Hotel, Leisure and Sport Construction at Highest Level Since 2012

Figures released on the 11 December reveal that the value of hotel, leisure and sport construction contracts awarded in November reached its highest level in two years.Barbour ABI, which is a chosen provider of construction data to the Office for National Statistics (ONS) and the Government, has published its latest Economic & Construction Market Review revealing that the value of hotel, leisure and sport construction contracts totalled more than £574 million in November, an 8.8 per cent increase on October and 34.3 per cent higher than November 2013.

The report also shows that the sector accounted for 10 per cent of the total value of all construction contracts UK-wide, with 40 per cent of these awarded in London.

Michael Dall, lead economist at Barbour ABI, commented: “The value of construction contracts awarded in the hotel, leisure and sport sector in November rose to its highest level since 2012, which is hugely encouraging for the wider industry.

“It’s not surprising that London was the main location of activity in the sector this month, with 40 per cent of the total value of all contracts awarded. This is largely due to the award of a £100 million contract to develop a five-star hotel at the site of the Great Scotland Yard building in Whitehall, as well as a contract to develop the Artotel Hotel in Hoxton worth £40 million.

“2013 was a strong year for planning activity in the hotel sector with a number of high value schemes reaching detail planning stage. This is now filtering through to contracts awarded, and so far in 2014 there have been a total of 210 projects containing hotels across the UK, worth a total of £1.4 billion.”

The Economic & Construction Market Review is a monthly report designed to give valuable insight into UK construction industry performance. It is compiled from Barbour ABI’s records of construction data for every UK planning application, and key indicators, such as the Office for National Statistics’ Construction New Orders data.

Installers visiting the Geberit Training Academy in Warwick this year will be among the first to make use of its redesigned facilities, with the refurbishment of the venue now in full swing. Richmond design interiors for Britain’s largest cruise ship, P&O Britannia

Hospitality interiors experts Richmond have been commissioned to create the interiors for P&O Cruises’ largest ship so far, the Britannia. For the first time, P&O Cruises has approached the entire interior design scheme differently, handing over every aspect of its cabins, suites and public areas to one design agency.With a portfolio including some of the world’s finest five-star hotels, Richmond have a wealth of experience in creating superlative interior schemes internationally. Their portfolio includes hotels such as the luxurious Langham hotels in London and Chicago, the award-winning Four Seasons Gresham Palace in Budapest, the recently opened Four Seasons Moscow, and Corbin & King’s first acclaimed hotel, The Beaumont, in London’s Mayfair.

Richmond’s latest challenge combines the excitement of cruising with the sophistication and comforts of a five-star hotel. The interior design scheme originates from P&O Cruises heritage, with a quintessentially British sense of style and glamorous, classical touches; yet, it incorporates new innovations and concepts in dining, technology and entertainment to appeal to new audiences, as well as resonating with P&O Cruises loyal customer base.

The three-tier Atrium is the social heart of the ship and offers a refined, flexible and sophisticated social setting, with an elegant sweeping staircase connecting the decks.

Richmond applied their experience in hotel design by creating a space similar in function to that of a hotel lobby: a central zone where the social life of the ship comes together. The Atrium space is much larger than in any previous P&O Cruises ships and Richmond have maximised its use by offering a Market Café, with patisserie from master patissier Eric Lanlard, delicatessen and gelateria to be enjoyed during the day, and the Blue Bar, on the opposite side of the lower deck, which comes to life predominantly at night, as well as a number of sophisticated shops located in the middle retail deck, relaxing coffee bar and wine expert Olly Smith’s The Glass House wine bar.

Starwood Hotels & Resorts to Debut First Luxury Collection Hotel in Japan

Starwood Hotels & Resorts Worldwide, Inc. has announced the signing of Suiran, a Luxury Collection Hotel, Kyoto. Owned by Mori Trust Co., Ltd., the hotel marks the first Luxury Collection property in Japan. “We are thrilled to welcome Suiran to The Luxury Collection portfolio – an ensemble of more than 90 of the world’s most extraordinary hotels and resorts,” said Lothar Pehl, Senior Vice President, Operations and Global Initiatives, Starwood Hotels & Resorts Asia Pacific. “With its intimate scale and idyllic setting, the hotel will further strengthen Starwood’s luxury portfolio in Japan. Scheduled to open in March 2015, Suiran, a Luxury Collection Hotel, Kyoto is being developed as a ryokan-style accommodation, or small Japanese inn. Located in the Arashiyama district in the western part of Kyoto, the hotel occupies part of the grounds of Tenryuji Temple, a World Heritage site that since the 1960s housed ‘Rantei,’ a well-known traditional Japanese ryokan long used by the Japanese government to entertain VIPs. In addition to the newly built guestrooms and facilities, Suiran, a Luxury Collection Hotel, Kyoto, will retain elements of its esteemed past, including the preservation of two original structures: ‘Enmei-kaku’, built in 1899, and ‘Hasshoken’, constructed in 1910 – both of which are currently undergoing extensive renovations and will ultimately house a signature restaurant and cafe.

With only 39 rooms, the hotel will offer an intimate experience in Kyoto – a city steeped in tradition with numerous historic palaces, temples and shrines. Each guestroom will be designed in culturally significant hues and traditional motifs. Amenities will include a lobby lounge, signature restaurant, meeting room, fitness center and spa. In addition, the brand’s signature concierge service will serve as a portal for travellers to discover the intriguing and less explored sights of Kyoto.

Suiran is located adjacent to the Hozugawa River, Kameyama Park and the Hogonin and Tenryuji Temples. Arashiyama houses and the famed Bamboo Grove on the southern side of the river – declared a National Historic Site and Place of Scenic Beauty – are also both in close proximity to the hotel.

Plans for Edinburgh Marina development unveiled

Developers have submitted their masterplan for Edinburgh Marina – the 400 berth marina, residential, retail and spa hotel development that will be the focal point of Granton Harbour’s regeneration, just 2.5 miles from Edinburgh City Centre.The masterplan lodged with The City of Edinburgh Council for the new Edinburgh Marina development is believed to be the first new Marina next to a capital city in Europe for several decades, providing a major boost to inward investment in Edinburgh of over £300m.

The Edinburgh Marina development will deliver new homes for over 4,000 residents as well as local employment opportunities for up to 700 people, whilst the new masterplan provides for improved marine services, including a larger community boatyard and improved facilities for the Royal Forth and Forth Corinthian yacht clubs.

The residential content of the development remains virtually unchanged from the previously approved plans, but now provides for a significantly greater offering of family sized housing for rent. The total area of the proposed new retail and leisure space remains unchanged from that approved in January 2014 – 9220 sq.m and 4220 sq.m respectively. However, the layout has now been redesigned to provide a centre to the retail, commercial and leisure space, easily accessible to both residents and visitors.

The revised scheme also makes provision for the proposed new transport facilities in the area, including the extension of the tram service and a potential fast link ferry service to and from Kirkcaldy, as well as facilities to accommodate cruise ship tenders.
A spokesman for the developers, Granton Central Developments Limited, said today, “We are very pleased with the way in which our development plans have been supported by the local community and we look forward to starting work on this exciting project in 2015. We hope that Edinburgh Marina will soon be not just a gateway to Edinburgh, but a focal point of an exciting and energetic new community.”

Global Property Advisors Colliers International is seeking best and final offers in the region of £2 million, for the freehold interest, of the Farnham House Hotel in Surrey, with a deadline of 30th January 2015.Set in 4 acres of secluded grounds, the hotel comprises 24 en suite letting bedrooms (including two suites), two conference and banqueting rooms, a restaurant and bar. The sale also includes a five bedroom staff house located within the grounds.

Understated excellence at the Kings Head hotel

Found at the heart of the lively market town of Cirencester, the Kings Head hotel has reopened in all its past glory, bringing a touch of the modern to an otherwise historic setting. Part of an extensive restoration programme, Wilton Carpets Commercial has ensured the 1900 square metres of carpet specified adds to the boutique ambiance found throughout.Calico Interiors, the Gloucestershire-based company chosen to take on the interior design, felt it was imperative that any carpets chosen fulfilled the brief in offering light and natural design.

The first task was selecting a carpet for use in the 45 guest rooms, one that would exude class but also a homeliness, the like of which is popular among modern hotel owners. The guests would require a space in which they could unwind and unravel; in essence, a place they could call home, even if just for a night.

“With the corridors, as was the case with the bedrooms, we were looking for a natural option,” Sarah continues. “We gave Wilton a brief with a selection of potential colours, and they responded with a range of hand trials from which we could choose. As ever, the product selected fitted in with our vision, ensuring another crucial element of the project was carried out to the standards required. Wilton are always flexible when it comes to custom design, and this is a large factor in our continued engagement with the company.”

Since the hotel’s reopening, the response to both the bespoke and Ready to Go carpets has been distinctly positive. From the start, the Kings Head has been about creating a place where guests could escape, an opportunity to relax and clear their minds. Wilton Carpets Commercial most certainly played its part in the marvellous end result.

”The designs are understated in the all the right ways, Wilton’s tufted carpets bringing the bespoke capability we were looking for and within our budget,” Sarah Mitchell explains. “The brief was to create a homely feeling boutique hotel, with an emphasis on the interior being ‘non-contract’ in style. I think the results speak for themselves, the carpets really working in tandem with their surroundings.”

Kempinski Hotels Announce Agreement for Property in Dominica

An agreement has been signed between the Government of Dominica and Range Developments, a development company, for the construction of a luxury hotel resort as an approved project under its Citizenship By Investment programme. Further to an agreement signed by Range Developments with Kempinski Hotels for the operation of the hotel, the resort will be Kempinski’s first luxury hotel project in the Caribbean. The Cabrits Resort Kempinski Dominica will be a 101 room hotel on Douglas Bay in Cabrits on the north shore of the island, close to the town of Portsmouth.The resort will be surrounded by the Cabrits National Park, an area known for its natural beauty. Dominica is renowned for its eco-tourism initiative, 365 rivers, waterfalls and hot springs. Cabrits Resort Kempinski Dominica has been designed to ensure a natural balance between the land and the sea, while ensuring a modern contemporary guest experience.

The luxury hotel will offer a unique opportunity, the first Government approved real estate project under the Citizenship By Investment Program of the Commonwealth of Dominica. Investors can obtain citizenship of the country by purchasing a share in the development for US$220,000 in a limited partnership structure.

Motel One’s Q3 report shows excellent improvements across the board

Motel One, the European budget hotel chain, has released its business report for the third quarter of 2014 – and the news is uniformly positive. Financial performance and customer satisfaction levels are on the rise, leading investment houses have improved or maintained high rankings for the group and new hotels have opened in key locations.Highlights from the report include:

• Guest satisfaction levels continue to increase in every category, with percentage gains for friendliness, service attendance, cleanliness and breakfast. Motel One asks every guest to evaluate his or her stay, and the latest results are based on a representative sample of almost 80,000 respondents.

• Revenue grew by 25% to EUR 70 million, EBITDA grew by 16% to EUR 25 million and occupancy was at 79%.

• The group’s offer showed year-on-year growth from 44 to 52 hotels, with the newest of them opening this quarter in Leipzig and Bremen.

• The new 254 room Motel One in Bremen is located close to the old city and has a stylish nautical design, while Motel One’s second newest hotel in the heart of Leipzig has 180 rooms and a lounge with dramatic and panoramic views of the Nikolaikirche nearby.

• The German Bundesbank has raised its investment grade for the group to a level comparable with Investment Grade A of the external ratings agencies S&P and Fitch or an A2 with Moody’s.

• In its Annual Hotel Investment Ranking in October, the Treugast Solutions Group maintained Motel One’s top position in the German and Austrian markets. The ranking rates the suitability of hotel operators in the German market as business partners for investors.

• Motel One has launched a new Android app, enabling guests to browse hotel facilities and book rooms directly from their phones.
The group is delighted to report these results, and in particular are pleased with reported customer satisfaction levels, which it regards as its most important indicators for measuring success.

The group also notes that the balance sheet remains strong and investments are at a record high. Significant among these investments will be the launch in Q4 of another five Motel One hotels in outstanding micro-locations in Berlin (Leipziger Platz), Vienna (Staatsoper), Magdeburg, Prague and London (Tower Hill).

Travelodge completes £57 million hotel modernisation programme

Travelodge, the UK’s largest independent hotel brand, is pleased to announce it has completed its £57 million nationwide hotel modernisation programme, deemed to be the largest hotel refurbishment project to have been completed in such a short space of time. This phase of the modernisation programme began in March 2013 and following its completion, Travelodge will now continue to modernise its remaining hotels in 2015.

Over 80% of Travelodge hotels across Britain now feature the company’s new brand contemporary look, which includes a new modern room which has been designed by customers and offers a warm and relaxing environment.

All public areas within these hotels now showcase a fresh look and feel.

As part of the investment to build a new Travelodge brand, all 36,813 rooms across the company’s 500 UK based Travelodge hotels now feature a luxurious bespoke king-size bed (normally found in high end luxury hotels worldwide) called the ‘Travelodge Dreamer Bed’. The traditional sofa bed in family rooms has been replaced with two comfortable truckle beds.

The Travelodge Dreamer bed is produced by royal warrant holders Sleepeezee Ltd who are renowned internationally for their experience and craftsmanship in producing the most luxurious beds that money can buy. As when we look at the colour blue, our metabolism slows down, making us feel relaxed and sleepy.

Travelodge has also introduced complementary in-room toiletries across all of its hotels and now offers free WIFI for 30 minutes and for customers who require a longer service the price has been slashed to £3 for 24 hours.

Hyatt Announces Plans For Two New Hotels In Brazil

Hyatt Hotels Corporation and FSA Group S.A. announced today that joint venture entities formed by Hyatt affiliates and FSA Group have entered into agreements to purchase two sites in Brazil to develop Hyatt Place Sorocaba and Hyatt Place Macaé. Upon the closing of the site acquisitions, the joint venture entities will enter into agreements with FSA Group to manage the design, planning and construction of the hotels and with Hyatt affiliates to provide management services in connection with the operation of the hotels upon opening, which is expected in the first quarter of 2017. These two hotels are part of a larger master development agreement between Hyatt affiliates and FSA Group to develop a total of nine Hyatt Place hotels across Brazil. The first hotel as part of this agreement, Hyatt Place São José do Rio Preto, was announced in April 2014 and is expected to open in mid-2016.

Hyatt Place Sorocaba
Located approximately 100 kilometers from the city of Sao Paulo, Sorocaba is one of the region’s most important industrial cities, serving as headquarters for numerous multinational companies across diverse industry sectors. Hyatt Place Sorocaba will be a component of a mixed-use project known as Iguatemi Esplanada owned by Iguatemi Empresa de Shopping Centers S.A. (Iguatemi), one of Brazil’s largest retail developers and the owner of many high-end retail malls throughout Brazil. The Iguatemi Esplanada completed a large expansion of its retail component in November 2013, and plans to add two office towers and a luxury residential component in phases over the next several years. The 176-room Hyatt Place hotel will feature a lobby lounge and restaurant, a fitness center, and approximately 200 square meters of flexible meeting space.

Hyatt Place Macaé
Macaé, located approximately 180 kilometers northeast from the city of Rio de Janeiro, has a large multinational presence and is an economic center for tourism, fishing and most notably, petroleum as it is the main center for offshore oil exploration in Brazil. Hyatt Place Macaé will be located on a beachfront site in the neighborhood of Cavaleiros. The area boasts a large selection of seafront restaurants and nightlife entertainment. The 142-room hotel will feature a roof-top pool, a lobby lounge and restaurant, a fitness center, and approximately 160 square meters of flexible meeting space. The seller of the site is Praia Campista Macaé Empreendimentos Imobiliários Ltda, an affiliate of Primus Realty.

Hyatt’s Brand Representation and Growth in Brazil
Hyatt is currently represented in Brazil by Grand Hyatt São Paulo, a 466-room full-service, luxury hotel. Currently under construction is the 436-room Grand Hyatt Rio de Janeiro, which is scheduled to open in late 2015 in Rio de Janeiro’s Barra da Tijuca borough.

In September 2014, Hyatt announced Brazil’s first Park Hyatt hotel, Park Hyatt Foz do Iguaçu, which is expected to open in 2017. In April 2014, Hyatt Place São José do Rio Preto was the first Hyatt Place hotel to be announced under the landmark master development agreement between a Hyatt affiliate and FSA Group for nine Hyatt Place hotels throughout Brazil. Currently under design and scheduled to begin construction in December 2014, the 150-room hotel will be the third Hyatt-branded hotel in the country when it opens in 2016. Hyatt Place São José do Rio Preto and Hyatt Place Sorocaba are both being developed as part of a strategic relationship with Iguatemi.

Praise for new historic lighting at the Tower of London

The Royal Chapel of St Peter ad Vincula at the Tower of London is an historically important place of worship that is also visited by many tourists. Recently a refurbishment programme was completed. A key element of this project was improving the chapel’s lighting – important not only for its practical and its aesthetic qualities, but to reduce energy usage too. Heritage lighting specialist Dernier & Hamlyn, working with lighting designer Bruce Kirk of Light Perceptions, produced nine chandeliers that were carefully designed, engineered and manufactured to meet all of the requirements. They were commissioned by Tracy Simmons Conservation Building Surveyor at Historic Royal Palaces, the independent charity which cares for the Tower of London. The design concept for the chandeliers made reference to the shape of the chapel’s arched windows and they were produced in Dernier & Hamlyn’s London factory in brass and hand finished in bronze and gilt.

This project brought with it unique challenges that had to be overcome in order to provide adequate light levels and design integrity while optimising historically important features. For example, the Chapel’s beams were part of the original fabric of this Tudor building. The four large chandeliers positioned in the main nave of the chapel required support cradles to be fixed to these beams. This needed to be done in a way that allowed the energy efficient LED lamps to highlight important architectural features without damaging the ancient timbers. Dernier & Hamlyn designed the support cradles to fix around these beams, working with existing fixing holes to ensure this was achieved and positioned the LED lamps so that their effect was maximised throughout the chapel.

Dernier & Hamlyn’s joint managing director Brian Spiking who leads on the technical and manufacturing aspects of the business says: “We are an extremely well established team with highly skilled people who have expertise rarely found in the UK these days. However, this project presented issues that even we had never had to work through before. Overcoming the problems we encountered on the way was time consuming but ultimately extremely satisfying that we have contributed to the ongoing survival and historical significance of this building that is famous around the world.”

The chandeliers have been installed around the chapel adding appropriate light levels as well as additional design features to this unique environment.

Tracy Simmons says: “The continued conservation of such historically important buildings is a huge responsibility so we always ensure that the suppliers we use are not only highly skilled experts in their respective fields, but also share our passion and respect for the job they are undertaking. We are delighted with these beautiful chandeliers and expect them to be an important feature in the chapel for many, many years.”

Botafogo is the first of many hotels to be launched in partnership with Intercity Hotel Group, with whom YOO Hotels & Resorts formed an alliance earlier this year. One of the fastest-growing hotel companies in Brazil, InterCity currently operates in 15 of the country’s cities and Montevideo, Uruguay. It will manage all YOO2 properties in South America, under the strict guidance of the brand to ensure the right design, vibe and personal service details are aligned with YOO’s Human Luxury™ philosophy.

Fujita Kanko Goes Global with Seoul Hotel Opening in 2018

Fujita Kanko Inc., a leading Japanese hospitality company headquartered in Tokyo, announced it has signed a hotel management agreement with Haesung Industrial Co., Ltd, a Korean real estate company headquartered in Seoul, South Korea, to open a hotel in Seoul. Fujita Kanko has not had any overseas properties since 2002 but is executing a new expansion strategy. The hotel is expected to open in the summer of 2018. Haesung Industrial Co., Ltd will start construction of the building, which it will own, in the summer of 2015. The hotel will be located in the popular Myeongdong area in the heart of Seoul, the city’s hottest shopping district and main tourism hub, with numerous restaurants and entertainment spots. The hotel’s 330 guest rooms will all have Japanese-style bathrooms.

“We are truly excited about opening our hotel in Seoul, which demonstrates our firm commitment to expansion in Asia,” said Akira Segawa, Fujita Kanko’s President & CEO. “We are a Japanese tourism industry pioneer, with a proud 59-year history and the most innovative and upscale properties in Japan. It intends to leverage its expertise in hospitality, leisure travel, meetings, weddings and banquets to build local business.

The newest Roomzzz Aparthotel is opening in Chester circa March/April 2015. It boasts 64 luxury apartments with a Penthouse Suite and rooftop balcony overlooking the UK’s oldest racecourse. Each of the six Liberty Suites also has balconies.All apartments are furnished with brand names such as Smeg appliances in the kitchen, but no sign from their website whether the Chester property will have an Apple Mac Mini Computer in suites as seen in other Roomzzz Aparthotels such as the one in Manchester.

IHG agrees to acquire Kimpton Hotels & Restaurants

InterContinental Hotels Group PLC (“IHG”) has recently announced that it has agreed to acquire Kimpton Hotels & Restaurants Group LLC for cash consideration of $430 million (the “Transaction”).

Kimpton Overview
Kimpton was established in 1981, and is the largest independent boutique hotel and restaurant business in the US. It manages 62 hotels (11.3k rooms) across 28 cities in the US in attractive urban and resort locations such as Boston, Chicago, Florida, Los Angeles, New York, San Francisco, Seattle and Washington D.C. There are a further 16 hotels in the development pipeline (3.0k rooms), of which 10 are under construction. Kimpton also operates 71 hotel-based destination restaurants, bars and lounges across the US.

Kimpton caters for a broad and varied range of guest needs, including ‘Mixing Business with Pleasure’, ‘Short Break Experience’, ‘Romantic Getaway’ and ‘Wellbeing’ at an upper upscale price point. Significant Opportunity to Accelerate Growth
Adding Kimpton to IHG’s portfolio of preferred brands, alongside its highly successful Hotel Indigo and EVEN Hotels brands, will create a leading boutique and lifestyle hotel business, with over 200 open and pipeline hotels across 19 countries.

The boutique hotel segment has been the fastest growing in the hospitality industry over the last four years, with demand, supply, and RevPAR growth for boutique hotels in the US each significantly outperforming the overall industry.

IHG will capitalise on its scale, powerful global owner networks, digital platforms, and specialist capabilities of building preferred brands to enhance Kimpton’s growth globally. In particular, there is a significant opportunity to expand the brand in Europe and Asia where there is strong demand for boutique brands. IHG will also benefit from Kimpton’s strong track record in operational excellence, food & beverage and design, to add value across its current brand portfolio.

The Kimpton Real Estate Investment Funds, which are run by four existing Kimpton executives, expect to make future investments in Kimpton branded hotels. The Funds own approximately 30% of Kimpton’s existing and pipeline properties and intend to raise additional funds to acquire, develop and redevelop boutique hotels. As part of this investment platform, the Funds expect to have a meaningful and on-going relationship with the Kimpton brand.

Financial Performance
Kimpton has a strong track record of operational and financial performance, achieving 4.0% per annum growth in system size and 7.7% average growth in comparable same store RevPAR in the last five years. Kimpton’s EBITDA is expected to be approximately $20 million for the year ended 31 December 2014, and IHG expects to be able to deliver future growth in Kimpton EBITDA to approximately $39 million by 2017 from the opening of hotels in the pipeline and the achievement of certain back office and technology savings.

Transaction Overview
The Transaction will be financed through existing cash resources and new debt facilities, and is expected to close during the first quarter of 2015 upon satisfaction of certain customary conditions, including Hart-Scott-Rodino anti-trust clearance and Kimpton shareholder consent.
For US tax purposes, the transaction constitutes an asset sale for both the vendor and purchaser, and IHG is entitled to amortise the assets acquired. It is anticipated that the relief associated with this amortisation will reduce future taxes by approximately $160m.

Sanderson launches the Sanderson Vintage 2 collection for Spring 2015

Captivated by the vintage vibe in the air, the Sanderson studio have delved into the archive to create a collection of favourite patterns from the early to mid-20th century, bringing them back to life so that they can be used in fresh and original ways in contemporary interiors. The design team have referred back to the original documents to exquisitely reinterpret the print marks, capturing all of the character of block printing, misfits, overprinting and all. The collection is not only a revival of much loved designs such as Chelsea, Salad Days and Cecile Rose, to name but a few, it is also a celebration of craftsmanship and artistry of designers and printers of bygone days.

There is no right or wrong way to use these patterns – rooms can be quirky or bohemian, or simply choose one pattern as an accent piece in an otherwise pared back elegant room. One thing is for sure, there are endless possibilities for the creation of interiors full of warmth and character!

London Marriott Hotel Park Lane Set to Raise the Bar for Mayfair Hotels

London Marriott Hotel Park Lane is set to complete an extensive renovation in June 2015 as part of the repositioning of the hotel to represent the best of Marriott in London and to be the hotel of choice in Mayfair. Housed within a Grade II listed property, London Marriott Hotel Park Lane will epitomise Mayfair elegance, with views over Hyde Park, opulent guestroom accommodation and luxurious public areas befitting of the prestigious address.

The interiors of London Marriott Hotel Park Lane are currently undergoing a complete transformation. RPW Design is responsible for the plans that extend to all 152 bedrooms, the introduction of five new suites and a redesign of the lobby, Executive Lounge and meeting rooms.

Nicolas Kipper, the newly appointed General Manager, comments: “We aim to compete with the best hotels in London with an exclusive and unique Marriott offering. The new design, an increased suite count, an elevated service and an enhanced in-room offering, will make us even more appealing to the luxury market.”

The new layout of rooms will include entrance lobbies and will be decorated in soft shades of white, dove grey and lavender. Materials such as leather, silk, solid wood and bookmatched marble are to be used throughout.

RPW Design’s Managing Director Jan Wilson said: “Our designs aim to bring out the English Heritage of the Francis Verity designed historic building extending its intimate feel and residential character into the hotel’s interior. Elegantly designed rooms and public spaces will have all the facilities expected in a leading luxury hotel.”

Impeccable attention to detail of the hotel’s interior will be matched with quintessentially British touches. A collection of British artwork features throughout the hotel and Royal Warrant holder suppliers include Edward Goodyear handpicked wild flowers and Floris bathroom amenities.

The guest experience will be elevated with the introduction of a signature arrival and bespoke personal service. Cutting edge technology will be offered with Apple products throughout, bluetooth LCD screen TVs and mobile check-in.

The transformation of the interiors follows the opening of Lanes of London restaurant at the hotel in January 2014. The Club offers a serene retreat complete with steam room, state-of-the-art gym equipment and the only pool on Park Lane. Plans for renovations of The Club are set to be announced.

InterContinental Hotels Group (IHG) has announced the opening of the Holiday Inn Express® Snowmass Village hotel. As the newest addition to IHG hotels in Colorado, this four story hotel features 145 guest rooms and six suites. Situated at the base of Snowmass Mountain, it is only a two minute walk from the hotel to ski lift access. Due to its desirable Colorado location, this hotel appeals to avid skiers and snowboarders in the winter as well as hikers and mountain bikers in the warmer months of the year. New Hotel Okura Luxury Resort to Open in Metro Manila in 2018

Hotel Okura Co., Ltd. announced it will open Hotel Okura Manila (tentative name) in 2018, a new luxury resort in the Philippines. Okura has an agreement to manage the hotel with Resort World Bayshore City, Inc., a subsidiary of Philippines-based Travellers International Hotel Group Inc.The hotel will be part of Bayshore City Resorts World, a large-scale integrated resort, which will be the last of four multibillion-dollar private-sector casinos licensed by the Philippine Amusement and Gaming Corporation to create a gaming zone. Called Entertainment City, the zone will be located on Manila Bay in the City of Parañaque, Metro Manila. Bayshore City Resorts World will also have an opera house, an upscale commercial complex, condominiums, cinemas and convention facilities. It is only three kilometers (1.86 miles) from Manila’s Ninoy Aquino International Airport, and five kilometers (3.1 miles) from the City of Makati, the country’s main business district. The prime location positions the new Okura property as an ideal base for both leisure and business travelers.

The hotel’s plans include 380 rooms in a 13-story building that will occupy 38,000 square meters (409,000 square feet). It will offer state-of-the-art amenities and authentic Japanese hospitality. Facilities will include Japanese and other dining facilities, four meeting/banquet rooms, a spa and rooftop pool.

Hotel Okura Co., Ltd. plans growing its portfolio to 100 properties worldwide as the first stage of its expansion, with a focus on Asia. It opened Hotel Okura Macau in 2011, and The Okura Prestige Bangkok and The Okura Prestige Taipei in 2012. Hotel Okura’s subsidiary, JAL Hotels Co., Ltd., will open two new hotels in China, the Hotel Nikko Guangzhou next month and Hotel Nikko Suzhou in 2015; and Hotel Nikko Bangkok in Thailand in 2017.

The Serras luxury boutique hotel to open in Picasso’s first studio, Barcelona

the Serras is situated on Passeig de Colom, a three minute walk from Las Ramblas, making it the first five star property on the waterfront in central Barcelona. It overlooks both the Gothic Old Town and Port Vell Marina, which has recently undergone a €125 million renovation and is now one of the most glamorous in Spain. Soho House Barcelona is also soon to launch just along from the hotel, a further sign that this is now a major hotspot in the city.Architecture:
The building dates from 1846 and the original Neo-Classical façade designed by Francesc Daniel Molina remains in tact, with a more modern aesthetic towards the back of the hotel.

Interiors:
Eva Martinez, celebrated Spanish designer, has created an elegant and fresh feel, with a look combining current New York and Modern Catalan styles. Martinez has incorporated significant local influences into the design, for instance exquisite hydraulic tiles, traditionally used as flooring in the homes of Barcelona play a central role as headboards of the beds, with varying motifs depicting different areas of the city. Martinez has also integrated iron and wood to reflect the district’s industrial past. Everything used is of the highest standard, from Hypnos mattresses, used by the British Royal Family, to Hansgrohe Showers and Malin and Goetz amenities and candles in the suites.

A new service culture for Barcelona:
The management team were hired specifically with the goal of raising the standard of service for the Barcelona hospitality scene to match that found in London and New York, with an understated but highly personalised guest offering. Antonio Bignone, General Manager and his deputy Ona Matas have a wealth of experience having worked in some of London’s best hotels, including The Dorchester, The Ritz and Mandarin Oriental.

Each guest will be assigned a Guest Relations Manager who will orchestrate their entire stay, from booking to welcoming, hosting and following up, creating an unrivalled personal touch. The hotel will be low on rules too with relaxed meal times and check-in an informal, seated affair over a glass of Champagne.

Rooms & Suites:
There are 30 rooms and suites with a very high number of configurations for a small hotel. The aim is for flexibility, meaning that suites can be re-arranged depending on the guest’s requirements. There is also a Picasso Suite, where the artist painted the view of Basilica de La Mercè, just around the corner from the hotel.

Stunning outdoor space:
Despite its seaside location, few hotels have notable outdoor space in Barcelona. the Serras, by contrast, has a beautiful rooftop overlooking the marina with a small pool and an informal bar, serving drinks and a selection of sharing plates, including ceviche. In addition, all of the rooms have balconies, with a range of inspiring views.

Dining:
Marc Gascons, who has been awarded a Mihcelin-Star, is following in the footsteps of Ferran Adria and Juan Pretel of El Bulli and Roca fame, by opening a Barcelona restaurant after the huge success of their Girona establishments. Gascons, who is the third generation of the renowned gastronomic family from Girona, has been described as fresh, young and informal, but very much Catalan and Mediterranean in style.

Designed for sharing, the menu at his informal restaurant will consist of locally sourced produce from the land and sea. Specialities include sea bass sushi and Galician beef tataki from the grill. Everything is designed to make guests feel relaxed, from the open kitchen and grill to the comfortable and personal atmosphere.

Ownership:
the Serras is owned by Jordi Serra, who ran a highly successful global IT company for the majority of his working life. Inspired by his travels where he experienced exceptional service, including from Ona Matas, now his Deputy General Manger, his vision for a hotel in his hometown was born.

The holiday makers lie broiling in the Mediterranean sun. Bronzed bald headed muscle men stride past mounds of bright reddening flabby granddads; slender brown bikini clad beauties strut their flat stomachs past roly-poly grandmas sunbathing topless like obscene beached whales; jolly families initiate their children in the delights of swimming pools a brilliant turquoise in contrast with the greyer blue of the warm sea.

Around them the smiling staffs of the four and five star hotels fronting the beaches serve endless gallons of drink and mountains of fine food.

Behind this frontage of Gerald Scarfianesque indulgence lie cheery shops selling sun cream and car hire, holiday homes and retirement villages. They are but a mask for the malls behind are empty, shops littered with sun-bleached ageing pictures of unsold dreams, façades over empty windows advertising gold for sale, speciality leather ware and unwanted digital cameras.

At night the cafes are busy and families stroll along the front, but the dark windows of the newly built apartments reveal unlet and empty properties. A drive into the surrounding landscape, rapidly becoming an urban sprawl, reveals handwritten for sale signs, half-finished buildings with the dust of ages forming on their uncovered skeletons. Weeds grow around bleached signs advertising retirement villas that may never now be built.

Some hotel groups, perhaps more cautiously run in the past, are growing and investing like the owners of the Alexander the Great hotel, but development sites right on the seafront are surrounded by forlorn decaying hoardings carrying sun faded images of turquoise pools, advertisements for never to be built spas whilst some hotels operate with loans that can never now be serviced.

The local television is filled with solemn faces talking about new insolvency laws as Eurocrats dictate terms for the slow crisis recovery the island struggles to achieve.

Courtyard by Marriott announces expansion of brand in Scotland with new Edinburgh Hotel

Following the launch of Courtyard by Marriott’s new European design concept at Courtyard Aberdeen Airport Hotel last year, Marriott International, Inc. has announced plans to open a second Courtyard branded hotel in Scotland in early 2016. Located in the centre of Edinburgh, Courtyard by Marriott Edinburgh Hotel will offer business and leisure travellers a refreshing hotel experience with contemporary and efficient design to ensure convenience and productivity throughout the entire guest stay. The hotel will occupy a listed building comprised of three adjoining Georgian townhouses, one of which was home to Robert Stevenson, a famous Scottish civil engineer and the grandfather of Robert Louis Stevenson, the author of the 1881 novel “Treasure Island”. This historic building and its impressive façade will finally be restored after many years of standing empty. Behind this will sit a new building to accommodate the rest of the hotel.

IHG Signs Crowne Plaza® Hotel in Medellin

InterContinental Hotels Group (IHG) announces the signing of a new-build, 199-room Crowne Plaza® hotel in Medellin, Colombia. The hotel will be located in Medellin’s upscale “El Poblado” neighbourhood, occupying one of two towers in the Palmanova luxury, mixed-use development and connected to the Palma Real Multiplaza. This will be IHG’s third property in Medellin, joining the InterContinental® Medellin and the Holiday Inn Express® Medellin.Slated to open in 2018, the Crowne Plaza Medellin hotel is owned by Grupo Contempo S.A.S., which also owns the Holiday Inn Express Bogota. Grupo Contempo plans to develop several other IHG-branded hotels, including three Holiday Inn Express hotels expected to open by 2015 in Bogotá’s Zona Financiera, Cartagena and Barranquilla.

Beaumont Hotel, Mayfair

I look at hotels so much that I get a bit jaded, and it takes a great interior to raise my spirits. I can go for ages and not see something that makes my heart leap, but at the end of 2014 two came along at once – a bit like London buses. The first of these was in the Cotswolds, the delightful Kings Head which I was invited to stay in on their soft opening to create a Review. The Beaumont was the second delight, a rich dark decadent chocolate of an hotel to be enjoyed slowly.

The hotel was presented as being transatlantic, capturing the feel of an ocean liner. Strangely this pr puff line had been used for the decidedly industrial, more cross-channel ferry than liner Mondrian, so I went with some suspicion for my visit to the Beaumont. In this case it was not hyperbole but a true description of a gorgeous interior created by long experienced hotel specialist Richmond Design. Unlike the touch of the tyros at the Mondrian, here the design was deft, luxurious and absolutely delightful in its use of wood veneers, panelling by the same company I worked with in creating the timber panelled spaces at the Celtic Manor.
Richly decorated, hardly any grey in sight, the interiors delight at every turn. This isn’t just some brassy statement on entry but a continuing cornucopia of delights as every room exhibited the same attention to detail, visual richness and classy comfort. This may be Corbin and Kings first hotel, but let’s hope the team they have put together are used to extend their empire if the hotels are all going to be of this quality.

The building used to be an Avis car rental business and before that the parking garage for Selfridges. It sits in Brown Hart Gardens at the north end of Mayfair, just a brief walk off Oxford and Bond Streets. The square is discreet, quiet and gardened, the garden in the centre hosting an architecturally subtle and interesting café. The building is at ease with its neighbours and has been given a not too subtle architectural signature by use of an Anthony Gormley ‘cubist’ figure to make an external statement out of an internal suite.

International tourism on track to end 2014 with record numbers

Between January and October 2014, the volume of international tourists (overnight visitors) reached 978 million, 45 million more than in the same period of 2013. With an increase of 4.7%, international tourism continues to grow well above the long-term trend projected by UNWTO for the period 2010-2020 (+3.8%), and is set to end the year at over 1.1 billion.By region, the strongest growth was registered in the Americas (+8%), followed by Asia and the Pacific (+5%) and Europe (+4%). By subregion, North America (+9%) and South Asia (+8%) were the star performers, as well as Southern and Mediterranean Europe, North-East Asia and Northern Europe (all +7%).

“In view of this trend, international tourism is set to end 2014 with record numbers”, said UNWTO Secretary-General, Taleb Rifai. “These are remarkable results considering that different parts of the world continue to face significant geopolitical and health challenges, while the global economic recovery remains rather fragile and uneven”, he added.

“More importantly, we see a growing political commitment to the tourism sector in many countries. This is encouraging, not in the least because tourism is one of the sectors that is best able to deliver on employment at a moment when job creation need to be a priority to all”, he added.

The Americas: the best results of the last decade
The Americas (+8%) led growth during the first ten months of 2014, rebounding significantly on last year’s subdued results. This is the region’s best performance since 2004, when international tourism also rebounded strongly, following the 2003 SARS outbreak. All subregions – North America, the Caribbean, Central America and South America –doubled the growth rates of 2013, with particularly positive results in North America in view of the extraordinary performance of Mexico and the United States.

International arrivals in Asia and the Pacific increased by 5% (through October), consolidating the region’s growth trend of recent years. The best results came from South Asia (+8%), led by India (+7%), and from North-East Asia (+7%) where major destinations such as Japan and the Republic of Korea registered double-digit growth. Arrivals in Oceania grew by 6% owing mostly to the increase of arrivals in Australia and New Zealand. In South-East Asia (+2%), growth slowed down compared to 2012 and 2013 as a result of the decline in arrivals registered in Thailand.

Europe, the most visited region in the world, posted a 4% increase in international tourist arrivals through October, with strong results in Northern Europe and in Southern Mediterranean Europe (both +7%), where established destinations such as Greece, Portugal, Spain and Malta recorded robust growth. International tourism grew at a more modest pace in Western Europe (+2%) and was stagnant in Central and Eastern Europe (0%), in stark contrast with the last three years, during which arrivals grew at an average of 8% a year.

International tourist arrivals in the Middle East are estimated to be up by 4% (in the first ten months of 2014), rebounding on the declines registered since 2011. All destinations in the region with data available report positive growth, with Egypt, Jordan, Lebanon and Saudi Arabia all substantially improving their performance as compared to 2013.

Africa’s international tourist numbers grew by 3% (through October) with North Africa consolidating its recovery (+2%). Subsaharan Africa’s arrivals were up by 3% despite the challenges of the Ebola Disease Outbreak in a few West African countries. Data for Africa and the Middle East, nonetheless, should be read with caution as it is based on limited and volatile data for these regions.

The newly renovated hotel features 410 fully redesigned guestrooms, including 22 suites; three new food and beverage outlets, including a new destination restaurant; and the addition of 1,600 square feet of flexible meeting and event space. The renovation of Le Méridien New Orleans is taking place in two phases, with the first round completion including the full-scale renovation of all 410 guestrooms and respective corridors. Travelodge has announced it has secured three new hotel sites in a pioneering partnership with Local Authorities.New Travelodge hotels will be built as part of regeneration schemes with Cherwell District Council at Bicester, Breckland Council at Thetford and with Reigate & Banstead Borough Council at Redhill.

These new developments, which join the Travelodge portfolio of 516 hotels, represent an investment of £11.5 million and are expected to create 50 new jobs.

The deals are the first results from Travelodge’s drive to help local authorities make use of their local assets and regenerate local communities. Hotels in the programme are built on surplus local authority land, with the funding provided either through the council’s internal resources or via low-cost funding from the Public Works Loan Board or third-party resources.

Upon completion of the hotel development, local authorities then have the choice of either retaining ownership of the hotel and using the rental income from Travelodge to support the funding or selling the hotel with Travelodge as its operator and retaining the development profits for the benefit of local communities.

Development Details

Bicester
The need for a great value hotel in the heart of Bicester is clear, with the town of Bicester having been chosen as the site for the Government’s new garden city and with a new railway station in the pipeline. The new Travelodge will be part of Cherwell District Council’s regeneration of the Franklin’s Yard area of the town centre, through a 53-room Travelodge hotel, a new library, Council office space and a number of retail units. Work is expected to be completed by summer 2015.

Councillor Norman Bolster, Cherwell District Council’s lead member for Economy and Estates commented:

“Not only will this scheme bring jobs, boost the economy and provide essential community facilities, the addition of the hotel and restaurants will continue to rejuvenate the town outside of office hours, bringing greater activity and vitality.”

Thetford
In Thetford, Travelodge has exchanged contracts with Breckland Council for a 62-room hotel on Bridge Street, in the heart of the town. Alongside the Travelodge there will be a three-screen cinema and five restaurant units. Work is programmed to start around summer 2015.

Councillor Michael Wassell, Leader of Breckland Council, said: “The development of Thetford’s riverside area, including the brand new hotel, will support the town’s regeneration and enhance the facilities available to both residents and visitors to Thetford, Breckland and wider-Norfolk. Alongside the Travelodge there will be a new cinema and retail and leisure space, which will bring job opportunities and boost the local economy, so I am delighted that this project will soon get underway”.

Redhill
In the Surrey town of Redhill, Reigate & Banstead Borough Council will support the construction of a new 68-room Travelodge hotel with Bar Café, as part of a wider scheme including the creation of a new Sainsbury’s store.

The hotel will be part of a redevelopment of the Warwick Quadrant, which is situated in the heart of the town and includes expansion of the existing supermarket, a new gym and improvements to the entrance of the Council’s Harlequin Theatre.

Councillor Natalie Bramhall, Executive Member for Property and Regeneration at Reigate & Banstead Council, said: “The Borough Council is committed to maximising our assets to move forward the regeneration of Redhill town centre. Our investment in the new hotel will ensure this important element of the development can go ahead. We are confident that we will get a good return on our investment through the ongoing rental income and the increase in the value of the site in the longer term.”

Dublin set for hotel growth as Ireland’s recovery continues

With Dublin’s economic recovery well under way the city is now offering exciting opportunities for hotel developers, particularly in the luxury and economy sectors, according to a new report from global hotel consultancy HVS London.Hotel values continue to rise in Dublin as investment gains momentum. This year saw nine hotels with a value of over €7.5 million gaining new owners compared with just two sales at that level in 2012.

Furthermore, the average room value of Dublin’s hotels rose by 6.6% in 2013 to €179,400 with values expected to rise further to €212,000 by 2018.

Ireland’s hotel sector experienced five years of RevPAR (revenue per available room) decline following the country’s demise into recession in 2008 when banks stopped lending and development ground to a halt. A series of measures, including an EU bailout package, has helped the Irish economy return to growth.

After declining by an average of 3.4%, average rates at the city’s hotels have grown 4-7% over the past three years with market-wide average rate growth of 7-8% anticipated for 2014, and a rise of 3% forecast for 2015.

Dublin currently has over 200 hotels, with almost 21,000 rooms, the majority of which are in the upscale (32%) and upper midscale (31%) segments. Average daily rate (ADR) rose by 8.4% this year to €96.19, with occupancy up 2.2% to 78.2%*.

Demand for hotel accommodation has grown slightly faster than supply over the past five years, at 1.1% and 0.6% respectively, due partly to the decline in development and hotel closures during the recession.

Visitor numbers to Dublin have been boosted by the opening of several new event venues and improved demand from the arrival of multinational corporations such as Google, Facebook and Amazon. Visitation to the city rose by 9.8% in 2013.

“Ireland’s return to growth is good news for Dublin’s hotel market although performance is currently still about 10% below previous peaks in 2006,” commented report author Arlett Oehmichen, director, HVS London.

“While we are unlikely to see a return to previous levels of room rate and occupancy, because a more cost-conscious European visitor is now coming to the city, there is still the potential for further growth and development opportunity in Dublin’s hotel market.”

With upscale properties making up a huge percentage of the city’s supply, there is only one new hotel build in the pipeline, highlighting potential opportunities for economy or luxury development.

“As developers and investors return to Dublin a supply/demand balance could be on the horizon,” added the report’s co-author Louise Fury, senior editor, HVS London.

“With a positive forecast for the Irish economy and steady increases in visitation, investment and values, Dublin seems to have become a hot spot for investors.”

Balfour Beatty reaches milestone in creation of Europe’s largest pillar-free ballroom in London

Balfour Beatty has reached an important milestone in the creation of Europe’s largest ballroom this month.It has installed the trusses that will support the roof covering a 3000m² space in the £121m prestigious hotel and residential scheme being built on the Greenwich Peninsula in London for Grove Developments, a wholly owned subsidiary of the Arora Group.

Due to their size, measuring 42m in length and weighing over 40 tonnes, each of the nine trusses, containing hundreds of welds and over 500 bolts, was lifted into place in four sections in a complex process lasting several weeks.

To reduce the installation time, supply chain partner Apex Structural Steel utilised five different workshops across the country. The project will be completed in the autumn 2015.

IHG® signs two InterContinental® Hotels in Europe

InterContinental Hotels Group (IHG®) has recently announced the signing of two InterContinental Hotels in two focus markets in Europe. InterContinental® Dublin will bring iconic luxury to Ireland, and InterContinental® Baku represents the brand’s debut in Azerbaijan. From 1 January, 2015 InterContinental Dublin will operate under a franchise agreement with Ballsbridge Hotel Limited, an affiliate of London & Regional Properties. It will be located in the former Four Seasons Hotel Dublin, one of Ireland’s top-rated hotels.

Situated in Dublin’s prestigious neighbourhood Ballsbridge, the hotel features 197 guest rooms inclusive of 58 suites, an indoor swimming pool, spa & fitness centre, two restaurants and two bars. It also boasts impressive meeting and event space with two ballrooms totalling more than 15,000 square feet (over 1,400 square meters).

Meanwhile InterContinental Baku, due to open in 2016, will operate under a franchise agreement with AZ-ORS LLC. The hotel will be managed by The Ceylan Group – owners and managers of the highly successful InterContinental® Istanbul, Turkey.

The new build hotel will include a total of 105 rooms featuring a number of junior and executive suites and one presidential suite. InterContinental Baku will be located in the heart of the Azerbaijani capital’s shopping district on BulBul Avenue and Zarifa Aliyeva Street, near the famous seaside promenade Baku Boulevard.

Scandic Hotels strengthens its position in Bergen by acquiring three additional hotels

Scandic Hotels continues to expand in the Norwegian hotel market by acquiring hotel operations in Bergen from owner Bergen Hotel Gruppen AS. Scandic will take over three hotels: Scandic Neptun, Scandic Bergen City and Scandic Strand with a total of 630 hotel rooms and some 40 conference rooms. Scandic will then operate six hotels in one of Norway’s most expansive hotel markets, which is also the second largest hotel market in Norway.The hotels have been Scandic branded since 2000 under a long-term franchise contract between Bergen Hotel Group and Scandic.

Today, the three hotels have distinct positions within the conference, leisure and business travel sectors, providing an excellent platform for future synergies and growth with good profitability. Scandic Neptun is Bergen’s most popular weekend hotel, with a focus on food, art and culture. Scandic Bergen City is one of Bergen’s largest conference hotels, and Scandic Strand is a very popular hotel among business travellers.

The seller of these hotel operations is the current franchisee, Erling Falch Monsen, who will continue as property owner of Scandic Neptun and Scandic City. The operations of the three hotels will be taken over officially by Scandic on February 1st, 2015. The transaction is conditioned upon approval by the Norwegian anti-trust authorities.

Marriott International and Aberdeen City Council Sign Major Deal for Marischal Square Hotel

Marriott International and Aberdeen City Council have today signed an agreement to deliver a brand new Residence Inn by Marriott hotel on the new Marischal Square development in the centre of Aberdeen. Work on the hotel, which is aimed at the extended-stay business and leisure markets, will begin in January 2015 and is expected to be completed by summer 2017. The 126-room Residence Inn Aberdeen is part of the multi-million pound Marischal Square project which Aberdeen City Council is developing in partnership with urban regeneration and property specialist Muse Developments. The hotel is the first Residence Inn by Marriott in the city and joins seven other Marriott International properties in Scotland including Courtyard by Marriott and Marriott hotels in the Dyce area of Aberdeen and a 107-room Residence Inn by Marriott hotel in the centre of Edinburgh.

Residence Inn by Marriott hotels are designed to meet the needs of extended-stay guests (five nights or more) and the new Marischal Square hotel will comprise 114 studios and 12 one bedroom suites – each with a fully equipped kitchen and separate areas for living and sleeping. The expansive public areas will feature a Lounge Bar, Grab and Go Market, fitness centre and business centre.

Tim Walton, Vice President International Development, Marriott International, was in Aberdeen to view the hotel site and said that he was delighted to be in a position to add Aberdeen to the list of major European cities in which Residence Inn by Marriott has a presence.

Marischal Square, which is fully funded by Aviva Investors, will deliver a vibrant new mixed-use quarter for the city and include the new Residence Inn by Marriott hotel, Grade ‘A’ office space with associated car parking, retail, cafes, restaurants and civic space, along with public access, landscaping and public realm improvements around a site once dominated by the former Aberdeen City Council headquarters building St. Nicholas House.

Chelsom celebrate another successful year at Sleep 2014

Chelsom have once again enjoyed another busy stint at Sleep celebrating what was their 8th consecutive year exhibiting at the event. This year’s stand showcased an exclusive selection of signature pieces from the latest collection, Edition 24, Chelsom’s most exciting and well received product range yet which launched in the summer.The pieces shown on the stand this year have been designed in- house by Robert and Will Chelsom and demonstrate the latest developments in LED technology along with incorporating up and coming trends in terms of the overall product design. Beautifully designed desk, table and floor lamps all used integral LED light sources allowing streamlined product heads and shades to be created ensuring the fittings were true show stoppers at Sleep. All products on display were finished in the contrasting Black Bronze and English Brass combination, a striking new addition to Chelsom’s range of colour finishes which has proved hugely popular since launching earlier this year.

One of the most talked about lighting pieces at the show was Chelsom’s dramatic custom pendant featuring a cascade of 12 oversized squirrel cage lamps exclusively available through Chelsom in the UK for the contract market. Taking inspiration from the custom Filament range, the fitting was understated in terms of design with the decorative impact coming from the striking gold tinted 100W filament lamps suspended from a Matt Black steel frame by gold twisted flex creating a magnificent centerpiece whilst providing warm ambient lighting.

Woking Town Development receives planning permission for next stage

Morgan’s Mondrian – more on the South Bank

“Location, location, location” said Mr Hilton. Morgan’s Mondrian London does certainly have that. Always I have thought that the views from the South Bank of the Thames looking north are far more interesting than those from the Embankment looking south. For years in the mid-20th Century hotels were reluctant to move into the areas south of the river. Maybe the historical use of Southwark as a dumping ground for criminals in the City, maybe the fact that London’s last gibbet was in Walworth Road, or maybe the lack of transport system South of the River contributed to this aversion. Whatever the reason, like sheep, the hotel brands flocked together in the West End. It was left to overseas chains to start developing hotels on the South Bank.Mondrian London is the latest to realise that the views from bedrooms and public areas alike can be spectacular looking north. The views of St. Paul’s from here are some of the best you’ll ever see, as looking north from here the skyline is as yet untrammelled by new architect ego-porn buildings.

The building itself is the old Sea Containers building, notable from the Thames for its spectacular graphic identity and the golden balls that decorated each corner. The building has lost most of its balls, and the glorious graphics of the sixties have been dumped in favour of some anaemic and facile typographic labelling asymmetrically arranged on top of the building. Given that one of the main tenants for the building (for the hotel only has about 40% of the space) is advertising giant Ogilvy and Mather the signage gives no-one any credit.

Similarly the entrance is also in my view a major design flaw, as the lobby is dominated by large ramp systems. To comply with regulation on slope etc. these ramps occupy most of the lobby area, robbing the hotel of otherwise commercially usable space. That they are not the only access solution was amply demonstrated by the Indigo Liverpool with its innovative stair lift solution. Mind you maybe the skate boarders from under the Hayward could move in here and bring some life into the space?

A year of diversity for Dernier & Hamlyn

2014 turned out to be an extremely busy one for Dernier & Hamlyn. It saw the London based bespoke lighting designer and manufacturer produce probably the most varied types of light fittings for the widest range of sites in its 126 year history.From beautiful chandeliers for Corbin & King’s first hotel The Beaumont and their fantastic 1920s styled Austrian café Fischer’s in Marylebone to the very atmospheric Anglo Russian restaurant Bob Bob Ricard they have worked on some really challenging projects that utilised virtually the whole gamut of its highly experienced technical, engineering and manufacturing teams’ skills.

Its royal connections were further strengthened with a recently completed programme for the Tudor chapel at The Tower of London while in complete contrast they produced ultra modern lighting for the Thames side residential development Cheval Three Quays as well as fantastic refurbished offices in the City of London.

And, continuing a long tradition, of inspired art deco influenced lighting at Claridge’s they manufactured chandeliers and table lamps for the Michelin starred Fera as well as an amazing chandelier for the hotel’s private dining room that was inspired by a fitting they originally produced back in the 1930s and painstakingly recorded in their extensive archive.

This year also marked a first in their production of a beautiful book A Source of Inspiration – highlighting some of their most inspiring fittings and photographs taken over their many years in business. The first Ace Hotel outside of the US opened in Shoreditch, London

The 265-room Ace Hotel in Shoreditch, London, is the boutique hotel’s fifth property under the Ace Hotel brand and is focused on traditional yet modern British craftsmanship. Turner & Townsend had been appointed by Atelier Ace in New York, to carry out the Project Management, Cost Management and CDM Co-ordination of the £12 million refurbishment of the former Crowne Plaza hotel.The first phase of works on the project were completed in September 2013 allowing the vast majority of the hotel to be operational (except 7th floor), including all guest rooms, lobby, cafe, restaurant, bars and flower shop. The second phase (7th floor) completed in July 2014 opening the 7th floor meeting rooms, event spaces and rooftop bar.

The team carried out intensive management of all work processes, which required a multitude of workshops for various areas and works packages, so as to ensure that the clients brief was met and the unique brand and design of Ace complemented the local area’s identity, as well as meeting the extremely demanding project delivery programme.

Turner & Townsend look forward to continuing their relationship with Atelier Ace on future projects.

Winners of the first Geberit Awards celebrate in style and take pride in what they do

The UK and Ireland’s Best Commercial Installer Team, Best Domestic Installer and the Best Apprentice are celebrating becoming winners of the Geberit Awards 2014, in association with PHAM News. Throughout 2014 Geberit has been hunting for the country’s best installers and the nominations flooded in for each of the three categories. The calibre of entries was extremely high, with installers throughout the UK and Ireland quite rightly taking a great pride in their work.

The judges of the Geberit Awards had a tough job on their hands, selecting the worthy winners, each of whom had to demonstrate why they are the best in the business, whether that be by embracing new products and techniques, by being a quick learner or by simply going above and beyond to translate the bathroom of their customers’ dreams into a reality.

The Best Commercial Installer Team Award went to J L Phillips Renewable Energy, headed up by Jason Phillips, who demonstrated outstanding teamwork when using Geberit Mapress fittings and pipes to install renewable energy systems at four poultry sites in Nottinghamshire. Working together, the team completed installation at each of the sites within two days, using more than 5,500 Geberit components in the process. “With the help of Geberit products, we achieved successful installations, finished on time and had a happy client. Winning the Geberit Award is the perfect way to round off a successful year,“ commented J L Philliips‘ Annabel Vince.

It was another large project reliant on Geberit products that won Christopher Lemons the accolade of Best Apprentice in this year’s Awards. Showing initiative and an eagerness to learn, 20-year-old Christopher took it upon himself to contact the Geberit technical team while installing a new heating system at a school, using Geberit Mapress carbon steel. “I’m always pushing to learn more and do the best I can on every job I work on,“ comments Christopher, who is in his third year of his apprenticeship with Derbyshire County Council. “I’m overwhelmed to win the Geberit Award to be honest. It will help me quite a bit in my career I should think, impressing bosses and looking really good on my CV.“

The same level of commitment and pride in his work was demonstrated by the winner of the Best Domestic Installer in the Geberit Awards, Jonathan Terry. Nominated by one of his customers who describe him as a ‘one of a kind installer‘, Jonathan heads up the installation team at Jonathan Terry Bathrooms and uses Geberit products as a matter of course when it comes to concealed parts or wall-hung applications, priding himself on always achieving a high-end finish. Justine Bullock from Taylors Etc Design, who nominated Jonathan for the Award, said: “The combination of excellent quality products and superb installation means our customers are blown away by the results.“

“I’ve always taken a great deal of pride in my work and aim for a quality finish on every job, that’s just the way I am,“ said Jonathan. “It’s nice to be recognised with the Geberit Award, particularly after being nominated by a customer, it just shows I must be doing a good job!“

Each of the Award winners drove away on new wheels, with the lease of a brand new VW Transporter Van to help them get around.

Work commences on Sunderland’s new Hilton Hotel

Sunderland’s brand-new Hilton Hotel moved a step closer, as a ground-breaking ceremony took place at the city’s Stadium Park site earlier this month.The ceremony marked the commencement of work on the development, with the 141-bed hotel set to open in the spring of 2016.

The construction period will create up to 180 jobs, along with a boost to employment within the supply chain.

Once completed the hotel, part of the world famous Hilton group, will boast a feature bar and destination restaurant, meeting spaces and private dining areas and create work for more than 100 full and part-time staff, bringing a much-needed boost to Sunderland’s economy.

Cllr Harry Trueman, Deputy Leader of Sunderland City Council, said: “It’s great to see this project get started, it is a fantastic development for Sunderland.”

“The city welcomes hundreds of thousands of visitors every year, to a wide range of major events, and new high-quality hotel provision like this will hopefully encourage more of those visitors to stay in Sunderland, providing an additional boost to the local economy.”

The hotel development is being built by North East-based Tolent Construction Limited. Its chairman, John Wood said: “We are delighted to have the opportunity to work on this very prestigious development, which will add to the ever increasing profile of Sunderland and the region.

“Our own locally-based workforce will be employed on the project and wherever possible we will resource local suppliers and subcontractors to ensure that we reinvest in the local economy.”

RPW Design completes stylish re-design for Hotel Continental Oslo

The Hotel Continental Oslo, one of Norway’s most sought after five-star hotels, has recently undergone a complete re-design.Hotel Continental Oslo is Norway’s only member of the Leading Hotels of the World Group. The hotel is over 100 years old, first opening in 1900, and has been in the same family for over four generations.

The refurbishment of the interiors comprises a sensitive re-design of the hotel’s public areas and 155 guestrooms, bringing the interiors into the 21st century whilst respecting the style of the historic property.

As Jan Wilson, Managing Director of RPW, explains “Our design bridges the gap between the much valued historic, traditional architecture and the client aspiration for a clean, contemporary and very Scandinavian concept.”

“The light palette of colours, textures and fabrics were all carefully selected to reflect this aspiration. The use of metallic, silver and pearl tones gives the interiors the lightness so necessary in dark northern latitudes whilst also creating a sense of tranquillity and warmth.”

This concept has been continued through to the public areas with the addition of yellow and gold feature fabrics and wall finishes on a light pearl palette whose elements complement the stylish grandeur of the building. The design also makes use of the Continental’s existing collection of antique furniture and art that has been acquired through the generations of owners.

“The hotel has been the venue of choice for important events in so many Norwegian lives since 1900 and we were keen to ensure that our design and choice of materials reflected the gravitas of the spaces and their use” adds Elizabeth Lane, Director or Projects at RPW.

New Spa Development at Staffordshire’s Three Horseshoes Inn & Country Hotel

The Three Horseshoes Inn & Country Hotel in Blackshaw Moor, Leek, on the edge of the Staffordshire Peak District, will be opening an innovative new spa, The Mill Wheel Spa, in spring 2015. The Three Horseshoes in Blackshaw Moor was granted planning permission last October to build a substantial extension to the premises which would provide 222 square metre spa facilities, an entrance canopy and five hot tubs outside bedrooms making The Mill Wheel Spa a true destination spa.

Director Steve Kirk says of the development:
“The new building is being constructed adjacent to our present building. We have been working on the project since February 2014 and work will be complete March 2015. It will be a unique spa with lots of equipment and innovations. These are exciting times for the business and this will also bring in more leisure guests and attract more weddings. This will also help with tourism in the Staffordshire Moorlands. We will also be helping local businesses as local contractors have been employed in the construction scheme.”

The project has received help from Staffordshire Moorlands MP Karen Bradley, leader of the district council Sybil Ralphs and Stoke-on-Trent City Council.

Mrs Bradley said: “One of the best things about being an MP is being able to use my connections to benefit constituents and local businesses, and I’m really pleased that I’ve been able to help in this way. “It’s great news that The Three Horseshoes has been awarded money from the Stoke-on-Trent and Staffordshire Growth Fund as it will create jobs and bring tourism to Blackshaw Moor. I know that the new spa will be a huge success and I hope to be among the first visitors when it’s complete!”

Brintons archive helps transform The Lyceum Theatre

Built in 1879 to a traditional proscenium arch design, the Lyceum is the only surviving theatre outside London designed by the famous theatre architect W.G.R. Sprague and the last example of an Edwardian auditorium in Sheffield. The grade II Listed theatre has 1068 seats and is part of the Sheffield Theatres complex with the neighbouring Crucible Theatre and the Crucible Studio. The building has changed ownership many times over the years, being used variously as a rock concert venue and a bingo hall. By the 1980s, the interior was in a state of disrepair. Two local businessmen bought the theatre in 1985, with financial support from Sheffield City Council, and between 1988 and 1990 the Lyceum was completely restored at a cost of £12 million. The theatre now serves as a venue for touring West End productions and operas as well as locally produced shows.

The Theatre closed its doors in July 2014 to undergo a £1.9 million refurbishment, thanks to funding from Arts Council England, Sheffield City Council, several trusts and foundations, the local business community and theatre audiences. Over the ten-week project, the Lyceum was transformed, creating a more comfortable experience for audiences and significantly improving the technical and operational equipment. Brintons worked with John Bates, Sheffield Theatres Trust, Buildings Manager and Johnson Wright ltd to identify a carpet that would marry both the original part of the building with the newer extension. A design from Brintons archive was chosen and the inspiration was taken from the original artwork of Japanese Shin Bijutsukai dating back to 1896. Brintons Designer Jane Bradley-Bain then recoloured the archive design using a warm and tonal colour palette, which complemented the new interior colour scheme at the theatre.

John Bates Sheffield Theatres Trust – Buildings Manager said “Brintons’ expertise in design resulted in us having a carpet that truly compliments the theatres architecture. It was planned and installed to a first class standard by Johnson Wright flooring Ltd. The project has been a great success and we give our thanks to the team involved.”

ARTIC expands US hotel portfolio with acquisition of The Manhattan at Times Square Hotel in New York

The creative team was presented with a 2014 Gold Key Award in the “So Cool” category for their design of the Hotel-Kompetenz-Zentrum (HKZ), or centre for hotel design excellence, in Oberschleißheim near Munich. The prize was bestowed for the team’s innovative transformation of over 1000m² of floor space into HKZ, a curated gallery of ideas for hotel design from which professionals such as hotel developers, operators and managers can “shop” amongst diverse concepts and test a range of products for guestrooms, corridors, and public areas. In addition to spaceplanning the overall flow and coordination of the permanent exhibition, JOI-Design developed each space’s design from concept through to installation. The gallery floor reveals eleven diverse guestroom scenarios ranging from a comfortable three-star setting to an opulent five-star suite, as well as a large reception area plus a working bar and café.

The ability to compare so many different set-ups side-by-side helps hoteliers discover what is best for their own properties. An extensive library of materials enables an array of patterns, palettes and innovations in carpeting, wallpaper, tiles, etc… to not only be seen and touched, but to be instantly trialled in situ whilst exploring a wealth of combinations. This mix of diversity and ease guarantees an optimal decision-making method for investors, operators and hoteliers.

Finest Interior Award
The Finest Interior Award competition was launched this year by Danish furnishing company
BoConcept to recognise creativity in planning and implementing new or revitalised designs. During the inaugural ceremony at the Royal Danish Embassy in Berlin, JOI-Design was honoured with the “Restaurant, Bar and Lounge” and “Floor Architecture” awards for their stylish modernisation of the JW Marriott Cannes.

JOI-Design was charged with re-establishing this hotel’s reputation as the place to see and be seen amongst the international jet-set in this glamorous destination. Located on the famed Promenade de la Croisette, the site is the former home of the Palais des Festivals, which was originally constructed in 1949 to host the Cannes International Film Festival. The clean lines of the current building’s 1980s architecture have been carried into the new interior design. Tasteful elegance is expressed through pure materials, expert craftsmanship, refined details, intriguing finishes and an understated palette of greys, chocolate, charcoal and ivory accented with warm golden tones. The bar itself is a statement piece of sculptural curves finished in Macassar Ebony timber and burnished gold, with glass pendant lights above adding a flattering ambience. Plush white leather seating at the high-gloss Champagne tables contrasts with the dark grey marble flooring, and an adjacent wall displays am imaginatively designed wine rack feature with bottles suspended within delicate rose-gold mesh. The bar and lobby’s shared seating area opens onto an impressive five-storey “temple” of glamour, a dramatic, illuminated sculpture made from delicate gold leaves that cascade 20 metres into the centre.

The “Floor Architecture” award was bestowed for the designers’ clever use of flooring materials. Enlivened by a pattern of golden palm fronds, chocolate brown carpet defines the seating space. Inlaid bronze “meridian lines” sweep through the carpeting and the surrounding polished marble floor to strengthen the sense of connection between the areas.

“Designing the JW Marriott Cannes was such a joy”, explains Corinna Kretschmar-Joehnk, comanaging director of JOI-Design. “In a locale where seeing and being seen is an activity in itself, we have shaped its atmosphere so that both the glitterati and the star-gazers will feel cared for and immersed in luxury. We are delighted that our accomplishment has been honoured with two Finest Interior Awards.”

When innovative new house builder Christian Staunskjaer decided to try and build a ultra low energy Passivhaus in The Surrey Hills, every consideration was made as to the carbon footprint of the building. From the materials used in its construction to the eventual running costs of the finished house, no stone was left unturned in search for the most energy efficient and lowest carbon options.Passivhaus sets the standard for energy performance

Passivhaus or ‘Passive House’ is the fastest growing energy performance standard in the world with 30,000 buildings realised to date with the majority of those since the turn of the century. This robust approach to building design allows the designer to minimise the ‘Heating Demand’ of the building and heat can then be recovered and circulated by a Mechanical Ventilation and Heat Recovery (MVHR) unit.

The Passivhaus standard was developed in Germany in the early 1990s by Professors Bo Adamson of Sweden and Wolfgang Feist of Germany and the first dwellings to be completed to the Passivhaus Standard were constructed in Darmstadt in 1991.

UK manufacturers combine to offer beautiful interiors

As the developer, Low Energy Developments built the 4 bedroom house to strict Passivhaus standards and designed all the interiors for the project. The lower floors of the building used Wandsworth’s Classic Collection, featuring twin switched sockets and toggle light switches, in Satin Nickel to give a contemporary feel to the living areas.

Upstairs, where the designs were more ornate, the Crystal Collection was used with toggle switches so as to show off the range of wallpapers from the UK’s Cole & Son and lighting by another UK manufacturer Jim Lawrence.

Likewise, Wandsworth’s accessories were chosen for the project as they are 100% manufactured and assembled in the UK and not imported from China like so many other options available. This ensured that the electrical accessories were sourced locally thus adding both luxury and quality to the project whist keeping the carbon footprint to a minimum.
