in Copenhagen acknowledges the startling effect the building and its contents had on all aspects of Danish design in the late 1950’s. Many interior designers dream of designing everything in an hotel, few are successful in carrying it off. Arne Jacobsen, already at the time teaching in the Danish School of Design, carried the project through controversy to meet the brief of Scandinavian Airlines System (known everywhere SAS Airlines, and birthplace of hotel operators Radisson SAS eventually becoming Rezidor) to provide it with an hotel in Copenhagen symbolic of the emergence of the jet age.The hotel was the first true high-rise building amongst the otherwise homogenous predominantly pre-war architecture of the Danish capital, reaching 22 stories high. It was for a while the tallest building in Scandinavia – remarkable considering the first steel frame skyscraper buildings in Chicago date from the 19th Century (see Kimpton’s Hotel Burnham , built in 1894 as the first glass walled skyscraper). The Royal hotel building is amongst the first attempts to create a transport interchange, providing check-in services for passengers using SAS flights from the capital’s airport, and became known as a ‘landmark for the jet age’. Apparently the local newspaper ‘Politiken’ commented: “Each day thousands of people stop up in Vesterbrogade, look up and think: ‘I hope that it won’t fall down in a storm’”

The sense of this cultural and stylistic inheritance is strong in the hotel. The sense of local and corporate pride in the achievements of Arne Jacobsen is apparent by the preservation of Room 606 with the original colour scheme, including fabrics, furniture and lighting, all designed by Jacobsen. The room is also part of the lettings so if you want to stay and experience a room style and functionality of the 1950’s, the room can be requested when booking. In truth some of the design features Jacobsen built in work better than some of the features in the contemporary rooms, particularly his tracked lighting system and concealed dressing table units.

Hilton Worldwide Announces Entry Into Georgia with Double Signing

Hilton Worldwide has recently announced the signing of two management agreements which mark its entry into Georgia. Flagship brand Hilton Hotels & Resorts will debut in the coastal city of Batumi in summer 2014, whilst Georgian capital Tbilisi will be the location for a mid-market Hilton Garden Inn property in 2016. The two projects are entirely separate with different partners but jointly represent Hilton’s arrival into Georgia.Hilton Batumi – Hilton Hotels & Resorts will open its debut hotel in the coastal city of Batumi, following a management agreement with Tourinvest Ltd. Batumi has undergone a dramatic transformation in recent years, establishing the city as a thriving leisure destination. Tourism is central to the city’s economy thanks largely to its popular casinos, beaches and vibrant nightlife.

With 247 guestrooms, a destination restaurant and showpiece rooftop bar overlooking the Black Sea, the upscale Hilton Batumi will appeal to leisure guests seeking to explore the city. It will be located on the doorstep of attractions such as Batumi beach and the Seaside Park, whilst being in close proximity to the city centre and commercial port. The multi-purpose site will be shared with a retail unit, casino and health club, all directly linked to the hotel via a walkway and benefitting from underground parking.

Hilton Garden Inn Tbilisi Chavchavadze – The award winning mid-market brand will announce its presence with an eye-catching 14 storey, 165 guestroom property in the heart of Tbilisi’s financial district, following a management agreement with LTD Chavchavadze 64a that sees Redix act as developer and asset manager. The hotel will boast a prime location on Chavchavadze Avenue, which houses many of the city’s banks and commercial headquarters, while also being a thriving retail destination.

Guests at Hilton Garden Inn Tbilisi Chavchavadze will be able to enjoy the brand’s signature features, designed for convenience and comfort. This will include the Garden Sleep System; ergonomic Orange Box chair; and high-speed internet access. Its restaurant will offer traditional all-day dining while light bites are available on the go from the 24-hour Pavilion Pantry. InterContinental Hotels Group (IHG) has recently announced the conversion of the Hotel Indigo® Anaheim hotel, the Hotel Indigo brand’s fourth property in California. Close to Disneyland Park and the Anaheim Convention Center, this addition to IHG’s Anaheim hotels is conveniently located near Universal Studios and both John Wayne and Los Angeles International airports.The four-story, 104-room retro-style hotel has been renovated with an investment of around $5 million by New Century Enterprises LLC, and uniquely tells the story of Anaheim’s agricultural history. The hotel is located near what was once a well-traveled wagon trail that connected several thriving ranches responsible for producing nearly half of the nation’s walnuts in the early 1900’s. This history is reflected in the hotel’s design, including mosaic murals featuring blooming walnut trees.

The Hotel Indigo Anaheim hotel, located at 435 W. Katella Ave., is convenient for both leisure and business travelers. The hotel has a meeting room that can be converted to suit a variety of needs, as well as a pool and a well-equipped fitness center. Complimentary Internet access is available throughout the property. The Chambers Bar & Bistro serves seasonal and locally-sourced food in a stylish environment. The restaurant name pays homage to the area’s history as the Chambers Ranch, the home of several hard-working families who made their living growing walnuts.

Five-star carpet for Ireland’s only two-star Michelin restaurant

New face heads up international specifications for Roca

Travelodge & Local Authorities work together to finance the construction of new hotels

Yesterday (7th October), the UK’s first budget hotel chain, Travelodge wrote to 124 local councils in Great Britain following its successful co-partnership deals with local authorities for its Aylesbury and Eastleigh Central Travelodge hotels. Through this innovative partnership, local authorities borrow money from central Government via the Public Works Loan board at a fixed low interest rate and regenerate surplus land that they own by building a Travelodge hotel as either a stand-alone project or as part of a mixed-use development. Not only does this create jobs and boost the local economy but it also provides a substantial return of profit for the council.

For example, Aylesbury Travelodge which officially opened last week, is the first branded budget hotel to open in the town centre. The 81-room property has been funded by Aylesbury Vale District Council as part of a £18 million regeneration project which includes a Waitrose supermarket, a 270-space multi storey car park and the Travelodge hotel.

Enterprising Aylesbury Vale District Council borrowed funds from the Public Works Loan Board, a division of HM Treasury at a fixed low rate of 4.5% to fund this project.

The rental deal agreed between Travelodge and the District Council, plus the income from the other site occupiers means – Aylesbury Vale District Council is set to generate a double digit return on its investment.

Councillor Neil Blake, Leader of Aylesbury Vale Council, said:

“The redevelopment of Aylesbury town centre has been something we have been working hard to achieve for a long time and it is great that we have secured our first branded budget hotel, a Travelodge property in the heart of the town centre.

“At a time when so many other town centre redevelopment projects across the country were being delayed, scrapped, or put on hold, we are delighted to have been able to push forward with our regeneration plans and secure an impressive yield on the site. Many people have been involved in getting us to this point, in particular Cllr John Cartwright, who has recently stepped down as Leader of the Council after 11 years in the hot seat.

“The new development, including the addition of the Travelodge has not only significantly enhanced the attraction and vitality of Aylesbury, but has meant that we can now confidently move forward with the rest of our plans to improve the town.”

Commenting on the deal, Neil Parlett, Director of Public Sector Advisory Services at Lambert Smith Hampton, said:

“Travelodge and Aylesbury Vale District Council worked hard to secure an effective development partnership. This model for delivering economic development on robust commercial terms should be an attractive template for many other Local Authorities”

Earlier this year, Travelodge opened a new hotel in the centre of Eastleigh, a deal which also came about through a partnership with the local authority and was funded via Prudential Code borrowing via the Public Works Loan Board.

Alongside the successful examples of Aylesbury and Eastleigh, Travelodge is also in advanced negotiations with five other local authorities across the UK for developments utilising land and assets owned by the councils.

Given the success of the two schemes developed so far and the apparent willingness of other local authorities to look at ways of maximising the potential of their land and assets, Travelodge has now written to 124 local authorities in Great Britain – who all have locations identified within the Company’s hotels target location list. The letter explains how Aylesbury Vale and Eastleigh Councils were both willing to be creative in securing funds to finance vital regeneration schemes which included the construction of a Travelodge hotel on land or assets owned by themselves.

UK loses thousands of hotel rooms

Patrick Goff, Editor of www.hoteldesigns.net, has watched fascinated for over 30 years as new hotels and new rooms are added to, in particular, London hotel stock. However he has remained puzzled that over the years the shortage of room nights available in London has hardly change. It has been known for some time that as new rooms are brought on stream so older hotels go out of use, converted into more profitable apartments or gently declining to become hostels or nursing homes. Now research conducted by Melvin Gold Consulting has revealed that almost 40,000 UK hotel rooms have closed during the past decade – the majority being small unbranded independent properties in coastal areas such as Cornwall, Blackpool and Torbay. The report also revealed a significant number of rooms closed in the key London boroughs of Westminster, Kensington and Chelsea – typically branded and larger properties – the largest being the Regent Palace which included the closure of more than 1,000 rooms at the end of 2006. However closures in resort areas are the most significant category overall, with Cornwall, Blackpool, Torbay, Bournemouth and the Isle of Wight, as well as The Channel Islands, all featuring high levels of closures (see table at foot of the release for a list of all boroughs/districts with more than 400 rooms closed). Whereas new hotel openings outnumbered the closures in the London boroughs and larger cities, this was not the case in the coastal areas. The study indicates that at least 39,174 rooms have closed in 2,139 hotels – an average size of 18.3 rooms per property.

Today, the UK serviced accommodation sector comprises some 730,000 rooms of which 43.5% are part of hotel chains with consortia membership comprising 4.7%. Although Independent unbranded properties are still the majority of supply – 51.8% – this is fast changing. In particular the branded budget hotel sector has grown 10% per annum in the past decade and exceeded 20% in the prior decade and now has over 130,000 rooms, some 17.8% of total service accommodation.

Hotel Industry Consultant Melvin Gold reported on the research by saying: “The hotel industry in the British Isles is rapidly changing and it is very exciting to be part of such a dynamic sector that is adapting to its future.

“The transition of the UK hotel industry that is in progress is further evidenced by our research. We have found hotels changing use to residential accommodation, care homes, and student accommodation or being demolished to facilitate new development. It is important to note that it does not herald the end of the independent hotel, provided they are well-invested and market focused. I still expect them to comprise up to 40% of the future UK hotel market, but the majority of UK hotels will be branded within the next decade. This process of change reflects the requirements of the 21st Century consumer and also creates increased employment opportunities as the supply-base moves towards larger, branded hotels. From 2003 to the end of 2013, 103,612 new hotel rooms have opened in the UK. Even taking account of closures I expect continued growth and the UK hotel industry to have more than 850,000 rooms by 2030.”

A 5ft cake was unveiled as a visual representation of the newly refurbished lobby at Hilton London Metropole, with each layer showcasing the six zones within the new-look space. One of the largest conference hotels in the UK and Europe, welcomes two new senior members to its sales team. The appointments of Jackie Boughton, director of sales, and Paul Weild, MICE sales manager, strengthen further the hotel’s highly regarded conference, meeting and events team with both bringing a wealth of knowledge and experience to their new positions.

Prior to being appointed as director of sales at Hilton London Metropole, Jackie Boughton was head of sales at Wembley Stadium, overseeing the launch and growth of the arena over the last five years. Boughton’s knowledge and skills acquired, over 35 years, enabled her to achieve great successes during her time at Wembley Stadium.

Fluidity – bathroom design will become more and more modular. Another trend in bathroom design is a focus on art. Taps for example will be centrepieces and designed in a more artistic way.

Do you believe you should be able to get “good design” at every budget level?
Yes it is possible. You can find good design at all levels of the market. What you may not get at every budget level is “good quality” especially at the lower end of the market.

Has design and innovation suffered/been restricted by the downturn?
I think the downturn has forced manufacturers and designers to push the boundaries even more because consumers want more for their money.

What design project are you most proud of?
All of them. Each and every project has its own uniqueness.

Who or what is your design inspiration?
I find inspiration from so many aspects of everyday life, the people around me especially my daughter and family, different cultures and travel – I have a real love for the Eastern way of life and philosophy. I also admire individuals like Ralph Lauren and Donna Karan – they have stuck to their brand and philosophy for years – it’s all about longevity and timeless design.
